The average price recorded in Roquebrune-sur-Argens stands at 4 928 €/m². This average covers a stock dominated by detached houses, with 67 % houses and 33 % apartments according to INSEE, the French national statistics office, spread between the old village backing onto the rock, the northern sector of La Bouverie and the coastal frontage of Les Issambres. The weight of holiday housing pulls values up: nearly half the dwellings are second homes, and seafront properties trade well above the houses of the wine-growing hinterland. The aspect, the view over the rock or the sea, access to the beach and the energy rating widen the gaps within the municipality. The figures come from the DVF database, the French record of transactions actually registered with notaries.

Market trends and analysis for Roquebrune-sur-Argens

The local market rests on its dual nature: a residential municipality of the Fréjus-Saint-Raphaël urban area on one side, a seaside resort of the Var stretch of the Côte d'Azur on the other. That position supports demand all year, with year-round buyers in the village and at La Bouverie and a second-home clientele concentrated at Les Issambres. With nearly half the stock in second homes according to INSEE, a large share of transactions involves dwellings that will not be permanently occupied, which makes the market sensitive to conditions in tourism and to the spending power of non-resident households.

New supply remains constrained. Flood risk in the Argens plain, the relief and environmental protections limit buildable land, particularly near the coast. Activity therefore shifts towards resale and renovation, where energy performance weighs more and more in negotiations. Along the Les Issambres frontage, the scarcity of properties with a sea view sustains a marked price gap with the wine-growing hinterland, while the village and La Bouverie offer more affordable houses for year-round living.

The history of Roquebrune-sur-Argens

The name comes from the red rhyolite rock that dominates the area, the brown rock, and the written history of the municipality begins around the year 983, when a castrum, Roca Bruna, was built at the end of the tenth century after the Saracen raids that ravaged the region. The medieval old village grew on the lower slopes of that rock, around a priory attached to the abbey of Saint-Victor in Marseille. The rock itself, a listed site, rises to 373 metres and offers from its summit a panoramic view over the Argens valley as far as Fréjus and the Estérel massif. The river Argens crosses the municipality for some thirty kilometres before reaching the sea, in a landscape of farming plain partly listed as Natura 2000.

The municipality, very large at more than 10 000 hectares, reads as three districts with distinct roles. The historic village concentrates the heritage and year-round life. La Bouverie, to the north, spreads among the vines of the Côtes-de-Provence, the foundation of the local farming economy along with olive growing. Les Issambres, on the coast, form the municipality's maritime window: this seaside sector developed from the 1960s along several kilometres of shore, with a water-skiing centre and heavy summer visitor numbers. Carried by tourism and by the appeal of the Var stretch of the Côte d'Azur, the population has grown strongly since the 1960s to reach 15 442 inhabitants in 2023.

Who buys in Roquebrune-sur-Argens

According to INSEE, Roquebrune-sur-Argens has 15 442 inhabitants for a stock of about 14 200 dwellings, of which 67 % are houses and 33 % apartments. Main residences and second homes carry comparable weight, the latter accounting for nearly 47,8 % of the stock, which reflects the dual residential and tourist role of the municipality. Among year-round households, around 70 % own their home. Two groups of buyers therefore meet in this market. On one side, households who live and work locally or in the Fréjus-Saint-Raphaël urban area, looking rather for a house in the village or at La Bouverie. On the other, second-home buyers, often from northern France or abroad, drawn by the coastline of Les Issambres.

Frequently asked questions

The average price recorded is 4 928 €/m², calculated from transactions registered with notaries and published in the DVF database. It is a municipal average, mixing houses in the wine-growing hinterland with seafront apartments at Les Issambres. The area, the aspect, the view over the rock or the sea and the year of construction explain most of the gaps. A serious valuation is based on comparable sales in the same neighbourhood, not on the municipal average.

The municipality consists of three clearly distinct wholes. The medieval old village, backing onto the rock, concentrates the heritage, the shops and year-round life. La Bouverie, to the north, is a more residential sector surrounded by the vines of the Côtes-de-Provence. Les Issambres, on the coast, form the seaside part, with the beaches, the harbour and a majority of second homes. These three patterns of housing do not sell at the same level, the seafront remaining the most sought after.

Les Issambres is the maritime frontage of the municipality, with several kilometres of coast, beaches, a harbour and a water-skiing centre. That sector was built up from the 1960s and attracts second-home demand from across France and abroad. The closeness of Sainte-Maxime, of the gulf of Saint-Tropez and of Nice airport reinforces that appeal. Properties with a sea view or direct beach access form the top of the local market.

The stock is dominated by detached houses: according to INSEE, houses account for around 67 % of dwellings, against 33 % apartments. Houses and villas are concentrated in the village, at La Bouverie and on the hills, while apartments are more numerous in the coastal developments of Les Issambres. That split explains why valuing a property depends heavily on its location, its plot and its view as much as on its floor area.

The Argens plain is exposed to flood risk, framed by a risk prevention plan, as the floods that have struck the Var have shown. Part of the territory also falls under a Natura 2000 classification that frames development. As to use, letting a furnished tourist property, common at Les Issambres, requires a declaration at the town hall, and the tax treatment of second homes is worth anticipating before buying.
