Market trends and analysis for Saint-Médard-en-Jalles

The Saint-Médard market is that of a green residential municipality in the west of Bordeaux Métropole, carried by the aerospace and defence cluster. With an average price of around 3 742 €/m² for an apartment, Saint-Médard-en-Jalles sits below the level of Bordeaux, close to Mérignac and Talence. The house, at around 3 558 €/m², trades at a similar level but dominates the market by volume: the municipality remains first and foremost a territory of detached homes.

The gap between districts reflects the nature of the housing stock. The town centre and Cérillan, the only areas with a significant share of flats, concentrate apartment sales and set the local price reference. Hastignan completes this supply to the north-west, on a smaller volume. The other districts, Corbiac, Gajac, Caupian or Magudas, are almost exclusively made up of houses: their rare apartment sales do not allow a reliable average. With about 85 apartment sales a year, district averages rest on small numbers and move from one year to the next.

The history of Saint-Médard-en-Jalles

Saint-Médard-en-Jalles occupies the west of Bordeaux Métropole, on the edge of the Médoc. It is one of the largest municipalities in the conurbation, with more than half of its territory still under forest and meadow. It is crossed by the jalles, the streams that gave it its name and that long turned its mills. This setting, between the city and the forest, explains the green residential character of the municipality.

The town changed scale in the twentieth century with the arrival of the gunpowder industry and then of propulsion. Around the former national powder and explosives company, a solid-propulsion cluster took shape, completed by the testing centre of the French defence procurement agency and by aeronautics. Saint-Médard-en-Jalles thus became the birthplace of the metropolitan aerospace and defence sector, with ArianeGroup and the companies of the Bordeaux Aéroparc scheme. Its everyday districts, le Bourg, Gajac, Corbiac, Caupian, Hastignan, Cérillan and Magudas, are laid out around the vast testing area that occupies the centre of the territory.

The geography of prices follows this structure. The market is overwhelmingly one of detached houses: the municipality consists mainly of individual homes, often on large plots at the edge of the forest. Apartments are concentrated in the areas with a share of flats, the town centre, around the old village and its shops, and Cérillan, to the west. Hastignan, to the north-west, completes the supply. The other districts remain house-only areas, where apartment sales are too rare to establish a reliable average.

Who buys in Saint-Médard-en-Jalles

The Saint-Médard-en-Jalles market attracts families, first-time buyers and people working in the aerospace and defence cluster, along with buyers from the Bordeaux conurbation looking for a green setting west of the city. Demand focuses largely on houses, often with a garden, close to the forest and the jalles. Apartments mainly interest first-time buyers and investors, in the town centre and in Cérillan. The proximity of Mérignac, the airport and the ring road sustains an active market.

Saint-Médard-en-Jalles combines a wooded residential setting west of Bordeaux, the proximity of jobs in the aerospace and defence cluster, and quick access to Mérignac, the airport and the Bordeaux ring road. The average price, around 3 742 €/m² for an apartment, remains below that of Bordeaux and of several municipalities in the east of the metropolitan area.

The apartment market is close to flat over five years, around +1 %, against a backdrop of easing prices across the whole Bordeaux metropolitan area. The volume, around 85 apartment sales a year, remains moderate: the municipality mainly sells houses, with close to 227 sales a year, which makes district averages sensitive to recent transactions.

The town average is not enough: you have to start from your district's price, then adjust for the type of property, the floor area, the storey, the condition and the proximity of the forest or of the centre. The gap between apartment and house is particularly wide here, the latter making up the bulk of the market. The Immover estimator draws on the actual sales closest to your address.
