Market trends and analysis for Saint-Chamond

The Saint-Chamond market is that of an industrial town in the Gier valley, part of the Saint-Étienne conurbation. With an average price of around 1 368 €/m² for an apartment, Saint-Chamond ranks among the most affordable markets in the region. That level reflects the setting of the valley and the type of stock, largely made up of older apartments. The relief draws the price map. The former village cores merged in 1964, Saint-Martin-en-Coailleux, Izieux and Saint-Julien, show the highest levels. The valley floor, from the town centre to the station and Le Creux, remains more affordable, with the largest sales volumes. With around 187 sales a year across the whole town, district averages rest on small numbers and move irregularly from one year to the next.

The history of Saint-Chamond

Saint-Chamond is the second town of the Loire department by population. It spreads through the Gier valley, between the Monts du Lyonnais to the north and the Pilat massif to the south, halfway between Saint-Étienne and Lyon. That corridor position shaped its history: the river, then the railway and the A47 motorway, fixed industry and housing on the valley floor, while the slopes stayed more residential.

The town was built on industry. Saint-Chamond first lived on braid and shoelace making, an activity that gave it an international reputation in the nineteenth century, before the forges and steelworks, which became Creusot-Loire, shaped employment throughout the twentieth. Its present shape dates from 1964: Saint-Chamond merged with Izieux, Saint-Julien-en-Jarez and Saint-Martin-en-Coailleux. Sixty years on, those former municipalities remain districts of daily life with a strong identity, each with its village core and its church.

The geography of prices follows that relief. Saint-Martin-en-Coailleux, Izieux and Saint-Julien, on the heights, command the highest values. The valley floor, around the town centre, the station and Le Creux, along with the Fonsala district, remain the most affordable areas.

Who buys in Saint-Chamond

The Saint-Chamond market attracts first-time buyers, families and working people from the Gier valley, along with commuters towards Saint-Étienne and Lyon, since the station is served by frequent regional trains. Demand covers the houses of the slopes and the former village cores as much as the apartments of the centre. Prices, among the most moderate in the region, reflect the industrial setting of the valley and a housing stock made up mainly of older apartments.

The Saint-Chamond market is up around 5 % over five years for apartments. Levels remain low and volumes moderate, at around 187 sales a year, which makes district averages sensitive to recent transactions.

The town average is not enough: you need to start from the price in your own district, then adjust for property type, floor level, condition, aspect and whether the property stands on the valley floor or on the slopes. The gap between apartment and house is also wide. The Immover valuation tool draws on the actual sales closest to your address.
