Market trends and analysis for Saint-Pierre-d'Albigny

The Saint-Pierre-d'Albigny market rests first on its demographics. With 4 217 inhabitants and a rising population, the municipality benefits from the spreading out of the Chambéry and Albertville employment areas, whose higher prices steer some buyers towards the Combe de Savoie. Its crossroads position, at the meeting of the valleys and served by rail, sustains steady demand from working households. This residential appeal is the main engine of the local market, particularly for the detached house that dominates the stock.

The second driver lies in the living environment and the local economy. Winegrowing, the dominant farming activity, and tourism tied to heritage and the mountains anchor the municipality in its territory without making it a resort. The high share of main residences confirms a market of residents rather than of second homes. The proximity of the Bauges massif and of the Savoie ski areas adds a leisure appeal. These factors support steady demand, driven by buyers settling for the long term rather than by a speculative market.

The history of Saint-Pierre-d'Albigny

The name of the municipality combines the apostle Peter, patron of the parish, with the Gallo-Roman estate Albiniacum. The hamlet of Miolans, mentioned as early as 1015, takes its name from the Gaulish Mediolanon. It is on its rocky spur that the château de Miolans stands, a fortress built in the 11th century that commanded the routes towards the Tarentaise, the Maurienne and the Dauphiné. The centre of the lordship and then barony of Miolans, it became a Savoyard castellany in the 14th century. Enlarged in the 14th and 15th centuries, it received a defensive system adapted to firearms, with ramparts, ditches and a large gallery pierced with gun chambers.

When the Miolans line died out in 1523, the Duke of Savoy took back the fortress and turned it into a state prison. The castle served as a gaol from 1564 to 1792 and earned the nickname of the Savoyard Bastille. Among its famous inmates was the Marquis de Sade, imprisoned in 1772 before escaping. The monument was listed as a historic monument by an order of 16 May 1944. The municipality preserves other witnesses to its past, such as the fortified house of Les Allues, from the 15th century, and the château de Menjoud, from the 17th century.

Set in the Combe de Savoie, at the confluence of the Isère and at the foot of the Bauges massif, the municipality long lived from mixed farming and livestock. The decline of traditional agriculture made way for winegrowing, which has become the dominant farming activity on the south-facing slopes. The vineyard of the Vin de Savoie appellation stretches below the cliffs of the Arclusaz, and the neighbouring municipalities, around Fréterive, are home to major vine nurseries. Crossed by the valley railway, the municipality remains a crossing point between Chambéry, Albertville and Grenoble.

Main residences make up 85.2 % of the stock, a sign of a municipality lived in year-round rather than geared to tourism. Ownership is the norm, with 63.5 % owner-occupiers. Frequently asked questions

The benchmark price in Saint-Pierre-d'Albigny stands at 2 668 €/m². This value is an average drawn from DVF data, which lists sales actually registered with notaries. It varies with location, condition and the nature of the property: a renovated house with a view over the valley and an apartment near the centre and the station do not sit at the same level. For a figure suited to your home, a personalised valuation remains necessary.

The municipality is made up of a town centre grouped around the church and the station, and of many hamlets scattered between the Isère plain and the first slopes of the Bauges massif. Properties in the centre offer proximity to shops and transport, while the higher hamlets give access to open views over the valley and the château de Miolans. This diversity explains noticeable price gaps from one area to another.

The municipality holds a crossroads position in the Combe de Savoie, some twenty kilometres from Albertville and thirty from Chambéry. It is crossed by the valley railway and by the roads linking Chambéry, Albertville and Grenoble. This accessibility makes it a sought-after address for households who work in the neighbouring centres while wanting to live in a rural environment close to the mountains.

The market is clearly geared to detached houses, which account for 61.7 % of dwellings according to INSEE. Apartments, 38.3 % of the stock, are concentrated mainly in the town centre and in more recent schemes. The municipality therefore attracts mostly families looking for a house with land, but also offers apartments for first-time buyers or households who favour immediate proximity to services and the station.

The municipality combines strong heritage, with the château de Miolans listed as a historic monument, and a recognised wine-growing terroir. The south-facing slopes, at the foot of the Arclusaz cliffs, carry the vineyard of the Vin de Savoie appellation, and the surroundings include major vine nurseries. This setting, between farmland, vines and mountains, at the entrance to the Bauges massif, adds to the residential appeal of the municipality and to the resilience of its property market.
