The 2026 figures· Indicative data
3 096€/m²

The average price recorded in Rumilly stands at 3 096 €/m². This average covers the stock of a working town rather than a rural municipality: according to INSEE, the French national statistics institute, Rumilly counts 7 912 homes, of which 69,3 % apartments and 30,3 % houses. The built fabric is largely recent, a consequence of the industrial and demographic growth of the municipality since the 1970s, but the old centre keeps an older fabric of arcaded houses. The price gap between apartments and detached houses stays moderate, in the order of 12 %, which sets Rumilly apart from the neighbouring tourist municipalities of Lake Annecy. The figures come from the DVF database, which records transactions actually registered with notaries.

Market trends and analysis for Rumilly

The Rumilly market is driven by a double momentum: a solid industrial employment area, built around Tefal and a fabric of small and medium businesses, and the shift of demand from Annecy, whose prices have put the lake shore out of reach for a large share of households. With a population up close to 7 % between 2017 and 2023 and only 1,8 % second homes, most transactions involve buyers who will actually live in their home, which supports underlying rather than speculative demand.

Supply remains under pressure: the vacancy rate is only 4,5 %, the sign of a market where well-located properties sell without difficulty. Population growth has fed a production of new homes and apartment developments, but land pressure across the Alpine corridor limits sprawl. Unlike the tourist municipalities of Lake Annecy and the nearby resorts, Rumilly does not depend on holiday clientele: its market follows local employment and access towards Annecy, Aix-les-Bains and Chambéry first.

The history of Rumilly

Rumilly grew from an old settlement where the Chéran and the Néphaz meet, two deeply cut rivers that protect the site and gave it defensive value very early on. In the Middle Ages, the town became a foothold of the counts of Geneva in the southern part of their territory and gained a castle. It established itself as the capital of the Albanais, that farming plateau tucked between the mountain ranges, and its role as a market town left traces still visible in the urban fabric: a market hall and 16th-century arcaded houses line the old centre.

The attachment of Savoy to France in 1860 opened a phase of deep change. The arrival of the railway in 1865 fixed along the tracks a series of industries that took Rumilly beyond its strictly farming role: fermentation of tobacco grown in the Albanais, tanneries, then dairy processing with the Compagnie générale du lait, later taken over by Nestlé. From that period the municipality keeps the identity of a working town, unusual in a department known above all for its mountain and lake tourism.

The post-war years confirmed that industrial role. Rumilly took in the manufacture of Vulli toys, whose Sophie the giraffe is still produced on site, and above all the Tefal plant, specialising in cookware, which remains the leading employer in the area with around 1 800 staff in the mid-2010s. This economic anchoring partly explains the continued growth of the population, which gained close to 7 % of inhabitants between 2017 and 2023 to reach 16 442 inhabitants.

Who buys in Rumilly

According to INSEE, the French national statistics institute, Rumilly has 16 442 inhabitants for 7 912 homes, of which 93,8 % are main residences, only 1,8 % second homes and 4,5 % vacant. This is the profile of a town lived in all year round, not a holiday municipality: apartments account for 69,3 % of the stock, houses 30,3 %, and 54,1 % of households in main residences are owners against 44,6 % tenants. Buyers are first of all working households, often employed in the local industrial fabric or in the Annecy area, some fifteen kilometres away. Rumilly also attracts first-time buyers who can no longer buy by Lake Annecy and are looking for a town with shops, schools and a station, at a clearly more affordable price level.

Frequently asked questions

The average price recorded is 3 096 €/m², calculated from transactions registered with notaries and published in the DVF database. It is a municipality-wide average, which mixes apartments in the centre and the recent districts with the detached houses of the estate areas. The price gap between apartment and house stays moderate in Rumilly, in the order of 12 %. Location, year of construction and the energy condition of a property explain most of the variation. A reliable valuation is based on comparable sales, not on the average alone.

Rumilly holds a central position in the Albanais, some fifteen kilometres south-west of Annecy and less than twenty kilometres north of Aix-les-Bains. The town is served by a station on the railway line linking Annecy to Aix-les-Bains and Chambéry, which makes it an option for people working in those two conurbations. This in-between situation, just away from the lake shores, explains part of the price gap with Annecy.

The Rumilly market sits well below that of Annecy and the municipalities on the lake shore, where prices per square metre are often twice as high. For a given budget, a buyer gets in Rumilly a larger floor area, access to the services of a town of more than 16 000 inhabitants and a station, while staying within reach of the Annecy employment area. It is that difference which feeds steady demand from first-time buyers and families.

The stock is made up mainly of apartments, which account for 69,3 % of the homes according to INSEE, against 30,3 % houses. The supply of houses is concentrated in the estate districts and the outlying hamlets, with varying floor areas and plots. As the gap in price per square metre with apartments stays moderate, the valuation of a house depends above all on its plot, its condition and its energy performance rather than on any marked scarcity premium.

As everywhere, the technical survey file is required for a sale, and the energy performance assessment now weighs in the negotiation, particularly on buildings in the old centre that predate the 1970s. The closeness of the Chéran and the Néphaz makes it worth consulting the local planning document and the statement of risks to check the zoning of a property. Finally, local taxation, including property tax, is worth planning for before a purchase.
