Seafront properties and new-build schemes pull values up, while the hinterland remains more affordable. This figure comes from DVF data, that is, transactions actually registered before notaries (the French record of notarised property sales), not from asking prices in listings. It gives a market benchmark, to be refined according to the location and the condition of the property.

Market trends and analysis for Talmont-Saint-Hilaire

The Talmont-Saint-Hilaire market is driven first by demographics and by the appeal of the Atlantic coast. The population is rising, supported by the arrival of retirees and families looking for a coastal setting within reasonable distance of Les Sables-d'Olonne. Second-home demand, strong along the whole Vendée coast, keeps constant pressure on properties close to the beaches and to Port Bourgenay. New-build schemes and recent villas capture a large share of that demand, while the old town centre keeps buyers attached to heritage and local shops.

Tourism plays a driving role. Port Bourgenay, the beaches and the castle draw many visitors each year, which supports the local economy and investment in accommodation. That seasonal momentum can, however, widen the gap between the much sought-after seaside areas and the quieter hinterland. The scarcity of buildable land near the shore tends to push new projects inland. To follow the real movement of values, DVF data remains the reference, since it reflects transactions actually completed rather than advertised prices.

The history of Talmont-Saint-Hilaire

The history of Talmont-Saint-Hilaire is read first of all in its castle, built around the year 1020 on a rocky spur that then overlooked an arm of the sea. Seat of a principality attached to the dukes of Aquitaine, the fortress holds one of the oldest keeps in Europe. Around 1170, Richard the Lionheart, son of Eleanor of Aquitaine and count of Poitou, took the title of prince of Talmont and had the place refitted. The castle became a stronghold of Plantagenet power on the Atlantic coast. That medieval past still shapes the old town centre, packed around the building and its lanes.

After the siege of La Rochelle, in 1628, the castle was dismantled on the orders of Louis XIII and Cardinal Richelieu, like many strongholds of western France. The municipality then lived to the rhythm of farming and maritime activities, between marshes, fishing and oyster farming. The oyster beds of La Guittière still bear witness to that shellfish tradition. The present name links the old town of Talmont to the neighbouring parish of Saint-Hilaire, brought together within a single municipality. That double origin explains the extent of the territory, which runs from the inland countryside down to the shore.

The contemporary turning point came from the coast. From the 1980s, the building of Port Bourgenay, a marina with several hundred berths, turned the maritime front into a tourist and residential hub. Campsites, holiday developments and villas multiplied near the beaches, while the historic centre kept its administrative and commercial role. The municipality now combines a heritage centre around the castle, a seaside area busy during the summer and residential districts lived in year-round. That organisation into several hubs sets Talmont-Saint-Hilaire clearly apart from the strictly rural municipalities of the Vendée hinterland.

Who buys in Talmont-Saint-Hilaire

Talmont-Saint-Hilaire has about 8 492 inhabitants according to INSEE, the French national statistics office, a population that is rising steadily, carried by the appeal of the coast. The striking feature of the housing stock is the place of second homes: according to INSEE, they account for nearly half of the municipality's dwellings, the sign of a market turned towards holiday use. Detached houses dominate, from the hinterland bungalow to the villa close to the beaches. Buyers split between families settled year-round, working people commuting towards Les Sables-d'Olonne and buyers of holiday homes, often from other regions, drawn by the coast and the heritage setting.

Frequently asked questions

The average price recorded in Talmont-Saint-Hilaire is 3 665 €/m². That value is calculated from DVF data, the transactions actually registered before notaries. It varies widely with location: a property close to the beaches or to Port Bourgenay sells above the average, while the hinterland remains more affordable. The Immover online valuation refines that benchmark for your own property.

The municipality is organised into several hubs. The historic town centre, around the castle and its shops, concentrates the older housing. The Port Bourgenay area, developed from the 1980s, mixes holiday residences and marina property near the harbour. The coastal districts, close to the beaches and to La Guittière, attract houses and villas, while the hinterland remains more rural and residential. Each area has its own price level.

Yes. The weight of second homes, close to half the dwellings according to INSEE, makes the market sensitive to holiday demand. Transactions often pick up in spring and summer, when holiday-home buyers are most active. Properties close to the beaches and the harbour draw sharper competition than those inland. For a seller, the location and the timing of the listing weigh on both the time to sell and the price.

The stock is overwhelmingly made of houses, from the hinterland bungalow to the villa close to the coast. Apartments remain a minority and are concentrated mainly in the seaside developments and the recent schemes near Port Bourgenay. The choice depends on your project: a family main residence rather in a house, a holiday base rather in an apartment within a serviced development. The Immover valuation distinguishes these two markets for your property.

Talmont-Saint-Hilaire lies on the Vendée coast, some ten kilometres from Les Sables-d'Olonne, which offers the nearest railway station and the main services. The municipality is linked by road to the routes towards La Roche-sur-Yon, the departmental prefecture town, and towards the rest of the coast. The absence of a station on the spot pushes travel towards the car. That accessibility, combined with the closeness of the beaches, supports the residential and tourist appeal of the municipality.
