The 2026 figures· Indicative data
3 275€/m²

In Port-Vendres, the average apartment price comes out at 3 275 €/m², on the basis of DVF transactions actually registered with notaries (DVF is the French record of notarised property sales). The municipality is organised around its deep bay, between the quays of the fishing port, the compact centre and the hills that climb towards the Albères and the Côte Vermeille. This topography explains a wide spread of values: an apartment with a view over the bay or close to the harbour does not compare with a dwelling higher up or away from the centre. Aspect, floor level, sea view and the condition of the property weigh heavily. Demand, fed by local buyers from the Perpignan area and by second-home purchasers drawn to the Côte Vermeille, is exerted on a stock constrained by the relief and by the scarcity of land.

Market trends and analysis for Port-Vendres

The Port-Vendres market stays active for a municipality of this size, with a steady flow of apartment sales in the DVF data. Demand combines local buyers and second-home purchasers drawn to the Côte Vermeille. The relief, which encloses the bay between sea and hills, and the protected status of part of the coastline limit buildable land: transactions therefore mainly involve resales and renovations within the existing fabric of the centre and the heights.

Several factors support this price level. The scarcity of a port of this kind on the Roussillon coast, the closeness of Collioure and Banyuls, the Vauban heritage and the appeal of the terraced vineyard sustain a demand that goes beyond the Perpignan area alone. Conversely, the distance from the major employment hubs and the seasonality of part of the activity temper the rise and keep Port-Vendres below the most sought-after municipalities of the Côte Vermeille.

The history of Port-Vendres

Port-Vendres occupies one of the rare natural shelters on the Roussillon coast, a deep bay that made it a harbour site as early as antiquity. Tradition attributes its first installations to the Mediterranean sailors who used this anchorage on the route linking Gaul to Spain. That role as a maritime port of call spanned the centuries, well before the municipality was officially created in 1823, splitting off from Collioure.

After the Treaty of the Pyrenees of 1659, which fixed the border with Spain, Vauban took an interest in the bay and proposed fortifying it. The plan was only partly adopted, but defensive works were built, today inscribed on the Unesco World Heritage list as part of the fortifications of Vauban. At the centre of the harbour, the obelisk, whose construction began in 1780 under the architect Charles de Wailly, celebrates the alliance between France and the American insurgents.

Port-Vendres developed in the nineteenth and twentieth centuries as a trading and fishing port, notably oriented towards North Africa, then as a port of call for Mediterranean fishing. The fish market continues to sustain a maritime tradition, around the Collioure anchovy, sardines and rockfish. On the Côte Vermeille, whose red rocks give the coastline its name, the municipality keeps its character as a working port amid the terraced vineyards.

Who buys in Port-Vendres

Port-Vendres has 4 018 inhabitants. A fishing port on the Côte Vermeille, the municipality combines a local population attached to maritime life with a share of second homes linked to the tourist appeal of the coast. Buyers are split between households from the Perpignan area looking for a home by the sea, retirees drawn by the climate and the setting, and purchasers of a base on the Côte Vermeille. Apartments with a view over the bay or close to the harbour attract the keenest demand, while properties higher up or in need of renovation offer more affordable entry points in a market where the relief severely limits the scope for new building.

Frequently asked questions

The average apartment price in Port-Vendres is 3 275 €/m², based on DVF transactions actually completed before notaries. This average covers wide gaps depending on the view over the bay, proximity to the harbour, the aspect and the floor level. A renovated apartment with a sea view and an older dwelling higher up do not trade at the same level.

Yes, clearly. Port-Vendres, a working port on a deep bay, remains more affordable than its immediate neighbour Collioure, which is highly rated. That difference attracts buyers who want the setting of the Côte Vermeille and closeness to the sea on a more measured budget, while enjoying the life of a genuine fishing port.

Port-Vendres lies on the Côte Vermeille, in the Pyrénées-Orientales, less than thirty kilometres from Perpignan. The municipality is served by its own station, on the coastal line linking Perpignan to Cerbère and the Spanish border, and by the coast road that connects Collioure to Banyuls-sur-Mer. Perpignan and its airport are the main regional gateways.

Partly. The appeal of the Côte Vermeille sustains demand for second homes and holiday bases, alongside a local population attached to the port. Maritime life, more present than in Collioure, nevertheless gives the municipality the character of a year-round town. Furnished tourist lettings are subject to local rules to be checked with the town hall before any seasonal rental project.

The reference price of 3 275 €/m² relates to apartments, which dominate the centre and the heights overlooking the bay. Houses, rarer because of the relief and the constrained land supply, appeal to buyers looking for space and outdoor room. The choice depends on the intended use and on how much weight is given to the sea view.
