The 2026 figures· Indicative data
2 430€/m²

In Trégueux, the reference price stands at 2 430 €/m² for an apartment. This level reflects a residential market in the inner suburban ring of Saint-Brieuc, supported by the immediate proximity of the main town and by a dense local economic fabric around the business parks. Detached houses make up the great majority of the housing stock, while the supply of apartments remains concentrated in a few recent developments. These values come from DVF data, the French notarised sales database, meaning transactions actually registered with notaries rather than estimates drawn from listings. They give an order of magnitude: each property still has to be assessed according to its condition, its location and its proximity to the roads towards Saint-Brieuc.

Market trends and analysis for Trégueux

The Trégueux market is driven by the appeal of the Saint-Brieuc conurbation: the search for a residential setting close to jobs and shops, without the constraints of the town centre, sustains demand for family houses. The continuing population growth of the municipality keeps pressure on good-quality properties with gardens, while older homes in the town centre also find buyers. The annual volume of transactions remains moderate, which makes each sale sensitive to the specific features of the property, its condition, location and proximity to the main roads, more than to any single market trend.

In the longer term, the price trajectory depends on the momentum of the Saint-Brieuc conurbation and on the availability of building land in this inner-ring municipality, which is already largely built up. Energy performance is also becoming decisive: well-insulated properties gain value, while poorly insulated ones sell at a discount. The continued local economic activity, around the business parks bordering the municipality, remains a supporting factor for residential demand.

The history of Trégueux

The name Trégueux comes from the Breton word treb, meaning a village, combined with Saint Ké, also known as Saint Quay. The parish and that of Langueux originally formed a single district, known as Land-Guéthénoc and Tref-Guéthénoc, after Guéthénoc, second son of Saint Fragan, who also gave his name to Ploufragan. The first document clearly mentioning the parish is a charter of 1129, which calls it Treguehoc. The name then changed over the centuries, Tréguiec in the fourteenth century, then Tregueust and Treguieux, before settling into its present form in the eighteenth century.

The territory of Trégueux has been occupied since the Iron Age: excavations carried out in 2009 and 2010, during the construction of the ring road, uncovered the remains of a fortified Gallic village dating from around 700 to 100 BC, which may have housed nearly a thousand people. The parish church of Saint-Pierre, built in 1879 by the architects Le Coz and Beusche, stands on place Bagot in the shape of a Latin cross, with a four-bay nave, a transept and a choir with a three-sided apse flanked by two chapels.

For a long time a rural municipality with a small population, Trégueux experienced spectacular population growth as the Saint-Brieuc conurbation expanded: the municipality had around 1 734 inhabitants in 1962, compared with 8 450 today. It is now part of Saint-Brieuc Armor Agglomération, the inter-municipal authority, immediately south of the central town, and shares with Langueux a large business park that brings together several hundred retail and service companies, including the Hazaie zone on its own territory.

Who buys in Trégueux

According to INSEE, the French statistics institute, Trégueux has around 8 450 inhabitants, a population that has more than quadrupled since the 1960s under the pull of Saint-Brieuc. The market is aimed first at working households employed in the Saint-Brieuc area and looking for a residential setting close to the business parks and shops, without the constraints of the town centre. The housing stock is dominated by detached houses with gardens, which steers demand towards buying a main residence rather than buy-to-let investment. The immediate proximity of Saint-Brieuc and a dense local economic fabric sustain steady demand in this type of inner-ring municipality.

Frequently asked questions

The reference price in Trégueux stands at 2 430 €/m² for an apartment. This figure comes from DVF data, the sales actually signed before notaries. It is an average: depending on the floor area, condition and location, a recent house on a housing estate or an older home in need of renovation can differ appreciably from this baseline.

The town centre, around place Bagot and the Saint-Pierre church, concentrates local shops and part of the older buildings. The housing estates developed during the population growth offer houses with gardens, sought after by families. The areas close to the business parks and to the roads towards Saint-Brieuc are among the most in demand on the local market.

Trégueux lies in the inner ring, immediately south of Saint-Brieuc, and enjoys quick access to the town centre and its employment areas. The municipality also benefits from the Saint-Brieuc area's connection to the RN12, the main road linking Rennes to Brest. This proximity explains the appeal of the municipality to working people employed in Saint-Brieuc who are looking for a more residential setting.

The local market is above all a market of detached houses with gardens, a direct legacy of the housing estates built during the strong population growth of the municipality. The supply of apartments remains a minority and is concentrated in a few recent developments. For a first purchase or a tighter budget, an apartment can be suitable, but most transactions involve detached houses.

The proximity of the business parks, notably the Hazaie zone and the retail hub shared with Langueux, frames certain uses and can generate heavier traffic in their immediate surroundings. The sustained growth of the municipality tightens the market for the most sought-after properties in the town centre. Before any project, it is worth consulting the local urban plan at the town hall to check whether a plot can be built on and which rules apply.
