Le Mouësse occupies the east of Nevers, along the faubourg du Grand-Mouësse, the old road out of town. The area was market gardens and vineyards for a long time, as the rue des Vignes and the rue des Grands-Prés recall, before being built up as housing estates.
The district takes in La Baratte, Les Sablons, Les Courlis and Les Champs Pacaud, to the east, as well as the Nevers Est industrial estate. La Baratte and Les Courlis are classified as priority urban policy areas; only a handful of apartments are sold there each year, however, too few to publish a price for each.
On the market, Le Mouësse shows the most affordable average price in Nevers, at around 909 €/m² for an apartment, on about 14 sales a year. Its range is narrow, from 771 to 991 €/m². The district gains 17 % over five years and 8,9 % over twelve months, the best recent rise in the town.
Le Mouësse is the most affordable way into the Nevers market. Buyers there are first-time buyers on the tightest budgets and families looking for a house with land at the edge of the town. Demand is mostly for houses; apartments are rare, which explains the low transaction volume and the caution to apply to the average.
The average price in Le Mouësse is 909 €/m² for an apartment (actual DVF transactions, notarised sales), within a range of 771 to 991 €/m² depending on the building, the floor and the condition.

The district records only about 14 apartment sales a year: the market here is first of all a market for houses. At that level of volume, take the average of the last two years, at around 909 €/m², rather than the 8,9 % rise shown over twelve months.
Those two areas, classified as priority urban policy areas, together account for only a few apartment sales over two years. Publishing a price for each would mean inventing one: they are therefore attached to Le Mouësse, which adjoins them. The administrative status of a place does not create a market.
