The average price of apartments in Meyreuil stands at 4 449 €/m², based on DVF transactions actually registered with notaries. The municipality is first and foremost a land of detached houses, spread between the old village, the hamlet of Le Plan de Meyreuil and that of Le Canet, along the Arc valley. The apartment stock, more limited, is concentrated in recent developments. Floor area, the storey, the presence of outdoor space, aspect and closeness to Aix-en-Provence make the value of a property vary appreciably. This average therefore covers very different situations depending on the area.
Prices from the DVF file (Demandes de valeurs foncières, published by the DGFiP), transactions actually recorded at the notary at municipality level. Cross-referenced with the Notaires de France - INSEE indices. Learn more about our methodology.
The Meyreuil market is driven first of all by its position in the Pays d'Aix. The immediate closeness of Aix-en-Provence, an employment and university centre, feeds constant residential demand from families and working households seeking a greener setting and larger floor areas than in the city, while staying a few minutes from the centre. The population has risen sharply since the mid-2010s, which reflects this appeal. Supply nonetheless remains measured: an essentially detached-housing municipality, Meyreuil has limited land, and transactions are concentrated on resales and a few new developments.
Several factors support prices. The setting at the foot of the Sainte-Victoire mountain, the presence of three complementary centres and good road access towards Aix, Gardanne and Marseille sustain buyer interest. The conversion of the thermal power station and the development of Le Plan de Meyreuil also bring local economic activity. Conversely, the absence of a station in the municipality and dependence on the car for daily journeys, as well as the closeness of Aix with its higher values, cap price growth and keep Meyreuil below the level of its large neighbour.
Meyreuil sits above its immediate neighbour Gardanne, with which it shares the former mining basin, and at a level close to Ventabren, to the west. The municipality remains below Aix-en-Provence, the high benchmark of the Pays d'Aix, only some ten kilometres away.
The name Meyreuil recalls the memory of Caius Marius, the Roman general who defeated the Ambrones and the Teutons around 102 BC in the Arc valley, near Aix. The place appears in the records as Miroil at the end of the eleventh century, then Mairol in the twelfth, Merolio in the thirteenth, before becoming Mareuil and then Meyreuil. Around 1300, the lordship passed to the Dominicans of Aix-en-Provence, to whom the Count of Provence granted it after the treason of the local lord. In the fourteenth century, the inhabitants had raised a fortified castle overlooking the hamlet.
Confiscated for treason, this castle was given by the Count of Provence to the Dominicans of Aix, who turned it into a country retreat. During the Wars of Religion, in the sixteenth century, the Leaguers dismantled it to keep it from falling into royalist hands; only remains survive. The municipality also keeps the memory of a former parish church predating 1689. Long rural, Meyreuil had only around eight hundred inhabitants at the start of the twentieth century. In 1902, the hamlet of Le Canet counted just three houses and a grocery; villagers walked the seven kilometres to Aix to sell their crops.
The industrial turn came from the Provence coalfield. From 1953, a large thermal power station was built astride Gardanne and Meyreuil, fuelled by local coal; its chimney, 297 metres tall, was long the highest in France. Mining of the Gardanne lignite, no longer profitable, ceased for good in 2003, and the station has since been converted to biomass. Today Meyreuil is organised around three centres: the main village, Le Plan de Meyreuil with its economic role and Le Canet along the former route nationale 7. It belongs to the Aix-Marseille-Provence metropolitan authority and is seeing sustained residential growth.
Meyreuil has 6 747 inhabitants according to INSEE, the French statistics institute, a population rising markedly since the mid-2010s. The municipality is first of all residential and lived in year-round: according to INSEE, main residences make up the vast majority of the stock, and detached houses close to seven dwellings out of ten. The share of owner-occupiers is high, around two thirds of households. Buyers are mainly families and working people employed in Aix-en-Provence, in the Pays d'Aix or across the metropolitan employment area, looking for a Provençal setting, outdoor space and closeness to the Sainte-Victoire while staying a few minutes from Aix.
The average price of apartments in Meyreuil is 4 449 €/m², based on DVF transactions actually completed before notaries. This average covers appreciable gaps depending on the area, the storey, floor area, aspect, the presence of outdoor space and the condition of the property. A recent apartment in Le Plan de Meyreuil and an older home in the village do not trade at the same level, and closeness to Aix-en-Provence weighs on values.
Yes. The municipality is organised around three distinct centres: the older main village, Le Plan de Meyreuil, with its economic and retail role, and the hamlet of Le Canet, along the former route nationale 7, separated from Aix by the river Arc. Each has its own character, between village housing, detached estates and more recent zones, which explains part of the price gaps from one neighbourhood to another.
Meyreuil lies about eleven kilometres south of Aix-en-Provence, from which it is separated by the Arc valley. It is reached mainly by road, the municipality being crossed by routes linking Aix to Gardanne and to Marseille, as well as by the former route nationale 7. The motorways of the area run close by. This access to the Aix employment area is one of the drivers of residential demand.
Meyreuil is above all a municipality of detached houses, which make up, according to INSEE, close to seven dwellings out of ten. The apartment stock, more limited, is found mainly in recent developments. The benchmark price of 4 449 €/m² applies to apartments. The choice depends on budget and use: a house offers more space and outdoor room, but in a market constrained by available land and by sustained demand around Aix.
Meyreuil was part of the Provence coalfield and shares with Gardanne the Provence thermal power station, built from 1953 and long recognisable by its chimney of 297 metres. Coal mining ceased in 2003 and the site has been converted to biomass. This industrial legacy remains confined to part of the territory; most of the municipality keeps a Provençal and residential character, between hills, vines and housing estates, which supports its demand for homes.
