The 2026 figures· Indicative data
2 169€/m²

In Sainte-Catherine, the reference price stands at 2 169 €/m² for an apartment. This level is in the average range for the Arras area, between the higher prices of Arras and the more moderate prices of the former mining basin municipalities to the south. The municipality, on the doorstep of Arras and served by the roads towards Lens, has a rather quiet residential market, with a majority of detached houses and a more limited supply of apartments. These values come from DVF data, the French notarised sales database, meaning transactions actually registered with notaries rather than estimates drawn from listings. They give an order of magnitude: each property still needs to be assessed according to its condition, its location and its proximity to Arras.

Market trends and analysis for Sainte-Catherine

The Sainte-Catherine market is driven by its position on the doorstep of Arras: the search for a quiet residential setting a few minutes from the city centre supports demand for houses with gardens. The volume of transactions remains moderate, which makes each sale sensitive to the specific features of the property, its condition, location and proximity to the roads towards Arras and Lens, more than to a single market trend.

In the longer term, the price trajectory depends on the lasting appeal of the Arras employment area and on road links towards Lens and the former mining basin. Energy performance is also becoming decisive: well-insulated homes gain value, while energy-inefficient homes sell at a discount. The vitality of Arras remains the underlying driver of demand in the municipalities of its inner ring.

The history of Sainte-Catherine

Sainte-Catherine lies north-west of Arras, on the banks of the Scarpe, in an area occupied for a long time: a Merovingian cemetery attests to an early presence. As early as 1789, the municipality was described as a suburb of Arras, and its parish, dedicated to Saint Catherine, came under the diocese and deanery of Arras, with the cathedral chapter presenting the holders of the living.

The built heritage of the municipality comes down to the croix de Demencourt, a fifteenth-century sandstone cross standing on the route de Lens. Listed as a historic monument since 1946, it bears carved decoration beneath a mitre-shaped pediment: a bishop holding his crosier, a figure with a book and a palm, and Saint Catherine, recognisable by her wheel. It is now the only listed historic monument in Sainte-Catherine.

Like much of Artois, the municipality suffered heavy destruction during the First World War and was awarded the croix de guerre 1914-1918 for this reason. Since then, Sainte-Catherine has developed as a residential municipality in the inner ring around Arras, part of the Communauté urbaine d'Arras, the inter-municipal authority, in a setting still shaped by the Scarpe valley and the surrounding farmland.

Who buys in Sainte-Catherine

According to INSEE, the French statistics institute, Sainte-Catherine has around 3 471 inhabitants, a stable population in the residential inner ring around Arras. The market is aimed first at working households employed in Arras or its employment area, looking for a quieter setting a few minutes from the city centre. The housing stock consists mostly of detached houses, with a more limited supply of apartments, which steers demand towards buying a main residence. The immediate proximity of Arras and the road links towards Lens support steady demand in this Artois municipality.

Frequently asked questions

The reference price in Sainte-Catherine stands at 2 169 €/m² for an apartment. This figure comes from DVF data, the sales actually signed before notaries. It is an average: depending on the floor area, condition and location, a property close to the town centre or further out towards the Scarpe can depart noticeably from this baseline.

The town centre, around the place de la République and the town hall, concentrates shops and local services. The residential areas near the Scarpe and the roads towards Arras are sought after for their quiet while remaining a short distance from the city centre. The properties with the best links to Arras and Lens are among the most in demand.

Sainte-Catherine lies only a few kilometres from the centre of Arras, of which it forms a direct residential extension to the north-west. The municipality belongs to the Communauté urbaine d'Arras and benefits from the roads linking the city to Lens and the former mining basin. This immediate proximity makes commuting easier for residents employed in the Arras area, an advantage valued by families and working people looking for a quieter setting.

The local market is first and foremost a market for detached houses, which make up the large majority of the housing stock. Apartments exist but supply remains limited, concentrated mainly near the town centre. For a buyer, the house with a garden is the dominant product, while an apartment may suit a more modest budget or a first purchase.

The municipality retains a character still shaped by farmland and the Scarpe valley, which limits where building is allowed in some areas. As everywhere, local planning regulations set the rules on height, siting and extensions. Before any project, it is worth consulting the local urban development plan at the town hall to check whether a plot can be built on.
