Market trends and analysis for Roques

The Roques market is driven by the demographic dynamism of the Toulouse area, one of the most attractive in France. The municipality's population has grown strongly since the 1960s, a trend that continues with the steady arrival of working households. This sustained demand applies to a predominantly detached-house stock, in a municipality where land is becoming scarcer as housing developments cover former farmland. The employment base of Toulouse and its southern suburbs provides a solid foundation for the residential appeal of Roques.

The retail function and accessibility form the second driver of the local market. The large cluster of retail chains located in the municipality and the proximity of the main roads towards Toulouse, Muret and Portet-sur-Garonne strengthen the practical appeal of Roques. Buyers find a compromise between everyday services, more moderate prices than in the core city and a setting still shaped by the Garonne and its natural areas. This positioning as a well-equipped, well-connected southern suburb supports steady demand, without the extreme pressure of the most sought-after municipalities in the conurbation.

The history of Roques

The territory of Roques has long been occupied, as shown by Roman-era remains found in the municipality. The village itself is recorded from the 14th century, on the first terrace overlooking the Garonne, about twelve kilometres south-west of Toulouse. On 12 September 1213, the battle of Muret, a decisive episode of the Albigensian Crusade, took place partly on the lands of Roques. For a long time, the municipality remained a modest farming village of the Pays toulousain, a land of fertile plains and pink-brick farmhouses typical of the region.

In the 20th century, Roques shifted from a rural village to a residential municipality of the Toulouse conurbation. The population, which was only around 906 inhabitants in 1962, now exceeds 5 400; it has grown by nearly 82 % since 1999. This rapid growth has accompanied the urban sprawl of Toulouse southwards, along the Garonne. Part of the canton of Portet-sur-Garonne since 1998, the municipality has become covered with detached-house developments that encroach on former farmland, while retaining its old village core around the church.

The development of Roques also relies on a major retail function. The municipality hosts a large business park grouping major retail chains, and its economic fabric gives a large place to retail and transport. The Saint-Martin church holds two listed objects, a 16th-century wooden Pietà and a 17th-century chandelier, while the Lamartine nature reserve preserves a natural area on the banks of the Garonne. A member of the Muretain Agglo inter-municipal authority, Roques thus combines a residential role, a marked retail vocation and a few traces of its village past.

Who buys in Roques

According to INSEE, the French statistics institute, Roques has around 5 436 inhabitants, a population that has risen sharply since the 1960s with the spread of the Toulouse conurbation. The housing stock is dominated by detached houses, occupied as main residences by their owners, even though apartment schemes have been added as urbanisation progressed. Buyers are mainly families and working people employed in Toulouse who are looking for a detached house more affordable than in the city, within reasonable distance of employment areas. The share of second homes is very low, the municipality clearly belonging to everyday suburban life.

Frequently asked questions

The average price recorded in Roques is 2 686 €/m², a moderate level for the southern suburbs of Toulouse. This figure is calculated from DVF data, which records sales actually signed before notaries. It is an average: a recent detached house and an old village house do not sell at the same level. For your property, a valuation must take into account its floor area, condition and precise location within the municipality.

Roques combines an old village around the Saint-Martin church, large detached-house developments opened since the 1970s and extensive retail and business parks. Quiet residential areas, away from the main roads but well connected to Toulouse, are the most in demand. The proximity of the Garonne and the Lamartine reserve adds a valued natural setting. Conversely, the immediate surroundings of the retail parks are sought more for convenience than for tranquillity.

Roques lies about twelve kilometres south-west of Toulouse, connected by the main roads running along the Garonne and by the conurbation's public transport network. The municipality belongs to the Muretain Agglo and benefits from the proximity of Muret and Portet-sur-Garonne. This accessibility to Toulouse employment areas, combined with gentler prices than in the city, largely explains the municipality's residential appeal.

The Roques market is dominated by detached houses, at the heart of the municipality's suburban development. Apartments exist, in more recent apartment schemes, but they remain a minority compared with detached houses. Families come looking for land and a residential setting close to Toulouse. Apartments tend to attract young households and first-time buyers who want to become homeowners on a limited budget in the southern suburbs.

Roques is about twelve kilometres south-west of Toulouse, on the first terrace of the Garonne, within the Muretain Agglo. It should not be confused with another municipality called Roques, located in the Gers. The Haute-Garonne Roques is a suburban municipality of more than 5 000 inhabitants, marked by its detached-house sprawl and retail parks, at the gates of the Toulouse metropolitan area.
