Market trends and analysis for Plaisir

Demography settled down after the shock of the 1960s and 1970s. The municipality has 31 811 inhabitants, up 1,25 % since 2017, and remains the seventh in the Yvelines by population. According to INSEE, the average household size has fallen from 2,59 people in 2012 to 2,42, and one third of households live alone. That loosening keeps a steady turnover: ageing owners release houses and large apartments bought when the schemes were delivered, which families take over. With around 192 transactions a year, the market provides price benchmarks in sufficient number.

The second driver lies in jobs and facilities. The retail hub of Plaisir is one of the largest in the west of the Paris region: the hypermarket and its shopping mall, opened in 1977 and extended in 1987 then in 2007, sit alongside the Mon Grand Plaisir centre, rebuilt in place of the former Sablons centre and reopened in 2020, completed by a cinema in 2021. The return of the municipality to the Saint-Quentin-en-Yvelines conurbation in 2016 tied it back to a dense employment area. Conversely, about half of the 18,68 km² of the territory remains farmland or woodland, which limits urban extensions.

The history of Plaisir

The name of the municipality comes from the Latin Placidio, recorded in the 7th century, which designates the estate of a certain Placidius, before passing through the form Pleassiacum and then ending up as Plaisir in the 17th century. The land entered the holdings of the abbey of Saint-Denis in 768, and the abbey set up a priory there. The church of Saint-Pierre was raised in the middle of the 13th century. The territory then came under the barony of Neauphle-le-Château, then under the royal domain: in 1537, the fief was given to Anne de Pisseleu. At the end of the 18th century, Plaisir had about a thousand inhabitants spread among seven hamlets, la Bretéchelle, la Boissière, le Buisson, la Chaîne, le Village, les Petits-Prés and les Gâtines.

The château keeps the trace of those centuries. Its central block was built around 1620 for Simon Le Tellier, physician and adviser to the king, and the two wings were added between 1700 and 1711 by the comte de Pontchartrain. The estate has been listed as a site since 1946. The municipality bought it on 14 December 1976 and installed there the media library as well as the music and dance conservatoire; a restoration campaign was launched in the autumn of 2024. The second turning point dates from 1862, with the arrival of the railway, coupled with the opening of a workhouse at the ferme des Petits-Prés, which later became a departmental asylum. In 1900, the population had just passed the thousand mark.

Urbanisation took place in some fifteen years. The Plaisir-Les Clayes development zone, created in 1966, provided for 7 500 dwellings, and the regional master plan of 1965, then the new town of Saint-Quentin-en-Yvelines, sped up the movement: the population rose from 3 850 inhabitants in 1962 to 21 259 in 1975. The schemes followed one another, the Mare aux Saules, Gâtines and Bataille developments, social housing of the public office at the Valibout, blocks of flats in the centre. Plaisir left the new town in 1983, giving up the Clef-de-Saint-Pierre sector to escape a programme aiming at 80 000 inhabitants, before joining the Saint-Quentin-en-Yvelines conurbation on 1 January 2016.

According to INSEE, the French national statistics institute, Plaisir has 31 811 inhabitants and 13 668 dwellings, of which 93,6 % are main residences and 1,3 % second or occasional homes. The stock brings together 64 % apartments and 35 % houses. Again according to INSEE, 55,4 % of households own their main residence and 43 % rent, with a notable share of social housing. The average household size is 2,42 people, against 2,59 in 2012, and 33,2 % of households live alone. Buyers are above all families from the Saint-Quentin-en-Yvelines employment area and from the west of the Paris region, along with households already settled who move from an apartment to a house without leaving the municipality.
