Market trends and analysis for Peymeinade

The Peymeinade market remains carried by its residential role and by demand for a hinterland within reach of the Côte d'Azur. The steady flow of sales recorded in the DVF data reflects a municipality where properties change hands without difficulty, fed by families and working people looking for a quieter and more affordable setting than the coast. Supply remains dominated by the stock of villas and detached houses on the hills, supplemented by apartments in the village developments.

Several factors sustain this price level. The closeness of Grasse, access to Cannes and to the Côte d'Azur area, the hillside setting and the position within the Pays de Grasse place Peymeinade among the sought-after municipalities of the hinterland. Conversely, the distance from the coast and the absence of a seafront keep prices below those of the coastal municipalities, which explains the appeal of the village for buyers who put setting and budget ahead of immediate proximity to the beaches.

The history of Peymeinade

The territory of Peymeinade long depended on the seigneury of Cabris. After the plague epidemics and the turmoil that emptied the land in the fourteenth century, Balthazar de Grasse, lord of Cabris, brought in some fifty families from the area around Menton in 1496 to repopulate the place. The population gradually resettled and, at the end of the seventeenth century, inhabitants of Cabris came down to settle below, on a small hill called la Pey-meinada, the origin of the village's name.

In 1868 Peymeinade split from Cabris to form an independent municipality. In the early twentieth century the growing of perfume flowers, in particular jasmine destined for the perfumers of Grasse, was the main local resource and shaped the landscape of terraces and crops that surrounds the village.

After 1945 Peymeinade moved towards a residential role and gradually became a suburban municipality of Grasse. Housing spread and the arrival of new residents transformed the village, which keeps its hillside setting while forming part of the Pays de Grasse urban community, between the hinterland and access to the Côte d'Azur.

Who buys in Peymeinade

Peymeinade has 8 514 inhabitants. A residential municipality of the Grasse hinterland, it mainly attracts families and working people employed in Grasse, in Cannes or in the Côte d'Azur area, looking for a quieter and greener setting than the coast. Buyers are split between households looking for a villa with land in the hills, first-time buyers targeting an apartment in a recent development, and purchasers drawn by the closeness of Grasse while staying away from coastal density. The share of detached houses steers much of the demand towards properties with outdoor space and a view. The trade-off between access to the coast, quality of life and prices below those of the shoreline supports an active residential market, oriented towards main residences.

The average apartment price in Peymeinade stands at 3 640 €/m², based on DVF transactions actually completed before notaries. This average covers gaps tied to altitude, aspect, the view over the hills, the size of the plot and the condition of the property. Peymeinade lies in the Grasse hinterland, away from the coast. It does not face the property pressure of the coastal municipalities of the Alpes-Maritimes, where second-home demand pulls prices up sharply. The village benefits instead from a hillside setting, the closeness of Grasse and access to Cannes, which makes it a more affordable alternative for living year-round.

Properties offering an open view over the hills and well-oriented outdoor space, often in the residential sectors higher up, are among the most in demand. Recent developments close to the shops and to the routes towards Grasse also appeal to buyers. Older dwellings in the village core or with a less favourable aspect offer more affordable entry prices.

The reference price of 3 640 €/m² relates to apartments, found in the developments of the village and its surroundings. The stock also includes many villas with land in the hills, sought after by families. The choice depends on the budget, the need for outdoor space and the taste for village life or for a more secluded property on the terraced slopes.

Peymeinade lies a few kilometres west of Grasse, to which it is linked by road, and some twenty kilometres from Cannes and the coast. The municipality is part of the Pays de Grasse urban community. That hinterland position, accessible while staying back from the coast, explains the appeal of the village for working people of the Côte d'Azur area.
