The history of Sceaux

Sceaux is a residential town in the Hauts-de-Seine, south of Paris, in the inner suburbs served by the RER B. With around 20 000 inhabitants on a compact territory, it is a green and flowered town, known for its quality of life, its schools and its immediate proximity to the capital, reached in about twenty minutes from Sceaux station.

The Domaine de Sceaux marks the town deeply. Around the château, rebuilt in the nineteenth century and now the museum of the Domaine de Sceaux, the park laid out by André Le Nôtre unfolds its long vistas, its ornamental basins and its Orangerie, and forms one of the great parks of the southern Paris area. The old centre is organised around the rue Houdan, pedestrianised and lined with shops, the covered market hall and the church of Saint-Jean-Baptiste.

The town grew while keeping a fabric of detached houses and residential streets, without post-war housing estates, around its two RER B stations, Sceaux and Robinson. The presence of the Lycée Lakanal and the Lycée Marie-Curie, the quality of the public facilities and the green setting have made it one of the most sought-after addresses in the south of the Hauts-de-Seine. The property market bears the mark of it: high, stable prices, carried by sustained demand from families.

Who buys in Sceaux

The Sceaux market attracts above all families, executives from the Paris metropolitan area and buyers looking for a residential setting close to Paris and well served by transport. Demand focuses on the houses of the tree-lined districts, on family apartments in the centre and near the stations, and on properties close to the park and the lycées. Prices, among the highest in the south of the Hauts-de-Seine, remain sought after for the quality of life, the RER B link and the reputation of the schools.

Frequently asked questions

The average price in Sceaux is 6 043 €/m² for an apartment (actual DVF transactions, notarised sales), within a range of 5 151 to 6 868 €/m² depending on the district. Property portals show asking prices, 10 to 20 % above the prices actually recorded.

No, but the gaps remain contained. Robinson and the Centre sit at the top of the range, at around 6 300 to 6 500 €/m², while Les Blagis, to the north, remains the most affordable area, at around 5 488 €/m². Les Chéneaux, Les Musiciens and the surroundings of the park make up an intermediate core of the market.

Sceaux combines a tree-lined residential setting, the Domaine and the park of Sceaux, a lively old centre around the rue Houdan, well-known lycées and a direct link to Paris on the RER B. The rarity of a town that is at once green, family-friendly and well connected supports high and stable prices.

The house market sits well above that for apartments, at around 8 425 €/m² based on actual sales, town houses and detached houses holding an important place in a town of low density. The price depends heavily on the district, the plot, the condition and the proximity of the park and the stations.

The town-wide average price is not enough: you have to start from the price in your own district, then adjust for the type of property (house or apartment), the floor area, the condition, the floor and the proximity of the park, the centre and the RER B stations. The Immover valuation tool draws on the actual sales closest to your address.
