Market trends and analysis for Mitry-Mory

The Mitry-Mory market has risen over time. The average apartment price went from 3 123 €/m² in 2021 to 3 348 in 2026, around 7 % over the period. The rise has not been continuous: after a high point at 3 548 €/m² in 2024, the price falls back 10,5 % over the last twelve months. With 31 apartment sales a year, Mitry-Mory is a narrow market, which follows from the structure of its stock, mostly suburban houses: apartments account for only 35,2 % of the homes in the municipality. A gap from one year to the next therefore weighs less there than an underlying trend.

Both published districts rise over five years. Mitry-le-Neuf gains 5 % and holds to within 0,4 % over twelve months, with twelve apartment sales a year and a flat series, from 3 385 €/m² in 2021 to 3 552 in 2026. Mitry-Bourg gains 8 % over five years, but with seven sales a year the movements from one year to the next are noise there and cannot be commented on. For a seller, that means the price is defended on the quality of the property and on the area, not on the state of the market at the moment. For a buyer, it means that the gap of 24 % between the two districts is the real lever on budget, ahead of the negotiating margin.

The history of Mitry-Mory

Mitry-Mory has no single centre. The municipality, 20 456 inhabitants over around 30 km² of the Seine-et-Marne, is made up of three clearly separate built-up areas. To the north, Mitry-Bourg and Mory face each other on either side of the Mitry-Compans industrial estate. To the south, about 2,5 km away, Mitry-le-Neuf is cut off from the other two by farmland, the high-speed rail line and the Francilienne orbital motorway (A104). The Bourg holds the town hall and the listed church, Mitry-le-Neuf holds 45 % of the shops, a branch town hall and the southern station. Mitry-Mory belongs to the arrondissement of Meaux and to the Roissy Pays de France inter-municipal authority, and lies around 24 kilometres from Paris as the crow flies.

In Gallo-Roman times the area carried two separate villages, Mintriacum and Mauracum, which gave Mitry and Mory. In the twelfth and thirteenth centuries, Mitry was given a leper house on the edge of the village and a Hôtel-Dieu, a medieval charitable hospital, at its centre. The church of Saint-Martin, in the Bourg, was built in the sixteenth and seventeenth centuries, then enlarged in the eighteenth. In 1630, Cardinal de Richelieu acquired the château of Bois-le-Vicomte, in the south-east of the municipality, sacked during the invasions of 1814 and 1815 and later demolished. In 1695, Louis XIV brought together the assets of the leper house and of the Hôtel-Dieu to found a hospital, where in 1698 Bossuet installed two Sisters of Charity, who ran the girls' school until 1904.

By an order of 8 March 1839, Mitry absorbed Mory and took the name Mitry-Mory: the new municipality then counted 1 478 inhabitants. The nineteenth century brought it its infrastructure. The Paris-Soissons railway line was built in 1861, the sugar works was put up in 1864, and the Villeparisis halt and the boys' school of the Bourg both date from 1883. During the First World War the municipality served as a rear base and lost seventy of its inhabitants.

The interwar years changed the nature of the municipality: the rail service set off the building of housing developments, and both Mitry-le-Neuf and les Acacias were born in that period, at a distance from the two old villages. The church of Notre-Dame-des-Saints-Anges, in Mitry-le-Neuf, was built from March 1932 and blessed in May 1933. In 1941 and 1942, under the Occupation, a large number of elected members of the municipal council were arrested and deported; at the liberation of the municipality, in September 1944, Albert Semat was elected mayor, and the town has been run by communist mayors without interruption since 1925. The ZAC des Acacias, a planned development zone created in 1992 over 24 hectares for around 400 homes and completed in 2014, brought a school group, a community centre, a care home for older people and a central park to the north of the municipality. Today, 64,4 % of the homes in Mitry-Mory are houses and 35,2 % apartments; 52,2 % of the stock dates from the years 1946 to 1990.

Who buys in Mitry-Mory

Mitry-Mory trades at 3 348 €/m² for an apartment. The municipality has 59,5 % owner-occupiers and 38,9 % tenants, 23,3 % of them in social housing, and a vacancy rate of 5,4 %, well below the department average. The buyer profile is that of families and first-time buyers from the Paris region, of people working at the Paris-Charles-de-Gaulle airport complex or in the Mitry-Compans industrial estate, and of RER B commuters: with 9 787 jobs for 8 948 working residents, the municipality offers more posts than it has inhabitants in work. Three points to know before buying. The first is that the area matters more here than elsewhere: there is a gap of 24 % between Mitry-le-Neuf and Mitry-Bourg, and the two do not depend on the same station or on the same shopping hub. The second is the gap between houses and apartments, barely 6 %: in a municipality where close to two homes in three are houses, a house is not a rare product, and the apartment, with 35,2 % of the stock, is the minority market. The third is the trend: the municipality gains 7 % over five years but falls back 10,5 % over twelve months, on only 31 apartment sales a year, a volume that calls for caution when reading annual movements.

Frequently asked questions

The average price in Mitry-Mory is 3 348 €/m² for an apartment (actual DVF transactions, notarised sales), within a range of 2 776 to 3 750 €/m² depending on the district. Property portals show asking prices, 10 to 20 % above the prices actually recorded.

Immover publishes two districts: Mitry-le-Neuf, in the south, at 3 552 €/m², and Mitry-Bourg, in the north, at 2 855 €/m². The municipality also has, in the north, the old village of Mory and the area known as les Acacias, separated from one another by the RER line, as well as the Mitry-Compans industrial estate and a wide stretch of farmland. Apartment sales there are too few to publish a reliable price per m², so those areas do not have a page of their own.

There is no station carrying that name, but two stations, in two opposite parts of the municipality. In the north, between Mory and les Acacias, the Mitry - Claye station is the terminus of one branch of RER line B, and it is also served by Transilien line K and by TER regional trains. In the south, the Villeparisis - Mitry-le-Neuf station stands on Mitry-Mory territory and is shared with the neighbouring municipality of Villeparisis, on RER line B.

Mitry-le-Neuf, in the south, at 3 552 €/m², 6 % above the municipal average. Mitry-Bourg, the historic village in the north, sits at 2 855 €/m², 15 % below that average. The gap between the two districts reaches 24 %, which is wide for a municipality of this size and is explained by two built-up areas of different history and period.

It is small: a house trades at 3 550 €/m², 6 % more than an apartment at 3 348 €/m². Houses make up 64,4 % of the homes in the municipality, so supply is plentiful. Between two properties, the condition, the plot size and the energy rating make more difference than the type of home.

Over five years, yes: the average apartment price went from 3 123 €/m² in 2021 to 3 348 in 2026, around 7 %. Over twelve months it falls back 10,5 %, after a high point reached in 2024. That movement rests on 31 apartment sales a year and needs confirmation before any conclusion is drawn from it.
