The 2026 figures· Indicative data
3 630€/m²

The average apartment price in Sathonay-Camp comes out at 3 630 €/m², based on DVF data, the French notarised sales database, covering transactions registered with notaries. This level places the municipality among the sought-after areas in the north of the Lyon conurbation. The conversion of the former military camp, closed in 1997, freed up some thirty hectares near the centre, turned into new housing, green spaces and public facilities. The municipality's housing stock therefore mixes recent residences, townhouses and older buildings inherited from the garrison period. Proximity to Rillieux-la-Pape and Caluire-et-Cuire, transport links to Lyon, the Sathonay park and the views over the Saône hillsides sustain demand. The floor, the aspect, the presence of a balcony or parking and the age of the building make the value of a home vary markedly from one neighbourhood to another.

Market trends and analysis for Sathonay-Camp

The Sathonay-Camp market remains active for a municipality of this size, with a steady flow of apartment sales recorded each year in the DVF data. The gradual conversion of the former military camp has fed the supply of new homes and attracted a new population, which has intensified demand without making the market for older properties disappear. The municipality benefits from saturated prices in central Lyon, which push buyers towards the north of the conurbation.

Several factors support this price level. Membership of the Métropole de Lyon, transport links to the centre via Rillieux-la-Pape and Caluire-et-Cuire, and the setting of the Sathonay park and the Saône hillsides sustain a demand that extends beyond the local area alone. Conversely, the municipality remains behind the most highly valued areas of western Lyon, which caps growth and keeps it in an intermediate position within the north of the metropolitan area.

Sathonay-Camp sits above Rillieux-la-Pape, its immediate neighbour on the plateau, and Fontaines-sur-Saône, in the nearby valley. The municipality remains more affordable, however, than Caluire-et-Cuire, better placed on the edge of Lyon and more sought after, which pushes its prices upwards.

The history of Sathonay-Camp

Sathonay owes its destiny to the army. In the middle of the 19th century, Marshal de Castellane had a military camp set up on the outskirts of Lyon, on a plateau overlooking the Saône. The first soldiers settled there under canvas in 1853, before the camp was made permanent in 1858 with barracks in wood and then in brick. The site quickly attracted residents and shops, to the point that the garrison town had dozens of cafés by the end of the century.

The military presence shaped all local life. The 99th Infantry Regiment was garrisoned there and forged the identity of the place, while the civilian population gathered around the barracks. The weight gained by the camp eventually justified an administrative split: on 4 April 1908, a law divided the former municipality of Sathonay into two separate entities, Sathonay-Village on the heights and Sathonay-Camp around the parade ground.

The military camp closed in 1997, after nearly a century and a half of activity. The release of some thirty hectares in the town centre opened a long phase of urban conversion, with the creation of residential neighbourhoods, public facilities and green spaces. Part of the Métropole de Lyon, the metropolitan authority, Sathonay-Camp retains the regular layout and brick buildings of its garrison past, which have become the visual signature of the municipality.

Who buys in Sathonay-Camp

Sathonay-Camp has 7 019 inhabitants. A former garrison town turned residential municipality in the northern suburbs of Lyon, it attracts working households employed in the metropolitan area who want a quieter setting that is well connected to the rest of the conurbation. The conversion of the military camp brought a new population into recent developments, alongside long-established families in townhouses and older buildings. Buyers are mainly first-time buyers and families, attentive to proximity to transport, schools and the Sathonay park, in a market driven by land pressure in the north of the Lyon area.

Frequently asked questions

The average apartment price in Sathonay-Camp is 3 630 €/m², based on DVF transactions actually completed before notaries. This average covers gaps depending on the neighbourhood, the age of the building, the floor, the aspect and the presence of outdoor space or parking. A new home from the camp conversion and an older apartment do not sell at the same level.

The closure of the military camp in 1997 freed up some thirty hectares in the town centre. This land has hosted recent housing developments, which stand alongside the brick buildings and townhouses inherited from the garrison period. This mix explains the variety of properties on offer and the price gap between the recent stock and older buildings.

The municipality lies in the north of the Lyon conurbation, about ten kilometres from the centre of Lyon. It is connected by road and by public transport via the neighbouring municipalities of Rillieux-la-Pape and Caluire-et-Cuire, which give access to the metropolitan metro and tram network. This position, both suburban and well connected, weighs on prices.

Yes, the profile is mainly family-oriented. Recent developments and townhouses attract first-time buyers and families looking for space and a greener setting than central Lyon, without moving away from the metropolitan area. Schools, the Sathonay park and local amenities are criteria often mentioned by buyers.

The benchmark price of 3 630 €/m² covers all apartments. Recent homes from the camp conversion offer comfort and energy performance, generally at a higher level. Older properties, better located within the historic layout, can prove more affordable but sometimes require works. The choice depends on the budget and the intended use.
