Market trends and analysis for Saint-Jean

The Saint-Jean market rests on its position as a residential municipality in the north-eastern inner ring of Toulouse, a few minutes from the conurbation's employment areas. Demand comes mainly from families and working people looking for a residential setting close to the central city, at prices in the middle range for the area. The strong population growth of the Toulouse conurbation sustains this pressure, which bears particularly on family houses, which become scarcer as the territory, already very largely built up, grows denser.

Proximity to Toulouse, the RN88 national road and the A68 motorway is a driver of value, making travel to the centre and to employment hubs easier. On the resale market, energy performance has become a marked negotiating criterion, particularly for older detached houses. The limited land available in a dense municipality restricts new-build supply and supports the prices of well-located existing properties. A correctly valued property stands out faster than one listed too high, even in a dynamic conurbation.

The history of Saint-Jean

Saint-Jean lies in the north-eastern suburbs of Toulouse, in the Haute-Garonne department, along the old Albi road. Its name dates back to the 12th century and refers to a place of prayer founded by the knights of the Order of Saint John of Jerusalem, the Hospitallers, on land they farmed at the locality of Estaquebiau, now a hamlet of the municipality. The territory belongs to the Toulouse countryside, a belt of fertile plains and gentle hillsides dotted with pink-brick farmhouses, gradually taken over by the urban growth of the conurbation.

Before the French Revolution, two communities forming a single parish shared, on either side of the Albi road, the area of the present-day municipalities of Saint-Jean and L'Union. In March 1791, the department administration merged them into a single municipality named Saint-Jean de Kyrie-Eleison. The history of the two localities then remained closely linked, until the decree of 4 December 1868 which ordered their division and gave Saint-Jean its autonomy and its status as a separate municipality. In 1866, the locality still had only a few hundred inhabitants, on a territory that was then largely rural.

From the second half of the 20th century, Saint-Jean shifted from rural village to residential town, driven by the expansion of Toulouse. The municipality became heavily urbanised along the RN88 national road, the old Albi road, and near the A68 motorway. Housing estates of detached houses have covered a large part of the territory, which is now very largely built up. The population now exceeds eleven thousand inhabitants on a small area, making it a dense municipality of Toulouse's inner ring, next to L'Union and the other municipalities in the north-east of the conurbation.

Who buys in Saint-Jean

Saint-Jean has 11 261 inhabitants according to INSEE, the French statistics institute, on a dense territory of the north-eastern inner ring of Toulouse. The housing stock is mainly made up of detached houses, the house with a garden remaining a common format, alongside apartment buildings developed more recently along the main roads. The share of owner-occupiers is high, a usual profile in the suburban municipalities around Toulouse. Buyers are mostly families and working households from the conurbation, looking for a residential setting a few minutes from Toulouse and its employment areas. First-time buyers tend to turn to apartments and townhouses.
