Market trends and analysis for Vémars

The Vémars market rests on its status as a residential municipality of the Plaine de France, on the doorstep of the Roissy-Charles-de-Gaulle employment hub and some thirty kilometres from Paris. Demand comes mainly from families and working people employed at the airport, in the logistics sector of northern Île-de-France or in the capital, who are looking for a village setting accessible via the A1 and the nearby RER stations. The rural character of the municipality, surrounded by large-scale farmland, adds to its appeal for buyers keen on a less dense environment. Demand covers both houses, which are the majority, and the apartments of existing residences.

Supply remains limited by the small size of the municipality and by constrained land, between farmland, the motorway and railway land. In the resale market, the energy performance of houses and exposure to noise from Roissy and the A1 have become negotiating criteria in their own right. Buyers weigh the closeness of the major roads, the relative calm of certain areas and the size of the plot. The presence of apartments, more marked than in neighbouring villages, opens the market to a wider range of budgets.

The history of Vémars

Vémars takes its name from the Latin vetus mansum, the old farm or old rural estate, echoing an ancient farming settlement. The municipality is recorded as early as 937 in the form De Vetere Manso, then appears under the spellings Vemarcium in the 12th century, Avemars in 1182 and Evemars in 1211. In the 12th century, the parish came under the abbey of Notre-Dame-des-Champs and depended on the archbishopric of Paris, in the deanery of Montmorency. A local lordship took shape in the 13th century with Jean and Pierre de Vémars, before the estate passed in the 15th century to Jean de Saint-Romain, a councillor at the Parlement de Paris. In the 18th century, the Comte de La Tour d'Auvergne was its lord until the Revolution.

The built heritage keeps the trace of this history. The church of Saint-Pierre-et-Saint-Paul was rebuilt in Flamboyant Gothic style between the end of the 15th century and 1545, then restored several times in the 19th century, in 1849 and in 1882. The municipality also keeps the Château des Carneaux, a neoclassical manor built in 1846, and the Château de La Motte, built in 1882 by Léon Bouchard, a councillor at the Cour des comptes, and turned into the town hall in 1984. These buildings recall the rural and bourgeois past of a Plaine de France village, long devoted to large-scale cereal farming.

Attached to the former department of Seine-et-Oise and to the canton of Luzarches until 1967, Vémars joined the new Val-d'Oise department in 1968, following the reorganisation of the Paris region. Located in the Plaine de France, some thirty kilometres north-east of Paris and about six kilometres from Roissy-Charles-de-Gaulle airport, the municipality is now crossed by the A1 motorway and the LGV Nord high-speed line. The Triangle de Vémars refers to the rail junctions of the high-speed interconnection, and the first French motorway service area was built there. From a farming village, Vémars has become a residential municipality shaped by the closeness of the major infrastructure of the northern Île-de-France region.

Who buys in Vémars

Vémars has 3 124 inhabitants according to INSEE, the French statistics institute. The housing stock is split between a majority of detached houses, around two thirds of the total, and a share of apartments of about one third, higher than in many rural villages. Main residences form the vast majority of the stock, around nine dwellings in ten, with second homes marginal. Just over six households in ten own their home. This profile mainly attracts families and working people employed at the Roissy hub or in the north of the Paris area, looking for a house with land or an apartment within reasonable distance of the capital. First-time buyers turn to detached houses and to the apartments of the most recent residences.

Frequently asked questions

The average price recorded in Vémars stands at 3 555 €/m², based on the sales registered with notaries and published in the DVF database. This figure combines varied properties, houses as well as apartments. The type of property, the floor area, the condition, the plot, the energy performance and the location explain most of the differences around this average. For a reliable valuation, it is better to rely on sales of comparable properties than on the municipal average alone.

Vémars has no station on its territory, but lies a few kilometres from the Survilliers-Fosses and Louvres stations, served by RER D towards Paris and reachable by bus from the village centre. The municipality is linked to the capital mainly by the A1 motorway, which crosses it, and by the immediate closeness of Roissy-Charles-de-Gaulle airport, about six kilometres away. This position, on the doorstep of the main employment hub of northern Île-de-France, weighs on the residential appeal of the municipality. Working people find a compromise there between a village setting and quick access to the major roads.

Vémars is a village of the Plaine de France, surrounded by large cereal fields, which has kept its Flamboyant Gothic church of Saint-Pierre-et-Saint-Paul and several old residences such as the Château de La Motte, now the town hall. The setting remains that of a rural municipality, with housing clustered around the old village and more recent developments. The trade-off for the closeness of Roissy and the A1 is exposure to noise from air and road traffic, which varies from one area to another. This setting suits households looking for a village environment while staying close to employment hubs.

The Vémars market gives a large place to detached houses, which make up about two thirds of the stock, but also has a larger share of apartments than most villages, around one third of dwellings. Buying a house matches the dominant profile of the municipality, with a plot and access to a rural setting. Apartments, located in a few residences, suit more measured budgets and smaller households. Your choice will depend above all on your budget and your need for outdoor space.

Vémars is organised around its old village, clustered near the church, then spreads out into detached-housing developments and a few more recent residences. The most sought-after areas are those furthest from the A1 motorway and the main traffic routes, where the environment remains quietest. The closeness of Roissy and of the road infrastructure remains a criterion for working people, to be weighed against exposure to noise depending on the street. Each area has its own building and environmental features, to be examined closely according to your project.
