The 2026 figures· Indicative data
1 464€/m²

The average price of apartments in Nogent-sur-Oise stands at 1 464 €/m², based on transactions actually registered with notaries in DVF data, the French notarised sales database. This average covers a varied stock inherited from the industrial and railway history of the Creil area: apartment buildings, homes originally built for workers, residential estates of detached houses and small, more recent condominiums. Condition, floor level, outdoor space, energy performance and closeness to Creil station and the routes to Paris make the value of a home vary significantly. One of the main municipalities of the Creil Sud Oise inter-municipal authority, Nogent-sur-Oise keeps price levels well below those of neighbouring towns such as Chantilly, while benefiting from the direct rail link to the capital, which supports steady demand from buyers and first-time purchasers.

Market trends and analysis for Nogent-sur-Oise

The Nogent-sur-Oise market remains active for a municipality of this size, with around seventy apartment sales recorded each year in DVF data. This turnover reflects the structure of the stock, marked by apartment buildings and homes for first-time buyers, and a steady flow of first-time purchasers and relocating households in the Creil area. New supply remains moderate: the municipality is already largely built up, and transactions focus on resales and renovations within the existing urban fabric.

Several factors frame this price level. The direct rail link to Paris from Creil, the presence of an industrial and logistics employment base and prices well below those of the residential municipalities in the south of the department support demand from buyers. Conversely, the industrial image of the area, competition from neighbouring municipalities and the market's sensitivity to household purchasing power limit the growth of values and explain more moderate levels than in towns such as Chantilly, a few kilometres away.

The history of Nogent-sur-Oise

The municipality was long called Nogent-les-Vierges, a name borne until 1905 in memory of two patron saints, Maure and Brigide, venerated locally and whose renown drew pilgrims for several centuries. Set on the bank of the Oise downstream from Creil, the territory long remained a small rural parish: at the end of the 18th century, Nogent had only a few hundred inhabitants.

The turning point came in the middle of the 19th century. The arrival of the railway, the establishment of a railway depot, the building of workers' districts and the development of the first industries of the Creil area transformed the municipality. The lower Oise valley, around Creil, Montataire and Nogent-sur-Oise, became a metalworking centre focused on metal processing, mechanical engineering and, in wartime, armaments. The population grew from a few hundred to several thousand inhabitants in little more than a century.

Several traces of this past remain. The Château des Rochers, built at the end of the 19th century by an English industrialist on the site of a former vineyard, was bought by the town and turned into a cultural venue. The Oise does not cross the municipality but runs along it for about one kilometre, in the business park where a commercial river port is located, a direct legacy of the industrial and logistics role of the area.

Who buys in Nogent-sur-Oise

Nogent-sur-Oise has 21 907 inhabitants, making it one of the most populous municipalities of the Creil Sud Oise inter-municipal authority. The housing stock consists mainly of main residences, with a large share of apartments inherited from working-class and railway urban development, complemented by areas of detached houses. Buyers are mainly local households, first-time buyers and people working in the Creil area or the Paris region, with neighbouring Creil station offering a direct link to Paris. Demand focuses on medium-sized apartments and townhouses, more affordable than in the residential municipalities in the south of the department.

Frequently asked questions

The average price of apartments in Nogent-sur-Oise is 1 464 €/m², based on DVF transactions actually completed with notaries. This average covers significant differences depending on the neighbourhood, condition, floor level, outdoor space, energy performance and distance to the station. A renovated apartment close to the routes to Paris and an older home needing refreshing do not sell at the same level.

Nogent-sur-Oise juxtaposes different urban fabrics inherited from its industrial and railway history: apartment buildings and homes originally built for workers near the former industrial sites, quieter residential areas of detached houses on the heights, small recent condominiums. Closeness to Creil station, shops and the roads to Paris also affects value. Renovated, well-connected properties sit at the top of the range, while older homes needing work remain more affordable.

The municipality borders Creil, whose station is a major rail hub in the south of the Oise, with direct connections to Paris and to Picardy. By car, Nogent-sur-Oise is linked to the A1 motorway and to the main roads of the Oise valley. These transport links, especially the regular journey to the capital, are one of the drivers of local property demand.

The market is mixed. The benchmark price of 1 464 €/m² relates to apartments, which make up a large part of the stock because of the municipality's working-class and railway urban development. Townhouses and detached houses, present in several neighbourhoods, sell according to their floor area, outdoor space and condition. The choice depends mainly on budget and intended use, a first-time buyer's main residence or a more spacious home.

Partly. The direct rail link from Creil and the connection to the main roads make the municipality accessible to people working in the Paris region, which supports steady demand from first-time buyers attracted by more moderate prices than in the inner Paris suburbs. The local employment base of the Creil area also feeds the market. Furnished holiday lets are subject to local rules, to be checked with the town hall before any short-term rental project.
