The 2026 figures· Indicative data
2 355€/m²

In Talant, the average apartment price comes out at 2 355 €/m², based on sales actually registered in DVF data, the French notarised sales database. This level sits slightly below that of Dijon, which Talant borders, while remaining above the average of many mid-sized towns in the Côte-d'Or. The house market is higher, at around 3 118 €/m², a marked gap that reflects the scarcity of land on this residential hill and the appeal of detached houses with a view. The housing stock mixes buildings from post-war housing estates built in the twentieth century, small apartment blocks and detached houses. The condition of the property, its energy performance, its aspect, its orientation towards the panorama and its proximity to schools and transport explain most of the differences. These figures, drawn from transactions signed before notaries, provide a reliable benchmark for the municipality; an accurate valuation then relies on comparable sales, studied property by property.

Market trends and analysis for Talant

The Talant market is a suburban residential market, largely driven by demand from the Dijon conurbation. Families and professionals look for houses with gardens and apartments offering space and a view, which supports the prices of the best-located properties on the hill. Energy performance has become an important negotiating point, particularly for homes in the post-war housing estates of the 1960s and 1970s.

The immediate proximity of Dijon, served by the tramway, is the main driver of value in the medium term. For a seller, a property that is correctly valued, renovated or enjoys a good aspect stands out quickly, while an overpriced one lingers on the market. The scarcity of land on the hillside limits the supply of new houses and keeps pressure on this segment.

The history of Talant

Talant occupies a rocky spur a few kilometres west of Dijon, at more than 350 metres above sea level, from where the view extends on clear days as far as the Jura. Until the early thirteenth century, this height remained an isolated spot with no permanent settlement. In 1208, Eudes III, Duke of Burgundy, had a fortress built there to keep his archives and treasury safe, and founded a small fortified town and a priory to the north of the castle.

From this medieval past survives old Talant, perched on its hill, with its thirteenth-century Notre-Dame church and the remains of the ducal walls overlooking the valley. The village long kept a rural character, set apart from the city, until the growth of Dijon reached it in the twentieth century.

From the 1960s onwards, Talant became a residential municipality of the Dijon conurbation, with the construction of new housing neighbourhoods that brought its population to nearly twelve thousand inhabitants. Now part of Dijon métropole, the metropolitan authority, it combines a historic centre of character, more recent developments and a hillside setting valued for its views and its immediate proximity to Dijon.

Who buys in Talant

Talant has nearly 12 000 inhabitants and serves as a residential municipality on the doorstep of Dijon. The market attracts families and professionals from the conurbation looking for a quieter and greener setting than the city centre, while remaining a few minutes from Dijon. Houses on the hill appeal to households seeking space and a view, while apartments in the neighbourhoods built in the twentieth century offer affordable floor areas for a first purchase or a buy-to-let investment supported by Dijon's student population.

Frequently asked questions

The average apartment price in Talant is 2 355 €/m², based on DVF transactions actually completed before notaries. This average covers a variety of properties, from homes in post-war housing estates to recent small apartment blocks. The floor level, general condition, energy performance, aspect and view explain the variations around this figure. In a municipality of this kind, a reliable valuation relies on comparable sales rather than on the municipal average alone.

Houses in Talant sell on average for around 3 118 €/m², based on DVF sales registered with notaries, well above apartments. This gap is explained by the scarcity of land on the hill and by the appeal of detached houses with a garden and a view over the valley. Floor area, condition, energy performance and precise location cause this price to vary widely from one house to another.

Talant offers a quieter and greener residential hillside setting, only a few minutes from the centre of Dijon, which the municipality borders. Buyers often find larger floor areas and houses with gardens there for a budget comparable to that of some Dijon neighbourhoods. The proximity of the metropolitan area, its jobs and its services remains the main driver of demand.

The municipality combines a medieval old village of character, residential neighbourhoods and a well-known panorama over the valley and Dijon. The tramway and the road network provide quick links to the centre of the conurbation. Schools, local shops and green spaces make it an address sought after by families, which supports the value of well-located properties.
