The 2026 figures· Indicative data
2 380€/m²

Apartments in Saint-Lys sell for an average of 2 380 €/m², based on sales actually registered in DVF data, the French notarised sales database kept by notaries. This benchmark covers a narrow market: the municipality remains overwhelmingly made up of detached houses, inherited from the old village and from the housing estates that came with the expansion of Toulouse. Apartments are concentrated in small, more recent buildings near the centre and along the roads towards Toulouse. Location, floor, condition and energy performance explain most of the gaps. Drawn from transactions completed before notaries, these figures give a municipal benchmark that a valuation based on comparable sales then refines property by property.

Market trends and analysis for Saint-Lys

The Saint-Lys market is driven by the population growth of the area west of Toulouse, where many households look for a house with a garden at more affordable prices than in Toulouse. Proximity to the employment hubs of the conurbation, road links and a quieter residential setting sustain steady demand. The municipality has grown from 3 503 inhabitants in 1982 to nearly 9 900 today, a pace that has settled a working population largely employed in the metropolitan area. The growing scarcity of land, as urbanisation spreads over farmland, limits new supply and supports the value of existing houses.

In the medium term, the integration of Saint-Lys into the Toulouse catchment area and road accessibility remain the main drivers of value. Demand focuses on well-located properties with good transport links, while energy performance weighs more and more in negotiations on older housing. For a seller, a realistically priced and well-presented property finds a buyer within a reasonable time, whereas an overly ambitious price lengthens that time, even in a dynamic conurbation. A valuation based on comparable sales remains the best benchmark before setting an asking price.

The history of Saint-Lys

Saint-Lys was founded in 1280 as a bastide, a planned medieval town, under a joint-lordship agreement between Eustache de Beaumarchès, seneschal representing the King of France, and the abbey of Planselve, in Gimont. Its name refers to the fleur-de-lis, emblem of the kings of France, and marked a territorial claim on the borders of Comminges and the Toulouse area. The municipality stretches west of Toulouse, at the edge of the Savès, over hilly terrain between 175 and 220 metres of altitude. Two watercourses, the Touch and the Saudrune, drain its territory towards the Garonne basin. This regular bastide layout can still be read in the organisation of the old centre.

During the French Revolution, the municipality was renamed Eaubelle, a French form of the Occitan Aigabèra, probably its original name before the 1280 foundation. Long rural, Saint-Lys lived from its farmland, still largely given over to cereals today. The municipality also keeps the memory of a tragic episode: on 12 June 1944, units of the SS Das Reich division killed members of the Resistance and executed civilians there, in Saint-Lys and in the neighbouring municipalities of Bonrepos-sur-Aussonnelle and Saiguède, a tragedy recalled by several street names. This rural past and historical foundation explain the presence of a genuine old town at the heart of today's town.

From 1948 to 1998, Saint-Lys hosted a shortwave maritime radio station, Saint-Lys Radio, for a long time the only French means of communicating with ships at sea anywhere in the world. The receiving centre was located in the municipality, with the transmitter nearby, and this activity marked the local identity to the point that a museum is now devoted to it. In terms of population, the town grew from around 1 400 inhabitants in 1962 to 3 503 in 1982, then 8 537 in 2010 and 9 892 in 2023. This rapid growth, driven by the pull of the Toulouse conurbation, turned the former farming town into a residential town.

Who buys in Saint-Lys

Saint-Lys has 9 892 inhabitants, according to INSEE, the French statistics institute, in a municipality where detached houses clearly dominate: according to INSEE, the stock is made up of around 77 % houses and 23 % apartments, and residents are more often owners than tenants. The market is aimed first at families and first-time buyers looking for a house with a garden at a more moderate price than in Toulouse, while staying around twenty kilometres from the main city. Homes are overwhelmingly main residences, with a low share of second homes. The few apartments attract first-time buyers. Transport links, location and outdoor space weigh heavily on the value of one property compared with another.

Frequently asked questions

The average apartment price in Saint-Lys is 2 380 €/m², based on DVF transactions actually registered with notaries. This average covers a narrow market, as the municipality consists mainly of houses. Location, floor, the condition of the home, transport links to Toulouse and the energy rating explain the gaps around this value. For a specific property, a valuation based on comparable sales remains more reliable than the municipal average alone.

Saint-Lys is above all a municipality of houses: according to INSEE, more than three quarters of homes are detached houses, inherited from the old village and from housing estates. Apartments, which are scarcer, are found mainly in small recent buildings, close to the centre and the roads towards Toulouse. The price per m² shown here refers to apartments; the value of a house depends mainly on its plot, condition and location, and is assessed case by case.

Saint-Lys lies around twenty kilometres west of Toulouse and around fifteen kilometres from Muret, the neighbouring sub-prefecture town. The municipality is connected to the conurbation by departmental roads and by regional coach lines that reach the metropolitan area. The car remains the main means of getting to the employment hubs of Toulouse. This accessibility, combined with a quieter setting than the main city, supports housing demand among households working in the conurbation.

Saint-Lys keeps an old centre inherited from its foundation as a bastide in 1280, with a regular layout and a town centre organised around its church. The municipality also showcases the heritage of Saint-Lys Radio, a maritime radio station active from 1948 to 1998, to which a museum is devoted. Schools, shops and sports facilities meet everyday needs. This residential setting, away from the density of Toulouse but well connected to the metropolitan area, explains part of the municipality's appeal to families.

Population growth west of Toulouse has fuelled continuous urbanisation in Saint-Lys, with housing estates and a few small apartment developments filling in the areas around the centre. Land is becoming scarcer as farmland recedes, which supports the value of existing housing. Energy performance is becoming a negotiating point for older properties. To sell at the right price, it is better to start from a valuation based on recent, comparable sales rather than a simple average.
