Market trends and analysis for Maurepas

The Maurepas market fits into the dynamic of the western Yvelines and of the Saint-Quentin-en-Yvelines conurbation. Demand comes above all from families and working households looking for a greener setting and more affordable prices than in the best-rated municipalities of the department, while staying close to the employment hubs. The weight of the detached house, inherited from the new town, steers a large share of transactions towards a family clientele attentive to floor area and to the garden.

Supply is marked by a stock relatively uniform in age, from the great building phases of the 1960s to the 1980s, which places the question of energy renovation at the heart of negotiations. Refurbished, well-rated homes stand apart from older, energy-hungry properties. The sectors close to the green spaces, the ponds and the public facilities keep steady demand, with price gaps that reflect the diversity of the districts. Any valuation gains from resting on genuinely comparable sales.

The history of Maurepas

Maurepas was first a rural village of the plaine de Versailles, whose name was borne as a title by a leading figure of the 18th century: Jean-Frédéric Phélypeaux, comte de Maurepas, secretary of State under Louis XV, then chief minister at the beginning of the reign of Louis XVI. From that long village period the municipality keeps its church and an old fabric to the north, before the town planning of the 20th century deeply changed its scale and its vocation.

The decisive turning point came in the 1960s and 1970s with the creation of the new town of Saint-Quentin-en-Yvelines, of which Maurepas became one of the municipalities. Within a few years the population grew sharply and new districts came out of the ground: housing estates, small blocks of flats, schools, public facilities and a structuring shopping centre. The municipality also gained green spaces and ponds that provide breathing room in the planned urban fabric of that period.

Today part of the Saint-Quentin-en-Yvelines conurbation, Maurepas combines that new-town legacy with a sought-after residential setting. It hosts business zones, including a commercial and economic hub to the west, and adjoins the municipality of Élancourt, where the artificial hill that forms the highest point of the Île-de-France stands. The closeness of the wooded massifs and of the main routes of the western Paris region completes the profile of the municipality.

Who buys in Maurepas

According to INSEE, the French national statistics institute, Maurepas has 20 629 inhabitants. The housing stock, largely shaped by the new town, mixes vast suburban sectors and collective blocks, with a notable share of detached houses. Main residences clearly dominate the market. Buyers are above all families and working households from the western Paris region, who often work in the Saint-Quentin-en-Yvelines employment area or commute to Paris, and who look in Maurepas for a greener setting and more contained prices than in the most sought-after municipalities of the Yvelines. First-time buyers find there a way into the residential market of the sector.

Frequently asked questions

The average price recorded is 2 900 €/m², calculated from sales registered before notaries and published in the DVF database. It is a municipal average, adding together apartments from the new town and more recent homes. The storey, the condition of the property, the aspect, the presence of outside space and the energy rating explain most of the gaps. To value a specific property, it is better to rest on comparable sales in the same district than on the municipal average alone.

The municipality combines an old village to the north, with an older fabric, and wide districts from the new town, mixing housing estates and small blocks of flats around the schools, the public facilities and the shopping centre. Some sectors offer mainly houses with gardens, others a majority of apartments. The surroundings of the ponds and of the wooded areas are particularly sought after. These housing patterns are not valued in the same way, hence the point of reasoning district by district.

Maurepas has no station on its own territory but lies close to stations on the Transilien network, which link the western Yvelines to Paris, completed by a bus network towards the Saint-Quentin-en-Yvelines hub and the neighbouring municipalities. The municipality is also well connected to the main roads of the western Paris region. That accessibility, both to the local employment areas and to Paris, ranks among the criteria that weigh on the value of property.

Yes, the detached house is well represented in Maurepas, a legacy of the housing estates developed with the new town. The apartment market also exists, in particular in the small blocks of flats, but the house with a garden remains a product much in demand among families. Price levels depend heavily on the size of the plot, on the condition of the property and on its location. A valuation suited to each type of property is therefore needed to place it correctly.

Maurepas offers an open residential setting, marked by its ponds and by the closeness of the wooded massifs and of the Élancourt hill, while staying connected to the employment areas of the western Paris region. Its prices, more contained than in the most sought-after municipalities of the Yvelines, make it an attractive way into the market for families and first-time buyers. The presence of public facilities, schools and local shops reinforces the appeal of the municipality for buyers who put quiet daily life first.
