Puy-Saint-Front is the medieval district of Périgueux, born around the abbey at the turn of the eleventh and twelfth centuries on the hill facing the ancient Cité. The two towns lived apart, often as rivals, until their merger in 1240. Rue Limogeanne, the main street of the conservation area, is checked here by point-in-polygon.
The Saint-Front cathedral and its domes dominate the whole, listed as UNESCO World Heritage as part of the routes of Santiago de Compostela. Rue Taillefer, rue Aubergerie, rue du Lys, rue Plantier, rue Saint-Front, rue de la République and avenue Daumesnil draw its fabric, where half-timbered houses and Renaissance mansions stand close together. The conservation area created in 1970 covers more than twenty hectares, from the pedestrian streets to the Mataguerre tower.
This is the second market in Périgueux by volume, with fifty-five apartment sales a year. The average price stands at 1 896 €/m², level with the town average, within a range of 1 483 to 2 174 €/m². The district is up 15 % over five years but down 12,7 % over the last twelve months, the sharpest annual movement in the town.
Puy-Saint-Front attracts buyers drawn by the heritage setting: older town houses, apartments under the roof timbers, divided mansions. Demand is real, and the sales volume confirms it. But it is also the most demanding district in Périgueux. The older building stock imposes constraints on works, on the building association and on the energy rating, and the rules of the conservation area govern frontages as well as joinery. Those constraints explain both the widest range in the town after Georges Pompidou and the fall of 12,7 % over twelve months, in a market where the share of properties in need of renovation weighs heavily from one year to the next.
The average price in Puy-Saint-Front is 1 896 €/m² for an apartment (actual DVF transactions, notarised sales), within a range of 1 483 to 2 174 €/m² depending on the building, the floor level and the condition.
It is the medieval district, on the hill above the left bank of the Isle, around the Saint-Front cathedral, rue Limogeanne, rue Taillefer and rue Aubergerie. Together with the ancient Cité of Vesunna, it forms the double origin of the town.
The district takes its name from the Saint-Front cathedral, itself dedicated to the first bishop of Périgueux. The correct spelling is indeed Puy-Saint-Front: it is the one used by the Grand Périgueux tourist office, by the conservation area and by works of history. The statistical label used by INSEE, the French national statistics office, carries a typo.
You should examine it closely, not be wary of it. The conservation area governs frontages and joinery, older buildings often carry works still to come, and the energy rating weighs on resale. That is what explains the wide range of the district, from 1 483 to 2 174 €/m²: a renovated property and one in need of work are not worth the same there.
In a district where the share of properties in need of renovation is large, the mix of sales from one year to the next is enough to shift the average. The fall of 12,7 % recorded over twelve months sits within a rise of 15 % over five years: it is the second figure that describes the trend.
