The 2026 figures· Indicative data
1 586€/m²

In Montataire, the benchmark price stands at 1 586 €/m² for an apartment, while houses trade at around 2 315 €/m². This gap reflects the make-up of the housing stock: a large share of apartments, including post-war housing estates inherited from the industrial era such as the Martinets district, and a ring of detached houses on the heights. These values come from DVF data, the French notarised sales database, which records the transactions actually registered with notaries, not estimates from listings. They offer a benchmark at the scale of the municipality, with each property still to be assessed according to its condition, its area and its floor area.

Market trends and analysis for Montataire

The Montataire market is driven first by its position within the Paris catchment area, via the Creil hub. The prospect of improved rail links to Paris supports interest in a municipality where prices remain among the most affordable in the south of the Oise. This demand benefits mainly the houses on the heights and well-located apartments near the station. Conversely, part of the older apartment and social housing stock weighs on averages and resells more slowly, which widens price gaps between the town's districts.

In the medium term, the trajectory depends on the dynamics of the Creil urban area, the urban renewal of the post-war housing estates and improved transport links to the capital. The price gap with neighbouring residential municipalities, such as Chantilly or Gouvieux, remains considerable and fuels a spillover effect for households priced out of those markets. The energy constraints on the old working-class housing stock and the social make-up of the stock are the main points of vigilance. Montataire thus offers an affordable spillover market, sensitive to the quality of the district and to proximity to transport.

The history of Montataire

The history of Montataire goes back well before industry. As early as the 11th century, the lords of Clermont built a castle and a church there on the spur overlooking the Oise valley. Fortified in the 12th century and surrounded by ramparts, the stronghold was rebuilt in the 15th century by the Madaillan family. In May 1358, Montataire entered national history: Guillaume Calle, leader of the Jacquerie, set up his headquarters there during this great peasant revolt. The castle, long an industrial property in the 20th century, recalls that the municipality was a seigneurial and rural village well before it became a factory town.

The industrial revolution radically transformed Montataire. A factory was founded on the river in 1792, and the census of 1828 already recorded a rolling mill, a foundry, a paper mill and several mills there. The opening in 1882 of the railway line linking Creil to Beauvais accelerated growth. The site became a major steelmaking centre: in 1948, Usinor installed the first continuous cold rolling mill in Europe there and employed several thousand workers. Plants such as the Marinoni presses and the Chausson car factory completed this industrial fabric. Montataire then became a dense working-class town, shaped by its chimneys and its workers' housing estates.

This industrial growth shaped the town of today. To house the workers, vast estates were built, including the Martinets district, put up in the 1960s, which is still home to nearly a third of the population. Deindustrialisation and changes in the steel industry have since reduced the workforce, but metalworking continues in other forms. Part of the Creil urban area, Montataire combines an old centre around its castle and church, post-war housing estates from the working-class era and areas of detached houses. This diversity of urban fabric explains a property market that varies from one district to another.

Who buys in Montataire

According to INSEE, the French statistics institute, Montataire has around 14 257 inhabitants. Main residences make up more than 90 % of the housing stock, the municipality being lived in year-round with no tourism dimension. Its distinctive feature, inherited from its industrial past, is a strong presence of apartments: they account for nearly 58 % of dwellings, against around 40 % houses, an unusual proportion for a town of this size in the Oise. Social housing is substantial. Buyers are mainly local households and first-time buyers from the Creil area, as well as workers looking for affordable access to the rail line to Paris, rather than second-home owners.

Frequently asked questions

In Montataire, the benchmark price is 1 586 €/m² for an apartment and around 2 315 €/m² for a house. These amounts are based on DVF data, the sales actually signed with notaries. They reflect an average: an apartment in a post-war housing estate and a detached house on the heights can differ significantly from this base, depending on the area, the condition of the property, its floor area and its energy performance.

The town reads as a set of distinct areas. The heights, around the castle and the church, and the residential districts of detached houses offer homes with gardens, generally in greater demand. The valley floor and the post-war housing estates inherited from the industrial era, such as the Martinets, concentrate apartment blocks and social housing, at lower prices. Proximity to the station and to services weighs heavily on a district's appeal. Value gaps from one area to another are therefore marked across the municipality.

Montataire is part of the Creil urban area, whose nearby station offers direct links to Paris-Nord in around thirty minutes by regional trains, with the expected arrival of the regional express rail network. The municipality also has its own railway halt on the line to Beauvais. This accessibility to the capital and to the Creil employment hub is a major asset for workers seeking affordable homes. The road network, including the nearby A16, completes the transport links.

Unlike many municipalities, Montataire has a larger share of apartments than houses, a legacy of its working-class history. The apartment, more affordable per square metre, suits first-time buyers, small budgets and rental investment aimed at workers in the Creil area. The house, rarer and concentrated on the heights and in housing developments, targets families and trades at a higher price per square metre. The choice depends on the budget, the target area and the goal, main residence or investment.

It is a point not to overlook in a former steel town. Some land close to former sites may be affected by the industrial history of the soil, and it is wise to find out about risks and easements before a purchase, particularly on former factory sites. The local urban development plan (PLU) and the risk documents, available at the town hall, provide this information. For older apartment buildings, attention also turns to the condition of the co-ownership, the service charges and the energy performance.
