The 2026 figures· Indicative data
3 610€/m²

In Montauroux, the average price per m² for an apartment stands at 3 610 €/m². This average covers a small stock, dominated by detached houses and a few recent small blocks built on the edge of the village or towards the hamlet of La Colle Noire. Demand comes partly from residents of the Grasse and Cannes hinterland looking for a greener setting, and partly from buyers drawn by the closeness of the lake of Saint-Cassien and its water sports. The market remains marked by a strong presence of second homes, which limits the number of properties actually available to buy. The value of a property varies above all with the view, over the lake or the hills, the distance to the historic heart of the hilltop village and the condition of the building, older in the centre, more recent in the residential districts.

Market trends and analysis for Montauroux

Demand in Montauroux remains driven by the search for a Provençal setting close to the lake of Saint-Cassien, away from the land pressure of the Cannes coast. The market also benefits from the spread out of more expensive municipalities such as Grasse or Mougins, some of whose buyers turn towards the hinterland of the Pays de Fayence.

The main brake remains the scarcity of supply: the housing stock is small, largely made up of detached houses, and a significant share of properties serves as second homes, which limits the number coming to market. The average price per m² for an apartment stands at 3 610 €/m², a level held up by that imbalance between demand and the volume of available property.

The history of Montauroux

The site of Montauroux has been occupied since antiquity, with remains going back to the eighth century BC, but the municipality as it is known today took shape in the Middle Ages. In 1044 the knight Pierre d'Aurosa settled on the rocky spur that still dominates the village, charged with defending the territory on behalf of an abbey. From that period survive the chapel of Saint-Michel, dated 1054, and the chapel of Saint-Barthélemy, from the twelfth century, which preserves remarkable paintings.

Long a farming municipality, living on olive growing, fruit trees, the vine and flowers destined for the perfume industry of Grasse, Montauroux gradually reoriented its economy towards green tourism. The lake of Saint-Cassien, an artificial reservoir commissioned in 1966 with the EDF dam, and the Natura 2000 listed site of the gorges of the Haute-Siagne, made the village a base for outdoor activities, from swimming and fishing to water sports.

Perched on the first hills of the Pays de Fayence, between 150 and 400 metres above sea level, the village lies halfway between Fréjus and Grasse, served by the RD562 that joins the Esterel motorway at the Les Adrets exit. That position, away from the coast but less than 25 kilometres from the sea, partly explains the recent appeal of the municipality, whose population has grown more than sevenfold in sixty years.

Who buys in Montauroux

Montauroux has 7 183 inhabitants. The municipality attracts both families looking for a main residence in a preserved Provençal setting, often coming from Grasse, Cannes or Fréjus, and second-home buyers drawn by the lake of Saint-Cassien and the quiet of the hilltop village. The properties sought are mainly detached houses with land, the stock of flats remaining limited. A significant part of the market consists of second homes, which restricts the supply available to buyers looking for a main residence. The investor profile remains a minority, seasonal letting being concentrated mainly around the immediate surroundings of the lake.

Montauroux is served by the RD562, which links Draguignan to Grasse and gives access to the Esterel motorway at the Les Adrets exit. Fréjus is about 23 kilometres away and Cannes some thirty kilometres. There is no station in the municipality, the nearest being Les Adrets or Fréjus.

The closeness of the lake of Saint-Cassien, its water sports and its natural setting protected by the Natura 2000 site of the Haute-Siagne attract steady demand. The position halfway between the Grasse and Cannes hinterland, without coastal prices, also works in the municipality's favour.

The building stock is dominated by detached houses with a garden or land, often on the edge of the village or towards the hamlet of La Colle Noire. Flats remain a minority, concentrated mainly in the most recent schemes. The perched historic centre keeps older stone buildings, rarer on the market.

A substantial part of the stock consists of second homes, which reduces the number of properties actually put up for sale each year. It is also worth checking access and parking for properties in the perched old centre, with its narrow streets, as well as the aspect and any easements tied to the Natura 2000 site for plots on the outskirts.
