The 2026 figures· Indicative data
2 958€/m²

The average price recorded in Saint-Cyr-sur-Loire stands at 2 958 €/m². This average covers a housing stock split roughly evenly between detached houses and apartments, the municipality having about as many bourgeois villas and detached houses as apartments in blocks. The town has both old residences clinging to the hillsides and more recent developments, notably the apartment schemes built in recent years in the Central Parc area. The figures come from DVF data, the French notarised sales database, which records transactions actually registered with notaries. The municipal average remains a benchmark: it does not replace an examination of sales comparable to the property you wish to value.

Market trends and analysis for Saint-Cyr-sur-Loire

The Saint-Cyr-sur-Loire market rests on its position as an immediate residential suburb of Tours, with a setting of hillsides, parks and gardens that sets it apart from the denser areas of the conurbation. Demand comes mainly from households working in Tours looking for a detached house with outdoor space or a quiet apartment, a few minutes from the centre by tram or car. The coexistence of houses and apartment blocks broadens the pool of buyers, from first-time buyers to established families.

On the supply side, available land remains limited in a municipality already largely built up, and recent developments such as Central Parc have accounted for most of the new housing. As everywhere, energy performance has become a negotiating criterion, particularly for the old residences on the hillsides, which are more costly to renovate. The direct proximity of Tours and of neighbouring towns such as Joué-lès-Tours places Saint-Cyr in the upper range of the conurbation's market, driven by the scarcity of properties with gardens and views.

The history of Saint-Cyr-sur-Loire

Saint-Cyr-sur-Loire occupies the right bank of the Loire, facing Tours, on a relief of hillsides rising from the river towards the plateau, up to around a hundred metres above sea level at the place known as la Ménardière. The Choisille crosses the west of the territory before joining the Loire. This site of sunny, south-facing hillsides turned towards the river has long attracted the pleasure residences and country estates of the notables of Tours, who built manor houses and mansions surrounded by gardens there.

The Romanesque church of Saint-Cyr-et-Sainte-Julitte recalls the age of the village, but it is above all the manor of la Béchellerie that has marked the memory of the place. Built in the 18th century on older foundations, it overlooks the Loire and opens onto the Choisille valley. The writer Anatole France, winner of the Nobel Prize in Literature, left Paris to settle there in the summer of 1914 and bought it in 1916. There he wrote, among other works, Le Petit Pierre and La Vie en fleur, and he died there in 1924. The manor has been listed as a historic monument since 1941.

In the 20th century, Saint-Cyr-sur-Loire went from a string of estates and vine-covered hillsides to a residential municipality in the northern suburbs of Tours. It refused a merger with its neighbour in 1964 and kept its own identity. The municipality made la Perraudière, a manor acquired in 1981 that became the town hall, the heart of a five-hectare park planted with more than a hundred and twenty species and century-old cedars, open to the public. Since then, the town has cultivated the image of a garden town, dotted with parks and tree-lined streets.

Who buys in Saint-Cyr-sur-Loire

Saint-Cyr-sur-Loire has 17 029 inhabitants. It is a residential municipality where detached houses and apartments share the housing stock almost equally, which sets it apart from inner-ring towns dominated by apartment blocks. Main residences make up the bulk of the housing, around nine out of ten, a sign of a market rooted in local life rather than in buy-to-let investment. According to INSEE, the French statistics institute, the share of homeowners is slightly above the department average. Buyers are mainly families and professionals working in Tours, looking for a detached house with a garden or a quiet apartment a few minutes from the centre, as well as older households attached to the setting of the hillsides and parks.

Frequently asked questions

The average is based on transactions registered with notaries and published in the DVF database: it stands at 2 958 €/m². This figure aggregates very different properties, from a studio on the hillsides to a family house with a garden, so it says little about any specific property. Address, floor area, condition, the presence of outdoor space and energy performance explain most of the differences. For a reliable valuation, it is better to start from comparable sales than from the municipal average alone.

The municipality is best understood through its relief. The hillsides overlooking the Loire concentrate old residences and properties of character, often in demand for their views and gardens. The plateau, further north, mixes detached houses and residential estates. The Central Parc area, developed from 2016, has brought recent apartment schemes. These settings, from the bourgeois hillside to the suburban neighbourhood, do not sell at the same level.

The municipality borders Tours to the north and the city centre can be reached in around ten minutes by car. Tram line T1 and the network's bus lines serve Saint-Cyr, while the Tours TGV high-speed rail station is a quarter of an hour away and the A10 motorway reaches the Paris region in just over an hour. This accessibility, combined with residential calm, explains a good part of the local appeal.

Both markets coexist here, which is fairly rare at the gates of a large city. The townhouse or detached house with a garden attracts families and remains the tightest segment of demand, particularly on the hillsides and in tree-lined streets. Apartments, often more recent in the developments in the north of the municipality, suit first-time buyers and households looking for a low-maintenance property. The choice depends on your budget and intended use more than on any general rule.

As throughout the Tours conurbation, letting a furnished tourist rental is subject to rules and requires checking with the town hall. A low-lying part of the territory, close to the Loire, may be affected by flood risk: this information appears in the planning documents and the risk statement, to be consulted before any purchase. Depending on your project, the taxation of second homes is also worth anticipating.
