The history of the district

The centre of Saint-Dizier is organised around the place Aristide-Briand, the rue Gambetta and the rue de l'Arquebuse, the shopping heart of the town. It extends south to the area of the rue de Vergy and the rue Godard-Jeanson, which we attach to the centre because its sales volume is too small to publish it on its own.

It is the area that has changed most over the last fifteen years. The « Saint-Dizier 2020 » scheme, launched in the early 2010s, redeveloped the centre and the banks of the canal, to designs by the architect Carme Pinós.

The district sits at 1 209 €/m², the highest price in the municipality, 10 % above the average, with 22 apartment sales a year. It has gained 22 % over five years, the strongest rise in Saint-Dizier, and has been stable over the last twelve months.

Who buys in Centre-ville

Centre-ville is the most expensive district in Saint-Dizier, at 1 209 €/m², and the one that has risen most: 22 % over five years, while the municipality gained 10 %. That rise has followed the redevelopment of the centre and the canal banks. The buyer profile is that of first-time buyers, retirees looking to be close to shops and services, and investors targeting the rental of small units. It is one of the two largest markets in the town, with 22 apartment sales a year, which provides more comparables than elsewhere. Two points to examine. The gap with neighbouring districts remains small, 9 % with La Noue and 11 % with Gigny: the premium for the centre pays for location, not for a different product. And in older town-centre buildings, the condition of the building, the works already voted and the energy rating are the criteria that determine real value.

Frequently asked questions

The average price in Centre-ville is 1 209 €/m² for an apartment (actual DVF transactions, notarised sales), within a range of 1 015 to 1 375 €/m² depending on the building, the floor and the condition.

Yes, at 1 209 €/m², 10 % above the town-wide average. Its lead is limited, however: La Noue is at 1 113 €/m² and Gigny at 1 089. Centre-ville is also the district that has risen most, 22 % over five years.

The average price went from 993 €/m² in 2021 to 1 209 in 2026. That rise has accompanied the redevelopment of the centre and the canal banks carried out as part of the « Saint-Dizier 2020 » scheme. It also started from a low level, which left room for growth. Over the last twelve months, however, the price has been stable.

Apartments in older buildings and more recent blocks of flats, around the place Aristide-Briand, the rue Gambetta and the rue de l'Arquebuse. The price range, from 1 015 to 1 375 €/m², reflects the varied condition of the buildings more than differences in location.
