The 2026 figures· Indicative data
4 117€/m²

In Roissy-en-France, the benchmark price stands at 4 117 €/m² for an apartment. This level, higher than that of neighbouring municipalities on the plaine de France, is due to the narrowness of the local market and the quality of facilities in a municipality with exceptional resources. These values come from DVF data, the French notarised sales database, meaning transactions actually registered with notaries, not estimates based on listings. They give an order of magnitude: with around ten apartment sales a year, the average remains sensitive to the type of properties sold.

Market trends and analysis for Roissy-en-France

The Roissy-en-France market is atypical in Île-de-France: a very small municipality adjoining one of the region's main economic hubs. This configuration produces a narrow market, where new supply is limited by constraints linked to aircraft noise and by the protection of farmland, and where demand comes from a considerable employment area. The result is a price level higher than that of neighbouring municipalities on the plaine de France.

In the longer term, the trajectory will depend on changes in airport activity, the sole driver of the area, and on development policies around the airport, particularly regarding housing for workers. Improved rail links to Paris and the development of neighbouring business parks are supporting factors. Aircraft noise constraints, on the other hand, will continue to structurally limit the construction of new housing in the municipality.

The history of Roissy-en-France

Roissy-en-France is a village of the plaine de France, the silty agricultural plateau north of Paris that was long one of the capital's granaries. The village grew up around its church and its large farms with enclosed courtyards, a form of farmstead typical of the region. Until the mid-20th century, the municipality was merely a rural village of a few hundred inhabitants, comparable to its neighbours on the plain.

Everything changed with the airport. Opened in 1974 on a vast site taken from farmland to the north-east of the municipality, Paris-Charles-de-Gaulle airport made the name Roissy known worldwide, without absorbing the village itself, which remained away from the runways. The site has become one of the main employment hubs in Île-de-France, with tens of thousands of jobs and a range of related activities, hotels, logistics, offices, that have set up around it.

This situation has given the municipality tax revenues out of all proportion to its size, and therefore public facilities of a standard rarely seen in a village of fewer than three thousand inhabitants. Roissy-en-France now presents a striking contrast between a preserved old centre, surrounded by fields, and one of the largest airport complexes in Europe a few kilometres away. The Villepinte exhibition centre and neighbouring business parks complete this economic landscape.

Who buys in Roissy-en-France

According to INSEE, the French statistics institute, Roissy-en-France has around 2 674 inhabitants. The market is very narrow: the municipality has few homes and transactions are rare. Buyers are mainly working households from the airport and the surrounding employment area, attracted by the immediate proximity of their workplace and by the standard of municipal facilities. Demand focuses on main residences, in a stock that mixes old village buildings, detached houses and a few recent apartment developments. The scarcity of supply supports prices more than in neighbouring municipalities.

Frequently asked questions

The benchmark price in Roissy-en-France stands at 4 117 €/m² for an apartment. This figure comes from DVF data, the sales actually signed before notaries. In such a small market, it is an indicative average: a recent apartment and an old village house differ markedly from this base, depending on floor area, condition, land and location.

Three factors combine. The market is very narrow, with few properties put up for sale each year, which supports prices. The tax revenues generated by the airport allow the municipality a level of facilities and services rarely found in a village. Finally, the immediate proximity of one of the largest employment areas in Île-de-France sustains demand from people working at the site.

The old village lies away from the runways, but the municipality remains in the immediate surroundings of the airport and part of its territory is covered by the planning documents governing exposure to aircraft noise. The actual level of disturbance varies greatly depending on the area and the orientation of flight paths: this is a point to assess on site, at different times of day, before making any commitment.

The municipality benefits from the exceptional transport links associated with the airport: the RER B suburban rail line connects the airport to Paris in around thirty minutes, and the Parc des Expositions and airport stations are close by. The Autoroute du Nord and the Francilienne ring road complete road access. This accessibility is in a different league from that of other villages on the plaine de France.

The airport's noise exposure plan strictly governs building rights on part of the territory and limits the creation of housing in the most exposed zones: this zoning must be checked at the town hall before any purchase or extension project. Added to this are clay shrink-swell risks, common in Île-de-France, and the protection of the plain's farmland. These constraints partly explain the scarcity of local supply.
