The 2026 figures· Indicative data
3 638€/m²

In Saint-Arnoult, the benchmark price stands at 3 638 €/m² for an apartment. This level reflects a market driven by the immediate proximity of Deauville, whose hinterland Saint-Arnoult forms, in the Touques valley. Half-timbered country houses and plots overlooking the stud farms sit alongside a more limited supply of apartments. These values come from DVF data, the French notarised sales database, meaning transactions actually registered with notaries, not estimates based on listings. They give an order of magnitude: each property still needs to be assessed according to its condition, location and distance from Deauville and the Touques.

Market trends and analysis for Saint-Arnoult

The Saint-Arnoult market is driven by the proximity of Deauville: the municipality offers a half-timbered countryside setting a few minutes from the seafront, which attracts both permanent residents and second-home buyers. Demand is concentrated on character houses with land, in the Touques valley and near the stud farms. The annual volume of transactions remains moderate, which makes each sale sensitive to the specific characteristics of the property, condition, location and distance from Deauville, more than to any single market trend.

In the longer term, the price trajectory depends on two factors. On the one hand, the lasting appeal of Deauville and the Côte Fleurie, along with the scarcity of character properties in the Pays d'Auge, supports values in its hinterland. On the other, energy performance is becoming decisive: well-insulated properties gain value while poorly insulated ones sell at a discount, a point to watch in a partly older housing stock. The proximity of the seafront and the stud farms remains the underlying driver of demand.

The history of Saint-Arnoult

Saint-Arnoult extends along the Touques valley, in the Calvados department, immediately south of Deauville. The name comes from Arnulphus, formed from roots meaning eagle and wolf, and refers to Saint Arnoul, a bishop venerated from the early Middle Ages. The existence of the parish is attested by a letter from Pope Eugène III dated 1152. The priory chapel and the church, dating back to the 11th century, bear witness to how long the area has been settled, the priory then being a dependency of the abbey of Longpont.

For a long time, Saint-Arnoult lived from the farming and livestock rearing characteristic of the Pays d'Auge, in a landscape of hedged farmland, half-timbered buildings and stud farms. The municipality retains the trace of a notable episode: the Rivière Morte, a branch of the Touques about 1,5 kilometres long, abandoned when the river was diverted in the 1860s to build the railway. This former branch is now laid out as an area for walking and fishing.

Today, Saint-Arnoult is a residential municipality in the hinterland of Deauville. The Deauville-La Touques racecourse, one of the leading horse racing venues in Normandy, lies partly within its territory, and the Clairefontaine racecourse is also close by. A greenway of nearly 4 kilometres links the municipality to Deauville for pedestrians, cyclists and riders. This pivotal position, between the half-timbered countryside and the Deauville-Trouville seafront, shapes its market.

Who buys in Saint-Arnoult

According to INSEE, the French statistics institute, Saint-Arnoult has around 1 092 inhabitants. The market is aimed first at buyers drawn by the proximity of Deauville: families and working people, but also second-home buyers attracted by the Pays d'Auge setting a few minutes from the seafront. The housing stock consists mainly of houses, often with character and land, in a setting of stud farms and half-timbered buildings, which fuels demand split between main residences and second homes. The proximity of Deauville-Trouville and the racecourse sustains strong demand in this type of hinterland municipality.

Frequently asked questions

The benchmark price in Saint-Arnoult stands at 3 638 €/m² for an apartment. This figure comes from DVF data, the sales actually signed before notaries. It is an average: depending on floor area, condition and location, a character house with land or a home needing renovation may differ appreciably from this base.

The most sought-after properties are half-timbered country houses with land, in the Touques valley, near the stud farms and the racecourse. The proximity of Deauville adds value to locations with good links to the seafront. The green setting of the Pays d'Auge, while remaining a few minutes from Deauville-Trouville, appeals as much to families as to second-home buyers.

Saint-Arnoult forms the immediate hinterland of Deauville, a few minutes from its centre and seafront. A greenway of nearly 4 kilometres, open to pedestrians, cyclists and riders, links the municipality directly to Deauville, crossing the meadows and the Touques racecourse. This proximity to the resort and its services explains part of the municipality's appeal.

The local market is first and foremost a market for houses. Apartments are available but remain a minority in this rural municipality. For a buyer, the house with land, often half-timbered, is the dominant product, suited to family life as well as to a second home. An apartment may suit a tighter budget, but most transactions involve detached houses.

The Touques valley includes areas exposed to flood risk, which may restrict building on certain plots close to the river. The agricultural, hedged character of the territory steers development towards the zones designated by the municipality. Before any project, it is useful to consult the local urban development plan at the town hall to check the building rights and easements applicable to a plot.
