The Passy market remains active, driven by a dual nature: a municipality lived in year-round in the Arve valley and a second-home centre on its heights. This structure sustains a steady turnover of sales, between homes occupied by local households and high-altitude properties that change hands with holiday plans. New supply stays contained: the relief, the dispersal of hamlets and the limited availability of well-placed land concentrate transactions on resales and renovations within the existing fabric.
Several factors support this price level. The proximity of Mont Blanc, Chamonix and the large ski areas, the presence of an employment base in the Arve valley and the quality of the living environment sustain demand that goes beyond the local market alone. Conversely, the historic industrial character of the lower part, the distance from the largest resorts and an altitude that varies by area explain levels below those of the most sought-after municipalities of the massif, such as Chamonix or Megève.
Passy sits at a level close to Sallanches, its valley-floor neighbour. The municipality remains below Saint-Gervais-les-Bains, the nearby spa and ski resort, and well behind Chamonix-Mont-Blanc, the top benchmark of the massif some fifteen kilometres away.
A large municipality of the Arve valley, Passy brings together many hamlets, from the main village to Chedde, Assy, Joux and la Frasse. In the lower part, on the flat bank of the Arve, the hamlet of Chedde went through an industrial adventure from 1896: a factory created by the Société des forces motrices et usines de l'Arve, geared to heavy electrochemistry, producing chlorates, aluminium, ferroalloys and graphite. The explosive developed on site, cheddite, takes its name from the hamlet. At its peak, around 1917, the factory employed more than a thousand people and turned a rural hamlet into a working-class town.
On the heights, the Assy plateau developed after the First World War around the fight against tuberculosis. The opening of the Praz-Coutant sanatorium in 1926 paved the way for several establishments built into the 1930s, including Sancellemoz, the Roc des Fiz, Guébriant and Martel de Janville. Their architects, close to the modern movement, experimented there with reinforced concrete. At the heart of the plateau, the Notre-Dame-de-Toute-Grâce church, built between 1937 and 1946, brings together works by leading artists such as Fernand Léger, Georges Braque and Marc Chagall.
Recent history has also been built around tourism and winter sports. The family resort of Plaine-Joux, created in 1965 above the Assy plateau, benefits from a south-facing aspect and a direct panorama over Mont Blanc. Passy thus keeps a composite face: an industrial and residential lower area in the valley, a plateau marked by its hospital and architectural heritage, and heights turned towards the mountains and leisure.
Passy has 10 856 inhabitants, which makes it one of the significant municipalities of the Arve valley. Unlike the neighbouring high-altitude resorts, a large share of the housing stock consists of main residences, occupied year-round by a working population turned towards the valley, its services and its employment areas. Geneva is the nearest airport.
