The 2026 figures· Indicative data
3 861€/m²

In Saint François Longchamp, an apartment trades at an average of 3 861 €/m², based on sales actually registered in the DVF database kept from notarised transactions. For a ski resort of the Maurienne, this level stays measured: it sits well below the large neighbouring Tarentaise resorts, where prices reach the highest levels, while remaining above the towns on the valley floor. The stock is overwhelmingly made up of resort apartments, from the cabin studio to the family flat, often intended for seasonal letting. The altitude of the property, its proximity to the slopes and the lifts, aspect, condition and energy performance explain most of the gaps. A ski-in ski-out property, with a balcony and a view over the peaks, costs more than a home set back from the slopes. These figures, drawn from transactions signed before notaries, give a reliable municipal benchmark; a precise valuation then relies on comparable sales, examined property by property.

Market trends and analysis for Saint François Longchamp

The Saint François Longchamp market is that of a medium-sized ski resort, largely dependent on second-home demand and rental investment. Activity is paced by the winter season and by the condition of the ski area linked to Valmorel. The energy renovation of older homes, numerous in resorts built in the 1960s and 1970s, has become a value issue.

The search for ski access at a contained price, at a time when the large resorts remain out of reach for many buyers, supports demand. For a seller, a property close to the slopes, renovated and well presented trades better, while a badly located or energy-hungry home suffers a discount. The question of snow cover over the medium term nonetheless weighs on the outlook for resorts at intermediate altitude.

The history of Saint François Longchamp

Saint François Longchamp is a ski resort of the Maurienne valley, in Savoie, stretched between 1 450 and 2 550 metres of altitude at the foot of the Madeleine pass. This pass, open in summer, is a famous Tour de France climb; in winter, snow-covered and closed, it separates the resort from its neighbour Valmorel, on the Tarentaise side.

The resort was born in the middle of the 20th century, with the installation of its first ski lifts around 1950. Linked since then to Valmorel, it forms with it the Grand Domaine, a network of slopes several dozen kilometres long. The municipality has only a few hundred permanent inhabitants, a population that multiplies during the winter season.

Who buys in Saint François Longchamp

The permanent municipality is tiny, with a few hundred inhabitants, but its housing stock is sized largely for welcoming visitors. Buyers are mostly mountain enthusiasts looking for a ski second home, and investors targeting seasonal letting. Prices, more affordable than in the large Tarentaise resorts, attract buyers who want skiing without the rates of Courchevel or Méribel. Rental yield and the quality of the location guide purchase decisions.

Frequently asked questions

The average apartment price in Saint François Longchamp is 3 861 €/m², based on DVF transactions actually completed before notaries. This average covers very diverse properties, from the cabin studio to the large family apartment. Distance from the slopes, altitude, aspect, condition and energy performance explain the gaps around this value. In a resort, a reliable valuation rests on comparable sales rather than on the municipal average alone.

The resort lends itself to seasonal rental investment, with winter demand driven by the area linked to Valmorel. Yield depends mainly on the location of the property, its proximity to the lifts and how many people it sleeps. Before buying, it is worth comparing the asking price with recent sales of similar properties and estimating the service charges of a tourist residence.

Yes. Saint François Longchamp remains considerably more affordable than the internationally renowned resorts of the nearby Tarentaise. It offers ski access at an intermediate price, above the valley towns but far from the levels of the most prestigious areas. It is this gap that attracts some buyers.

Immediate proximity to the slopes and the lifts is the first factor: a ski-in ski-out property costs more. Altitude, aspect, the view, the condition of the property, its energy performance and the quality of the co-ownership then come into play. A renovated, well-exposed home stands out clearly from an apartment of the resort's first generations.
