In Saint-Georges-de-Reneins, Immover uses a benchmark price of 2 345 €/m² for an apartment. This average is based on DVF data, the French notarised sales database, meaning transactions actually registered with notaries, not self-reported estimates. The local market remains modest in volume and is mainly geared towards houses: the apartment average covers the village centre and a few small apartment buildings, while most sales involve houses with land, spread between the centre and the municipality's forty or so hamlets. Each property departs from this average according to its floor area, condition and location.

Market trends and analysis for Saint-Georges-de-Reneins

The first driver of the market is demographic. Saint-Georges-de-Reneins has seen its population rise from around 2 700 inhabitants in the late 1960s to nearly 4 700 today, growth driven by its position between Lyon and Villefranche-sur-Saône. The railway station, quick access to the A6 and the semi-rural setting attract families looking for a compromise between price and distance from the Lyon conurbation. This steady peri-urban demand supports values, without the sharpest rises seen in municipalities right on the outskirts of Lyon.

The second factor lies in the form of the housing stock and new supply. The municipality remains dominated by detached houses, and recent new-build housing developments, such as in the Allées Fleurie area, complement an older stock scattered between the village centre and the hamlets. At the same time, agricultural and wine-growing pressure limits urban sprawl, which maintains a certain scarcity of buildable land. These factors explain a rather stable market, supported more by houses with land than by apartment buildings.

The history of Saint-Georges-de-Reneins

The territory of Saint-Georges-de-Reneins has been inhabited since prehistoric times. The island of Grelonge, which once lay in the bed of the Saône, has yielded remains from the Stone, Bronze and Iron Ages, a sign of early settlement at this natural crossing point. In the Gallo-Roman period, Ludna developed here, a settlement built at the river crossing, whose occupation was confirmed by excavations begun in 2002. This crossroads position between the Saône and the Beaujolais hinterland explains continuous settlement, long before the village took the name it is known by today.

The medieval history of the municipality is linked to Cluny and the lords of Beaujeu. Between 966 and 967, Humbert I, lord of Beaujeu, gave the Saint-Georges church to the abbey of Cluny. On the island of Grelonge, the Cluniac abbots founded a convent for the daughters of crusaders who had disappeared; a major flood in the 14th century destroyed it and forced the survivors to withdraw to Salles-en-Beaujolais. In 1391, the seigneury passed to the de La Bessée family. The municipality was definitively attached to the French crown in 1531, closing several centuries as part of the Beaujolais fief.

The village grew up around the Saône and its routes. River trade from Port-Rivière long shipped Beaujolais wine to Paris, and the former national road, now the D306, was straightened in the 19th century for a more direct route. The municipality is still marked by its dispersal into some forty hamlets, including Vallière, Boistray, Marzé and Laye. In 1988, a municipal order made the demonyms Reneimois and Reneimoises official. This scattered structure, between the village centre, farming hamlets and the banks of the Saône, still shapes the form of the town and its housing stock.

Who buys in Saint-Georges-de-Reneins

Saint-Georges-de-Reneins has 4 677 inhabitants according to INSEE, the French statistics institute, compared with around 2 700 in the late 1960s: the municipality has grown significantly in half a century, driven by its position between Lyon and Villefranche-sur-Saône. The buyer profile reflects this peri-urban dynamic. Buyers are mainly families and working people employed in the Lyon conurbation or the Villefranche area, drawn by a semi-rural setting, the proximity of the railway station and a stock dominated by detached houses rather than apartments. The hamlets and recent housing estates attract households buying their home, while the village centre concentrates older housing and a few rental properties.

Frequently asked questions

The benchmark price in Saint-Georges-de-Reneins stands at 2 345 €/m² for an apartment, based on DVF transactions registered with notaries. As the market consists mainly of houses, Immover also shows a benchmark for houses, around 3 355 €/m². These values are averages: the actual price of a property depends on its condition, floor area, location in the village centre or in a hamlet, and the presence of land.

The municipality is organised between a village centre, where shops, the town hall and the oldest housing are concentrated, and some forty scattered hamlets such as Vallière, Boistray, Marzé and Laye. The banks of the Saône, to the west, form a third, more natural area, bordered by vineyards and farmland. The choice between these areas affects the price: proximity to services and the railway station on one side, peace and quiet and land on the other.

Saint-Georges-de-Reneins has its own railway station, on the line linking Villefranche-sur-Saône, Lyon and Mâcon: the train remains the simplest way to reach the Lyon conurbation without a car. By road, the A6 motorway is quickly accessible and the D306, a former national road, crosses the territory from north to south. The municipality lies around 35 kilometres north of Lyon and 8 kilometres south of Villefranche.

The housing stock of Saint-Georges-de-Reneins consists overwhelmingly of detached houses, often with land, both in the village centre and in the hamlets. Apartments exist but remain a minority, concentrated in a few small apartment buildings in the centre. For houses, Immover puts the benchmark at around 3 355 €/m², above the apartment average, which reflects the relative scarcity of apartment housing here. The right choice depends mainly on your need for land and your budget.

Local activity combines agriculture, crafts and trade. Beaujolais wine growing and market gardening remain present, even though the area under vines tends to shrink. The municipality is also home to several business parks, such as Les Vernailles and Le Moulin, which provide local jobs. Many working people nevertheless work in Villefranche-sur-Saône or the Lyon conurbation, which sustains steady demand for housing and supports the residential market of the municipality.
