The 2026 figures· Indicative data
3 364€/m²

In Marignier, the average price of an apartment stands at 3 364 €/m², while a house trades at around 3 979 €/m². The municipality occupies the floor of the Arve valley, at the confluence of the Arve and the Giffre, between Bonneville and Cluses, in the Faucigny. This industrial-plain position, in a relief rising from the banks of the Arve up to the mountain pastures of the Môle, explains a stock mixing village blocks and detached houses. The apartment average covers homes of varied kinds, from the studio close to the shops to the more spacious recent flat. The gap with house prices reflects the place of the detached house in a peri-urban valley municipality, where buildable land remains constrained by the relief. These figures come from the DVF database (the French record of notarised property sales), which lists the sales actually registered with notaries. They are a municipal benchmark, to refine according to the area, the floor level and the condition of the property.

Market trends and analysis for Marignier

The Marignier market is driven by its role as a residential town of the Arve valley, backed by one of the most active industrial areas in Haute-Savoie. Demand combines precision-turning and services workers, looking for year-round housing, and households drawn by the proximity of Geneva and its cross-border job market. This twofold demand, less seasonal than in the resorts, gives the local market steady liquidity across the year.

Supply remains bounded by the relief. Buildable land is limited in a valley squeezed between the Arve and the slopes, which steers part of the activity towards flats in the village centre and towards the renovation of existing buildings. Employment pressure in the valley and the appeal of the Geneva conurbation sustain demand, in an area where the space available for building does not always keep pace with needs.

The history of Marignier

Marignier, mentioned in the Middle Ages under the name Marinicum, grew on the bank of the Giffre, at a crossroads of Faucigny valleys. The Vieux Pont, known in its present form since 1788, long remained the only crossing point of the Giffre before the railway arrived in the 19th century. Napoleon III used it on 1 September 1860 on his way to Chamonix, during the celebrations linked to the attachment of Savoy to France.

Like the rest of the Arve valley, Marignier turned after the Second World War to precision turning, the industry that machines small metal parts. The Arve valley is today one of the most dynamic industrial areas in Haute-Savoie, specialising in precision turning and advanced technologies, and Marignier is among the municipalities that host these activities.

The municipality belongs to the Faucigny-Glières community of municipalities, whose main town is Bonneville. Despite its industrial and residential growth, Marignier has kept natural areas, including the alluvial zone of the banks of the Arve and the mountain pastures of the Môle, which tower over the village and shape the municipality's landscape.

Who buys in Marignier

Marignier has 6 507 inhabitants, which makes it a valley town that is both residential and industrial, and not a resort municipality. The stock mixes detached houses, in the majority, and village blocks that multiplied with the rise of precision turning and the demand for housing for the valley's workers. Buyers fall into several profiles. Employees of the Arve industry and of services, looking for year-round housing more affordable than in the neighbouring resorts. Families drawn by the proximity of Bonneville, Cluses and the motorway corridor towards Geneva. The municipality thus offers a fairly wide range of properties, from the village home to the hamlet house backing onto the slopes.

Frequently asked questions

The average price recorded is 3 364 €/m² for an apartment and around 3 979 €/m² for a house, from the sales registered with notaries and published in the DVF database. These averages bring together properties of varied kinds, from the village home to the detached house on the slopes. The location within the valley, the floor level, the aspect and the condition of the property create gaps around these benchmarks. A valuation based on comparable properties in the same area remains the best reference.

Detached houses dominate the stock of a peri-urban valley municipality such as Marignier, and buildable land there is limited by the relief, which supports prices. Demand from families looking for a house with a plot, in an area close to the Arve employment centres and to the route into Geneva, sustains this gap. Apartments, more numerous in the village centre, often suit first-time buyers or rental investment.

The municipality lies on the Arve valley corridor, between Bonneville and Cluses, served by the A40 motorway linking Geneva to the Mont Blanc tunnel. A station on the Arve valley line serves the municipality. This crossroads position, immediately next to the precision-turning employment areas and the Geneva conurbation, is one of the drivers of its residential market.

Less than the neighbouring resorts. Marignier is first a valley town, driven by industrial employment in the Arve and by the proximity of Geneva, more than by second homes. The municipality nevertheless benefits from quick access to the Grand Massif and Chablais resorts, which can support some demand for a base, but the market remains dominated by main residences occupied year-round.

Both markets coexist. The village centre concentrates the apartments, with the shops, the station and the services, for a more liquid market and more affordable entry budgets. The slopes and the hamlets offer quieter houses, with a plot, at higher price levels. The choice depends on your use, a single-level main residence in the village or a family house further out, and on your budget.
