Market trends and analysis for Saint-Dié-des-Vosges

The Saint-Dié-des-Vosges market reflects an industrial town that has lost part of its textile jobs and whose population has declined. The supply of housing is therefore large and vacancy high, which keeps prices low and gives buyers time to compare. Demand rests on the town's role as a service centre and sub-prefecture, on the hospital, the educational institutions and the jobs within reach in Alsace through the Maurice-Lemaire tunnel. The natural setting also attracts second-home buyers and remote workers.

With around 118 apartment sales a year, the volume makes it possible to position a property, but differences in quality between homes often outweigh the effect of the address. Energy performance is becoming the first sorting criterion: renovated apartments and well-insulated houses find buyers, while energy-intensive properties stay on the market longer. Urban renewal programmes in the priority neighbourhoods are gradually changing the rental supply. For a seller, presenting an up-to-date DPE and costing any necessary works helps to hold the price.

The history of Saint-Dié-des-Vosges

The town takes its name from Saint Déodat, a monk who settled in the Meurthe valley in the 7th century and founded a religious community there. The chapter that followed him structured the town for centuries, as the cathedral and the Gothic cloister still bear witness. In 1507, the scholars of the Gymnase vosgien published in Saint-Dié the Cosmographiae Introductio together with the world map of Martin Waldseemüller, on which the word America appears for the first time. This title of godmother of America remains a marker of local identity.

On 27 July 1757, a fire devastated the centre, which was then rebuilt at the initiative of Duke Stanislas with streets laid out in straight lines. The town grew in the 19th century thanks to textiles and timber, two activities of the valley. In November 1944, retreating German troops dynamited and set fire to the right bank. The reconstruction was entrusted to Paul Malot; the plan put forward by Le Corbusier, whose model is kept at the musée Pierre-Noël, was not adopted.

Le Corbusier did nevertheless build the Claude-et-Duval factory in Saint-Dié, from 1948 to 1951, on the quai du Torrent. The architect's only industrial building, listed as a historic monument in 1988, it has been on the UNESCO World Heritage List since 2016 and still houses a hosiery business. Every autumn since 1989, the Festival international de géographie has brought researchers and the public together in the town. A sub-prefecture of the Vosges, Saint-Dié lies at the heart of an urban unit of around 40 000 inhabitants, the Déodatie.

Who buys in Saint-Dié-des-Vosges

Saint-Dié-des-Vosges has 19 251 inhabitants and covers more than 46 square kilometres, between the built-up valley floor and wooded slopes. The housing stock combines the reconstruction buildings of the centre, the large estates of the priority urban neighbourhoods and individual housing that spreads up the slopes and into the outlying hamlets. Vacancy is high, around 17 % of dwellings in 2017, which gives buyers real room for negotiation. Buyers are mainly households from the Saint-Dié area, first-time buyers attracted by low prices and working people employed on the Alsace side, reached through the Maurice-Lemaire tunnel. Second-home buyers, drawn by the Vosges mountains, complete the demand.

Frequently asked questions

Based on signed sales, an apartment sells on average at 1 180 €/m², or a little over 70 000 euros for 60 m² before adjustments. The gap between properties remains wide: a renovated apartment in the rebuilt centre or a recent residence trades above that level, while an energy-intensive home in a large estate sells clearly below it.

The town centre, rebuilt after 1944 between the cathedral and the Meurthe, concentrates shops, services and reconstruction-era buildings. Kellermann-Foucharupt and Saint-Roch-L'Orme are classified as priority urban neighbourhoods under the French urban policy and group a large part of the social housing stock. The more spacious residential sectors, with houses, stretch across the hillsides and towards the outlying hamlets of the municipality. For a buyer, proximity to the centre and the aspect of the slope count as much as the neighbourhood itself.

The station is on the Nancy line, electrified in 2007; it receives TER regional trains and a few TGV high-speed trains to Paris. By road, the RN59 dual carriageway leads to Lunéville and Nancy, and the Maurice-Lemaire tunnel, reopened in 2008, gives access to Alsace and Sélestat. Épinal is around fifty kilometres away, Colmar and Strasbourg less than an hour and a half. This position between Lorraine and Alsace widens the employment area within reach of the town.

In Saint-Dié, houses sell for noticeably more per square metre than apartments, at 1 573 €/m² against 1 180 €/m² for flats. The gap is marked enough and the volume of sales large enough for the page to show both benchmarks. It is explained by the nature of the apartment stock, often dating from the reconstruction or the 1960s, whereas houses offer land, a garage and a view over the valley. For your valuation, start from the benchmark that matches your type of property.

The mid-mountain climate makes heating a decisive item: insulation, windows and the heating system cause the bill and the energy performance certificate (DPE) to vary widely. A home rated F or G suffers a discount that is all the sharper as the available supply is plentiful. Properties close to the Meurthe or its tributaries may be exposed to flood risk, to be checked in the risk statement (état des risques) attached to the preliminary sale agreement. Finally, the surroundings of the cathedral and of the Claude-et-Duval factory, which are protected, regulate facade works.
