The average price of apartments in Sainte-Adresse stands at 3 396 €/m², according to the DVF database, which records sales actually registered before notaries. A residential municipality at the gates of Le Havre, it tiers its built fabric from the beach up to the top of the cap de la Hève, between seafront blocks, the villas of the Nice-Havrais district and more conventional houses on the heights. That sloping layout explains a spread of values according to altitude, to the view over the Seine estuary and to the aspect. Properties overlooking the sea, in the villa sector or on the seafront, trade above the average. Demand, driven by buyers from Le Havre looking for a more residential setting, bears on a sought-after stock that can barely be extended, for want of available land.

The Sainte-Adresse market remains firm, with a steady flow of apartment sales in the DVF data. The municipality benefits from its standing as a sought-after residential sector of the Le Havre conurbation: demand for year-round housing is constant, driven by households leaving the city centre for a setting by the sea. With the stock largely built out and land scarce, transactions mainly involve resales, which keeps pressure on properties with a view.
Several factors support that price level. The immediate closeness of Le Havre, a large employment and services hub, the quality of the setting between cliff, beach and estuary, and the heritage of the Nice-Havrais villas widen the appeal of the municipality. The good rail service from Le Havre to Paris reinforces that attractiveness. Sainte-Adresse nevertheless keeps more measured levels than the most prized resorts of the Normandy coast, which sets it apart from the municipalities of the côte fleurie.
Sainte-Adresse sits above Le Havre, the large neighbouring city whose urban fabric it extends, and at a level close to Honfleur, on the other side of the estuary. The municipality remains, on the other hand, clearly more affordable than Deauville, a highly rated resort of the côte fleurie.
Settled as early as Gallo-Roman times, at the tip of the Seine estuary and of the pays de Caux, Sainte-Adresse was a modest fishing village tucked at the foot of the cap de la Hève. From the middle of the 19th century, the municipality drew visitors won over by the quiet of its small valley, the light of the estuary and a shore sheltered by the cliff. In 1841, the journalist Alphonse Karr helped make it known as a place to stay.
The opening of the Paris to Le Havre railway line in 1847 brought the coast closer to the capital and speeded up that holiday vocation. Painters and writers frequented the site, whose light would inspire several artists attached to the estuary. Sainte-Adresse gradually became the favoured place of residence of the Le Havre middle classes, who had country houses built there facing the sea.
In 1906, the developer Georges Dufayel bought land at the foot of the Hève cliff, facing south, to create a resort named the Nice-Havrais, meant to rival Deauville. He had a regatta hall, a shopping hall, some thirty villas and the Nice-Havrais building that overlooks the new district put up. During the First World War, the municipality took in the Belgian government in exile. Several villas disappeared in the 20th century, but the district keeps its seaside character and its varied styles.
Sainte-Adresse has 7 004 inhabitants. A residential municipality bordering Le Havre, it is sought after as a quieter and greener setting than the city centre, with a view over the sea and the estuary. Its population is fairly well-off and the market is dominated by main residences, unlike purely seaside resorts. Buyers are above all households from the Le Havre area, managers and families looking for a house or an apartment with a view, along with retired people attached to the villa district. Properties overlooking the sea, in the Nice-Havrais sector and on the heights, concentrate the keenest demand and the best values.
The average price of apartments in Sainte-Adresse is 3 396 €/m², according to DVF transactions actually completed before notaries. That average covers gaps linked to altitude on the cliff, to the view over the estuary and to the aspect. An apartment overlooking the sea and a home set back, without a view, do not trade at the same level.
Sainte-Adresse acts as a prized residential municipality at the gates of Le Havre. Its setting by the sea, its Nice-Havrais villas, its views over the estuary and its green character make it a sought-after sector, more expensive on average than the neighbouring city. The scarcity of available land widens that price gap with Le Havre.
Sainte-Adresse is directly attached to Le Havre, whose urban fabric it extends towards the north-west and the cap de la Hève. It is reached by the roads of the Le Havre conurbation and by the urban transport network. Le Havre station, on the line linking Paris to the Normandy coast, is a few minutes away and forms the main regional access.
Less than you might think. Unlike the resorts of the côte fleurie, Sainte-Adresse is above all a residential municipality where main residences dominate. The market is therefore driven by local demand for year-round housing rather than by second homes. That gives it steadier and less seasonal activity than the seaside resorts of the area.
The reference price of 3 396 €/m² covers apartments, present on the seafront and on the heights. Houses, among them the villas of the Nice-Havrais and the middle-class residences facing the sea, form a sought-after and often high-end segment. The choice depends on the budget and on the weight given to the view and to outdoor space.
