Moissy-Cramayel benefits from its position within Sénart, one of the growth hubs of the south-east of the Île-de-France region. The municipality combines a local industrial and logistics employment base, around Safran and the business parks, with access to Paris via the RER D. This twofold appeal sustains steady demand from families, who find here floor space and gardens out of reach in the inner suburbs. The rising population and the continuation of new-build programmes show that the town is still in a development phase.

Competition between recent resale properties and new builds shapes prices. The buildings delivered in recent years, which perform well on energy, sell at a high level and pull up the apartment average. The history of Moissy-Cramayel

Long known simply as Moissy, the municipality took the name Moissy-l'Évêque in the eighteenth century, as the bishops of Paris held its lordship. The neighbouring estate of Cramayel, whose château is mentioned as early as 1203, later belonged to lords who acquired rights over the village in 1643, and the parish became Moissy-Cramayel in 1772. From that period survives the pyramide de Cramayel, a 25-metre obelisk erected in 1767 and protected as a historic monument. The church of Notre-Dame-de-l'Assomption has been listed since 1926.

Until the middle of the twentieth century, Moissy remained a farming village of the Brie, with only around six hundred inhabitants in the nineteenth century. The industrial turning point came from aeronautics: in 1947, the engine maker that would become Safran Aircraft Engines set up a ground and flight test site at Villaroche, on the edge of the municipality. The site, which covers more than a hundred hectares, today assembles the civil engines of the CFM and LEAP families as well as the M88 military engine, and employs more than 5 000 people. It also houses the Safran museum.

In 1973, Moissy-Cramayel was incorporated into the Sénart new town, which brings together ten municipalities of the Seine-et-Marne and Essonne departments. The town then grew by whole neighbourhoods, housing estates and apartment complexes, around the old town centre and the valley of the ru des Hauldres. The château de Lugny, within the municipality, has housed a Thai Buddhist temple, the Wat Thammapathip, since 2000. Since 2016, Moissy-Cramayel has belonged to the Grand Paris Sud Seine-Essonne-Sénart urban community authority.

Moissy-Cramayel has 18 511 inhabitants and its population is growing, driven by the housing programmes of Sénart. The housing stock consists mostly of homes built after the 1970s: detached houses on estates, semi-detached town houses, medium-sized apartment blocks and more recent new-build schemes. The old town centre, around the church, retains a few old stone houses. Buyers are mainly families and first-time buyers from the Val-de-Marne, the Essonne or the rest of the Seine-et-Marne, looking for more space than in the inner suburbs, as well as employees of the aeronautics and logistics sectors of Sénart. The Lugny Maronniers - Résidence du Parc neighbourhood, with around 3 500 inhabitants, has been a priority urban neighbourhood since 2015.

With more than 5 000 employees, the Safran Aircraft Engines site at Villaroche is one of the main employers in the south-east of the Île-de-France region, and part of its workforce looks for housing nearby. Added to this are the business parks and logistics warehouses of Sénart. This local employment base supports demand for main residences, both for rent and for purchase.

For an estate house from the 1970s to 1990s, look at the energy performance, the condition of the roof and the windows, and the heating system, as many of these houses have never been renovated. For an apartment, the service charges, the works already voted and the possible existence of a homeowners' association for the estate deserve a careful reading. In new builds, the ten-year builder's warranty (garantie décennale) and compliance with the latest environmental regulations are points worth putting forward.
