The Nogent market is carried first of all by the constraint on land. With a surface of 2,80 km², part of it taken up by the riverbanks and the railway land, the municipality has very few free plots: new supply is limited to small urban renewal operations. Against that scarcity, demand keeps being fed by working Parisians looking for a family home less than ten kilometres from the centre of Paris, with direct access to the RER. That structural tension explains why prices hold clearly above those of the neighbouring municipalities of the Val-de-Marne.

Transport is the second driver. The Nogent - Le Perreux station, today served by the RER E, is due to take a station of Line 15 Est of the Grand Paris Express, whose opening is announced for 2031. The station district has been the subject of preparatory works since the start of the 2020s and should see its surroundings change. In the shorter term, appeal rests on assets already in place: the bois de Vincennes to the west, the banks of the Marne and their guinguette tradition, and a shopping town centre that limits daily travel.

The history of Nogent-sur-Marne

The name Nogent comes from a Celtic root meaning a new place. The village appears in the texts as early as the 6th century in the form vico novigento, then Novientus in 848. Backing onto a loop of the Marne and the bois de Vincennes, the place long lived on the vine, on fishing and on the traffic towards Paris. In the 14th century, a castle was built on the bank under the name Beauté-sur-Marne. Charles VII gave it in 1444 to Agnès Sorel, who has come down in history as the Dame de Beauté. The estate was broken up in the 17th century, but its name still survives today in the Marne-Beauté district.

The railway changed the scale of the municipality. The viaduct crossing the Marne was built between 1855 and 1856 for the line running from Paris towards the east, with more than two thousand workers on the site. Destroyed during the war of 1870, it was raised again afterwards. Parisians then came by train for the guinguettes, the riverside dance halls of the banks of the Marne, whose vogue peaked in the Belle Époque and carried on after the war, borne by the song Ah le petit vin blanc, created in 1943. In the same period, sizeable Italian immigration, coming in particular from the Piacenza area, settled around the Grande Rue and lastingly shaped the town.

In the 20th century, Nogent grew denser on a small territory of 2,80 km². Market-garden land and large properties gave way to blocks of flats, while suburban housing held on the heights and near the wood. In 1976, the municipality brought back to its own ground one of the iron and glass pavilions of the former Halles de Paris, dismantled in 1972: the pavillon Baltard, protected as a historic monument, became a concert hall and a landmark of the town. The service by the RER A, then by the RER E at the Nogent - Le Perreux station, completed the settling of the municipality into the inner residential ring east of Paris.
