Market trends and analysis for Puteaux

The Puteaux market is driven first of all by employment. The business district of La Défense, part of which lies within the municipality, alone concentrates more than one hundred thousand employees recorded on municipal territory and feeds permanent demand for homes a few minutes from the office. The population remains stable, with a slight erosion of 0,2 % a year between 2017 and 2023 according to INSEE, in an already very dense fabric, close to 13 800 inhabitants per square kilometre. The volume of trade follows that pace, around 484 apartment sales a year, which makes the municipal average representative.

New supply is the second driver. The eco-district of Les Bergères, launched in 2016 on the former roundabout of the same name, brought in several hundred homes five hundred metres from the business district and lifted the average level of that sector. Conversely, the share of social housing, 28,3 % of main residences according to INSEE, mechanically limits the stock of properties sold on the open market. With available land almost exhausted, future changes will depend above all on urban renewal schemes and on the pace of turnover in the older stock.

The history of Puteaux

The name Puteaux appears as early as 1113 in the Latin form puteoli, which refers to the wells and the damp ground of the banks of the Seine. In 1148, Abbot Suger, then at the head of Saint-Denis, signed the deed founding the farming estate of Putiauz on the south-facing slope. The village long depended on the parish of Suresnes and gained religious autonomy only in 1717. The law of 14 December 1789 turned the parish into a municipality, and Guillaume Nezot became its first mayor on 7 February 1790. Until the 19th century, Puteaux lived on vines, market gardening and the river.

Industry arrived in 1824 with the Lorilleux ink works, the first factory in the municipality. The arrival of the Paris to Versailles railway in 1839, then the creation of the arsenal in 1866, sped up the transformation. From the 1880s, the car industry made Puteaux a major production site: De Dion-Bouton settled on the quai National, since renamed quai De Dion-Bouton, and employed close to 3 500 people there in 1910. Aviation, rubber and perfumery rounded out this fabric until the 1920s. The working population occupied dense districts, and urban development reached the île de Puteaux, between the two arms of the Seine.

The turning point came from 1958: the EPAD was created to develop La Défense, a large part of which lies on the territory of Puteaux, and the CNIT opened the same year. The factories closed one after another, replaced by office towers, then by the Grande Arche opened in 1989. The attachment to the department of the Hauts-de-Seine, decided in 1964 and effective in 1968, completed the redrawing of the administrative framework. That history explains the shape of the town today: a tight old centre around the church and the market, residential districts such as Les Bergères or Bellini, and a frontage of towers on the Esplanade side.

Puteaux has 44 002 inhabitants according to INSEE. Its housing stock is almost exclusively collective: 96,3 % apartments against 2,2 % houses, for about 21 780 main residences, close to 88 % of dwellings. Tenants are in the majority, with 59,6 % of main residences, against 38,4 % owners. The municipality also stands out for the share of managers and higher intellectual professions, 38,1 % of the population aged 15 and over, and for a high level of qualification, 60,5 % of higher education graduates. Buyers are mainly working people employed in the business district or in Paris, along with investors drawn by continuous rental demand.

Check nevertheless the actual amount of the property tax on the home you are targeting, on its tax notice, since the cadastral rental value varies from one dwelling to another.

In practice, the question hardly arises. According to INSEE, houses account for 2,2 % of the housing stock of the municipality, and the market records only some forty sales of houses or villas a year, at a price level markedly above that of apartments. A family project therefore almost always goes through a large apartment, or through the less dense neighbouring municipalities of the west of the department.
