The 2026 figures· Indicative data
2 318€/m²

The average apartment price in Pont-Évêque stands at 2 318 €/m², based on DVF data, the French notarised sales database, covering transactions actually registered with notaries. The housing stock consists mainly of detached houses, whose average price comes out at 3 094 €/m² from the same source. This predominance of detached housing reflects the suburban nature of the municipality, which stretches along the Gère valley east of Vienne. Apartments are concentrated in a few small buildings near the centre and along the roads towards the conurbation. The size of the plot, the aspect on the hillsides and the distance to Vienne cause the value of a property to vary appreciably. The market remains narrow, with just over thirty sales a year across all property types.

Market trends and analysis for Pont-Évêque

The Pont-Évêque market closely follows that of the suburban ring around Vienne, with a limited annual volume and a clear predominance of houses. Demand comes mainly from families looking for an affordable detached house within reasonable distance of Vienne and the Lyon area, in a sector that commands higher values than the municipalities further up the Gère valley. The scarcity of apartments limits direct comparison between segments.

Several factors sustain this price level. Proximity to Vienne and its services, quick access to the A7 and the position at the entrance to the valley make the municipality attractive to working people commuting northwards. Conversely, the age of part of the housing inherited from the industrial past of the Gère and the scarcity of available land weigh on supply. Momentum therefore remains driven by residential demand rather than by a flow of new construction.

average €/m²

Pont-Évêque sits below the municipalities of Lyon's southern suburbs, which are more sought after and better served by transport. The most telling comparison is with the residential overflow municipalities of the southern Lyon area and the Rhône corridor, where price levels are most often higher.

The history of Pont-Évêque

Pont-Évêque owes its name to the bridge built over the Gère and to the long-standing presence of the archbishops of Vienne, who held rights over this crossing. The river, short but with a steady flow, long powered mills and workshops, before becoming the resource of the first textile factories set up in the lower valley in the nineteenth century.

The Gère valley, between Pont-Évêque and Vienne, formed one of the cloth-making centres of the Dauphiné. Weaving and dyeing mills lined the water's edge, employing a workforce drawn from the surrounding countryside and, later, from immigration. The decline of this industry during the twentieth century left brownfield sites and workers' housing that the municipality and the inter-municipal authority have gradually converted.

Part of Vienne Condrieu Agglomération, Pont-Évêque has followed the path of the suburban municipalities of the Rhône valley: growth of detached housing estates from the 1970s, arrival of households working in Vienne or in the Lyon area, and the survival of a town centre around the church and local shops. The municipality now has 6 213 inhabitants.

Who buys in Pont-Évêque

Pont-Évêque has 6 213 inhabitants. The municipality belongs to Vienne Condrieu Agglomération and largely functions as a residential extension of Vienne, a few kilometres away. The housing stock is mostly made up of houses, with a high share of owner-occupiers and housing estates built mainly after 1970. Buyers are mostly families working in Vienne, in the Rhône valley or in the Lyon metropolitan area further north, looking for a detached house with a garden at a lower price than in the heart of Vienne. The few apartments available are aimed rather at first-time buyers and households at the start of their housing path.

Frequently asked questions

The average apartment price in Pont-Évêque is 2 318 €/m², based on DVF transactions actually completed before notaries. Houses, which make up most of the stock, come out at an average of 3 094 €/m² from the same source. These averages hide variations depending on the condition of the property, the size of the plot and proximity to the centre or to the roads towards Vienne.

The market is clearly dominated by detached houses, typical of the suburban housing estates built since the 1970s on the hillsides of the Gère valley. Apartments remain a minority and are found mainly in small buildings near the town centre or along the roads leading to Vienne. This structure explains why houses sell at a higher price than apartments.

Pont-Évêque borders Vienne to the east, at the entrance to the Gère valley, only a few kilometres from the historic centre and the railway station. This proximity makes it a residential overflow municipality for working people employed in Vienne or commuting to Lyon by train and via the nearby A7 motorway. The Gère river forms the geographical link between the two municipalities.

The municipality is modest in size and its housing stock changes little from one year to the next, with just over thirty sales a year across all property types. The low turnover reflects the high share of owner-occupiers, settled in their houses for the long term. New supply is limited to a few housing estates and resales, which makes each property put on the market fairly visible.

For a house, the size and orientation of the plot, the general condition, the presence of a garage and the view over the valley matter most. For an apartment, the floor, energy performance and the distance to the centre and shops count for more. Proximity to Vienne and road access towards Lyon remain a common criterion across all segments of the local market.
