The Meyzieu market is that of a town of detached houses in eastern Lyon, linked to Lyon Part-Dieu by the T3 tram. With an average price of around 3 337 €/m² for an apartment and 3 928 €/m² for a house, Meyzieu sits well below Lyon while enjoying the same transport links. The other sectors, from Le Rontet to Les Balmes, often record fewer than ten annual sales: their average prices and their changes should be read as orders of magnitude, not as established trends. The history of Meyzieu

Meyzieu is a town in the east of the Lyon metropolitan area, about fifteen kilometres from the centre of Lyon. Long a farming village of the eastern plain, it grew from the 1960s onwards around estates of detached houses, then around a centre rebuilt around the town hall, the shops and the park. It counts close to 36 700 residents today.

The town is laid out in three parts. The Centre, around the town hall and the avenue de la République, concentrates the shops, the services and the flats. The north-west, from Le Rontet to Le Carreau, runs along the Grand Large lake and its leisure park, shared with Décines-Charpieu. The east and south-east are home to the Meyzieu-Jonage industrial estate, one of the main business areas of the conurbation. The T3 tram crosses the town from Lyon Part-Dieu, with the Meyzieu Gare, Meyzieu - Lycée Colonel Beltrame, Meyzieu Z.I. and Meyzieu - Les Panettes stops; the Rhônexpress calls at Meyzieu Z.I. before reaching Lyon-Saint-Exupéry airport.

The geography of prices follows that structure. Le Rontet, to the north-west, and Le Carreau, to the north, show the highest levels, carried by a sought-after fabric of detached houses. The Centre sits just above the town average. The most affordable sectors are to the east and the south, around La Jacquière and Les Plantées.

Who buys in Meyzieu

The Meyzieu market attracts families, first-time buyers and people working across the Lyon metropolitan area, who reach Part-Dieu by tram without a car. Prices, at around 3 337 €/m² for an apartment and 3 928 €/m² for a house, remain below those of Lyon while enjoying the same transport links.

Yes. A house sells at around 3 928 €/m² in Meyzieu, against 3 337 €/m² for an apartment. The town is dominated by detached houses and flats remain a minority there, which explains that gap, the reverse of what is seen in most towns.

The town average is not enough: you have to start from the price in your district, then adjust for the type of property, the floor area, the condition, the aspect and the closeness of the tram and of the Grand Large. In a town where several sectors record few sales a year, the Immover estimator draws on the actual sales closest to your address.
