Property Prices in Quiberon

The 2026 figures· Indicative data
5 528€/m²

The average price for apartments in Quiberon stands at 5 528 €/m², based on the DVF transactions actually registered before notaries. The municipality occupies the tip of a narrow peninsula: land is scarce and the stock mixes fishermen's houses in the old quarters, seaside villas, small blocks of flats and seafront residences. The sea view, closeness to Port-Maria, to the beaches or to the Côte Sauvage, exposure to the wind and the condition of the property make values vary widely. A very high share of the stock is made up of second homes, which tightens the market and thins out the properties available year-round. The figures come from the DVF database, which records sales signed before notaries: they give a municipal benchmark, to be refined property by property.

Market trends and analysis for Quiberon

The Quiberon market is that of a much sought-after tourist peninsula, where supply is structurally scarce. Second-home demand, carried by a Breton, Parisian and national clientele, bears on a stock of properties limited by geography and by the Coastal Act. That tightness explains prices clearly above those of the mainland towns nearby, along with a turnover of holiday properties that gives the market a certain liquidity despite the small year-round size of the municipality.

New supply remains very constrained: the land of the peninsula is almost entirely built on or protected, and building possibilities are reduced. In that context, the precise location, the sea view and closeness to Port-Maria or to the beaches are the main price factors. Energy performance is becoming a negotiating criterion, in particular on the seaside villas and the older seafront houses. For a seller, the view, exposure to the wind and the energy rating now count as much as floor area.

The history of Quiberon

Quiberon occupies the tip of a peninsula linked to the mainland by a thin sandy isthmus, the Penthièvre tombolo, which the sea has several times threatened to break. Long a village of sailors and sardine fishermen, the municipality lived to the rhythm of fishing and of the canning works that processed the sardines landed on its quays. The port of Port-Maria remains today the main embarkation point for the offshore islands, Belle-Île-en-Mer, Houat and Hœdic, and keeps a fishing activity.

The peninsula also carries a striking page of revolutionary history. In July 1795, a body of royalist exiles backed by the British navy landed on the coast of Quiberon to reinforce the chouannerie. The expedition turned to disaster: the republican troops commanded by General Hoche pushed them back and surrounded them near the fort of Penthièvre, on the isthmus. The battle of Quiberon, followed by many executions, remains one of the deadliest episodes of the civil war in the west of France.

In the 20th century, Quiberon became a seaside resort known for its cures. In 1964, the former cycling champion Louison Bobet, convinced of the benefits of sea water after a serious accident, founded in Quiberon a thalassotherapy institute that ranks among the first of its kind. That facility lastingly changed the image of the peninsula and drew a wellbeing clientele. The Côte Sauvage, on the Atlantic front beaten by the swell, and the seasonal train linking Auray to Quiberon complete the tourist appeal of the municipality.

Who buys in Quiberon

Quiberon has 4 876 year-round inhabitants, a population that multiplies sharply in season. On this peninsula where land is scarce, the stock mixes fishermen's houses in the old quarters, seaside villas and seafront residences, with a share of second homes among the highest on the Morbihan coast. Main residences are in the minority, which partly explains the level and the tightness of prices. Buyers are mainly second-home purchasers and retired people, often coming from inland Brittany, from the Paris region or from further afield, drawn by the maritime setting. Households looking to live year-round on the peninsula have to deal with limited supply and high prices.

Frequently asked questions

The average price for apartments in Quiberon is 5 528 €/m², based on the DVF transactions actually completed before notaries. That municipal average blends the small apartment set back from the shore and the seafront home with a view. Closeness to Port-Maria, to the beaches or to the Côte Sauvage, the storey, the aspect and the condition of the property explain most of the gaps. On a market as tight as that of the peninsula, a reliable valuation rests on comparable sales, not on the average alone.

The municipality is organised around several poles. Port-Maria concentrates the fishing harbour, the shops and the embarkation for the islands. Port-Haliguen, to the east, holds the marina and residential districts. The Kerhostin, Saint-Julien and Beaumer sectors, further north towards the isthmus, mix houses and residences. The Côte Sauvage, on the Atlantic front, remains lightly built and protected. Closeness to the sea and to the harbour shapes the price gaps between these sectors.

The peninsula is reached by a single road, which crosses the narrow isthmus of Penthièvre, and that causes marked slowdowns in season. In summer, a seasonal train links Auray to Quiberon, alongside the car and the coaches. Port-Maria also runs the sea links to Belle-Île-en-Mer, Houat and Hœdic. That constrained access, typical of a peninsula, adds to the scarcity and to the value of properties.

Several factors add up. The territory is a narrow peninsula with very limited land, which sharply restricts supply. Second-home demand is intense and the share of these dwellings in the stock is among the highest on the coast. The seaside reputation of the municipality, its thalassotherapy and its Côte Sauvage keep the appeal alive. That combination of scarce supply and sustained demand tightens the market and holds prices above those of the nearby mainland.

Yes. Like any seafront municipality, Quiberon comes under the Coastal Act, which frames development near the shore and protects natural areas such as the Côte Sauvage. These rules limit what can be built and add to the scarcity of supply, in particular close to the coast. For a purchase or a works project, it is wise to check the planning documents and the applicable easements with the town hall before committing.
