6 336€/m²

The average apartment price in Montvalezan stands at 6 336 €/m², based on DVF transactions actually registered with notaries (DVF is the French record of notarised property sales). A municipality of the upper Tarentaise, in Savoie, Montvalezan is home to the La Rosière resort, set at around 1 850 metres of altitude on a balcony site facing the valley. This mountain market is driven very largely by second homes and leisure property: resort apartments, chalets and new-build schemes trade at levels well above those of the neighbouring valleys. Demand comes from buyers of leisure homes, both French and foreign, drawn by a ski area linked to Italy and by the sunny setting. Altitude, proximity to the slopes, the view and build quality make prices vary sharply from one property to another, between the main village and the resort.

Market trends and analysis for Montvalezan

The Montvalezan market is that of an upper Tarentaise resort, an area where leisure property dominates by a wide margin. The La Rosière resort, linked to Italy by the Espace San Bernardo, supports French and international demand for second homes, hardly comparable to that of an ordinary municipality. Prices sit at a high level, driven by the scarcity of land at altitude and by the appeal of a sunny cross-border ski area.

Several factors sustain the appeal of the municipality: the quality and extent of the ski area, the resort's balcony position, and the proximity of Bourg-Saint-Maurice and the main access routes into the Tarentaise. Conversely, dependence on the ski season and the high share of second homes make the market sensitive to the tourist cycle. The value of a property here depends closely on its position relative to the slopes, its aspect and its condition.

The history of Montvalezan

Montvalezan is a former farming and livestock village of the upper Tarentaise, made up of hamlets and chalets scattered across the mountain pastures, on the heights overlooking the Isère valley. Until the 1960s, the municipality lived to the rhythm of the seasons, of haymaking and of the herds climbing towards the high-altitude pastures. The main village and its outlying hamlets are tiered along a well-exposed slope, a feature that would play a decisive role in its tourist future.

Skiing history began early in Montvalezan: as soon as 1920, young skiers founded a club, the Union sportive de Montvalezan. But it was in the early 1960s that the La Rosière resort took shape, with the construction of the first ski lift, La Poletta, brought into service on 23 December 1960. The resort then developed on the balcony site of La Rosière, at 1 850 metres, known for its sunshine and its view over the valley.

In 1985, an agreement signed between Montvalezan, Séez and the Italian resort of La Thuile linked the two sides over the Petit-Saint-Bernard pass and created a cross-border ski area, the Espace San Bernardo. This link with Italy has lastingly strengthened the appeal of La Rosière and turned Montvalezan into a fully fledged resort municipality, where the tourist economy has taken over from the original pastoral activity.

Who buys in Montvalezan

Montvalezan is a small mountain municipality of around 730 permanent inhabitants, whose activity and property market are dominated by the La Rosière resort. The housing stock is split between the traditional homes of the main village and its hamlets, and resort property made up of apartments, chalets and new-build schemes. Second homes are very largely in the majority: the municipality attracts holidaymakers and owners of leisure properties, French and foreign alike, drawn by the ski area linked to Italy. Buyers look above all for proximity to the slopes, aspect and view, criteria that weigh heavily on prices.

Frequently asked questions

The average apartment price in Montvalezan is 6 336 €/m², based on DVF transactions actually completed before notaries. This high level reflects a mountain resort market, driven largely by second homes. The value of a property varies sharply with altitude, immediate proximity to the slopes, aspect and view, between the main village and the heart of the La Rosière resort.

Montvalezan is home to the La Rosière resort, whose property market is that of a winter sports resort linked to Italy. The scarcity of building land at altitude, sustained demand for second homes and the appeal of the cross-border ski area push prices upwards, well above the valley municipalities. New leisure property and well-located chalets reach the highest values.

Montvalezan is the name of the municipality; La Rosière is the winter sports resort developed on its land, at around 1 850 metres of altitude. The property market is split between the main village and its hamlets, with more traditional housing, and the resort centre, where apartments, chalets and new-build tourist schemes are concentrated. Prices differ between these areas.

The Montvalezan market is aimed first at second-home buyers and seasonal rental investors, French and foreign, attracted by the Espace San Bernardo ski area linked to La Thuile. Permanent residents are few in a municipality of this size. Demand is concentrated on properties close to the slopes, well exposed and offering a view over the valley.

Like any winter sports resort, La Rosière and therefore Montvalezan see their activity paced by the winter season, even if summer visitor numbers are rising. This dependence on snow and on leisure buyers explains the dominant place of second homes in the housing stock. Property values remain sensitive to the quality of the ski area and to how easily the resort can be reached.
