Market trends and analysis for Nangy

The Nangy market is governed above all by its position in the cross-border area of Greater Geneva. The proximity of Annemasse and Switzerland, together with the presence of many cross-border workers, supports strong and creditworthy demand. Income earned in Swiss francs strengthens household purchasing power, while access via the A40 motorway makes commuting easier. This combination explains a high price level for a modest municipality, and a population that grew by almost 9.5 per cent between 2017 and 2023, a sign of marked residential appeal.

The second driver lies in the tension between population growth and limited supply. Nangy keeps a rural character, with about two thirds of its land devoted to farming, which restricts the space available for new housing. The detached house still dominates, but recent developments are not always enough to absorb cross-border demand. With around twenty sales a year, each transaction weighs on the average, hence the value of following the trend over several years. The momentum of the whole Arve valley provides lasting underlying support.

The history of Nangy

The name Nangy derives from a Gallo-Roman estate, Nangiacum, a sign of early settlement on this side of the Arve valley, between 415 and 530 metres of altitude. In the Middle Ages, the municipality's strategic position on a road leading to La Roche-sur-Foron encouraged the building of fortifications. The château de Boringe was built and fortified by Peter of Savoy around 1225, controlling this busy crossing. A second building, the château de Pierre, also marked the territory before being destroyed during the troubles of the Reformation, in 1589. Only a tower hidden by vegetation survives today.

Nangy's administrative history bears the mark of Savoie. Between 1780 and 1837, the municipality belonged to the province of Carouge, before being attached to the Faucigny. During the debate on the Savoyard annexation of 1860, some inhabitants signed petitions in favour of joining neighbouring Switzerland, a testimony to the village's border identity. The parish of Loëx had been merged with that of Nangy in 1803; the hamlet of Loëx finally separated in 1972. The Saint-Vincent-Diacre church and the former presbytery, converted into the town hall since 2011, are among the built landmarks of the municipality.

Long rural and mainly agricultural, Nangy underwent a clear transformation from the urbanisation of the 1970s onwards. The municipality benefits from its position in the Annemasse area and Greater Geneva, close to the Swiss border. The A40 motorway, which crosses its territory and has a seventeen-lane toll plaza there, strengthens its accessibility. The population, still modest, grew by almost 9.5 per cent between 2017 and 2023 to reach 1 771 inhabitants, while farming still occupies about two thirds of the land. This contrast between residential growth and rural character shapes today's village.

Who buys in Nangy

According to INSEE, Nangy has 1 771 inhabitants, a population that has risen markedly in recent years. The market is aimed first at working households from the cross-border area, often people employed in Geneva or Annemasse, looking for a house or a recent apartment within reasonable reach of the border. Main residences dominate the stock, largely occupied by their owners, which limits the number of properties available each year. The detached house remains in the majority, but the new developments that appeared with population growth attract first-time buyers and cross-border workers. This sustained demand, fed by Swiss incomes, keeps prices high for a municipality of this size.

Frequently asked questions

The benchmark price for an apartment in Nangy is 3 667 €/m². This figure corresponds to the average of recent sales registered in the notaries' DVF database. It reflects the municipality's place in the cross-border area of Greater Geneva, where demand is strong. The actual price of a property depends on its condition, floor area, age and location in the Arve valley, between older areas and recent developments.

The municipality lies in the cross-border area of Greater Geneva, close to Annemasse and Switzerland. Many buyers are cross-border workers whose income, earned in Swiss francs, strengthens their purchasing power. This pressure, combined with access via the A40 motorway and a limited supply of properties, pushes prices upwards. The phenomenon concerns the whole Arve valley, whose dynamic Nangy shares despite its modest size.

Yes. The A40 motorway crosses the municipality, which has a toll plaza, and puts Annemasse and the Swiss border a few minutes away by car. This accessibility is one of the main drivers of the local market, since it lets cross-border workers reach their jobs quickly. The municipality nonetheless keeps a rural character, where the car dominates for daily journeys, public transport being more limited than in the neighbouring urban centres.

The stock is still dominated by the detached house, inherited from the municipality's rural past, where farming occupies about two thirds of the land. Strong population growth in recent decades has, however, brought more recent housing schemes. You therefore find both houses with land and new or recent apartments. This diversity, at high price levels, matches demand from cross-border households looking to settle near the border.

Volume remains low, around twenty sales a year, in keeping with a municipality of fewer than two thousand inhabitants. This narrow market means a handful of transactions can move the average from one year to the next. It is therefore better to look at the trend over several years and to rely on the precise features of the property. Despite this small number of sales, cross-border demand supports values in the municipality over the long run.
