The average price of apartments in Vertou stands at 3 463 €/m², based on DVF data, the French notarised sales database, which records the transactions actually registered with notaries. This average covers a varied housing stock: small blocks of flats and recent residences around the town centre and the banks of the Sèvre, apartments in the more suburban, house-dominated areas, and new-build schemes driven by the closeness of Nantes. Location within the municipality, floor level, outdoor space, the condition of the property and public transport links make values vary appreciably. Vertou's position, at the gateway to the Nantes vineyards and at the south-eastern entrance to the Nantes conurbation, supports demand: the municipality combines a riverside setting on the Sèvre, extensive natural areas and quick access to central Nantes by train and busway. Properties close to the riverbanks and the shops remain the most sought after.

Market trends and analysis for Vertou

The Vertou market is that of a residential municipality of the Nantes conurbation, driven by steady demand from households who work in Nantes and look for a greener setting close to the metropolitan area. The high share of main homes keeps transactions more stable than in tourist municipalities, with turnover linked to families' housing moves. New supply exists, through recent schemes, but remains limited by the aim of preserving the natural areas and vineyards that cover a large part of the territory.

Several factors support this price level. Membership of the Nantes conurbation, the rail link and busway to the centre, the riverside setting on the Sèvre and the closeness of the Nantes vineyards sustain demand that reaches beyond the municipality itself. Conversely, the size of the municipality and the diversity of its areas create marked value gaps between the town centre close to the river and the outlying neighbourhoods, which explains a fairly wide price range from one property to another.

The history of Vertou

The history of Vertou goes back to the early Middle Ages. The Saint-Martin monastery was founded in 576, on the site of the hermitage of Saint Martin of Vertou, a monk who evangelised the region. Of this abbey, only an entrance porch survives today, listed as a historic monument since 1971. Tradition credits Saint Martin with laying out the first vineyards on the slopes of the Sèvre and the Maine, the origin of a winegrowing vocation that has never faltered.

Around the turn of the first millennium, the Benedictine monks of the abbey built the chaussée des Moines, a structure that links the two banks of the Sèvre nantaise and acts as a weir. By holding a sufficient depth of water upstream, it made the river navigable as far as Monnières and Château-Thébaud and eased the transport of goods, wine among them. The monks added a lock and mills, levied tolls on goods and leased the watermill to millers. In 1066, they introduced a tithe on the vines recently planted at Le Pallet, a sign of the vineyard's expansion.

The municipality remains marked by this dual identity, river and wine. Vertou lies at the gateway to the Nantes vineyards, within the muscadet-sèvre-et-maine appellation, and still counts several hundred hectares of vines. Part of the Nantes conurbation, it has seen its population grow with the appeal of the metropolitan area. The rail link between Nantes and Vertou, opened in 2003, followed by the busway and bus routes, brought the municipality closer to central Nantes and accompanied its residential growth.

Who buys in Vertou

Vertou has 26 227 inhabitants, known as Vertaviens. A municipality of the Nantes conurbation located about ten kilometres south-east of the city, it is crossed by the Sèvre nantaise and keeps a large share of natural areas and vineyards, making it one of the greenest municipalities of the metropolitan area. Its market is first and foremost that of a residential municipality: the housing stock mainly serves as main homes for households living there year-round. Buyers are split between working families employed in Nantes, first-time buyers drawn to a riverside setting on the Sèvre that is quieter than the heart of the conurbation, and households looking for a house with a garden. Apartments and recent schemes close to the town centre and public transport account for part of the demand.

The municipality is large and varied, between the town centre close to the Sèvre, the suburban housing areas and the more rural sectors facing the vineyards. Closeness to the banks of the Sèvre, to the shops and to transport routes towards Nantes adds value to a property, while the areas further from the centre remain more moderately priced. Build quality, aspect and outdoor space also weigh on value.

Vertou lies about ten kilometres south-east of Nantes. The municipality has a rail link to Nantes, opened in 2003, complemented by a busway line and several bus routes of the metropolitan network. By car, it connects to the Nantes ring road and the main roads of the conurbation. This accessibility, which allows a quick trip to central Nantes, is one of the drivers of residential demand.

Yes. Vertou is part of the Nantes conurbation and benefits from its economic and demographic appeal. Demand comes mainly from households working in the metropolitan area who want a greener and quieter setting than the city centre, within a reasonable distance. This closeness, combined with the banks of the Sèvre and the municipality's natural areas, supports an active main-home market.

The choice depends mainly on your project and your budget. The benchmark price of 3 463 €/m² refers to apartments, more common in the town centre and in recent schemes. Houses, often with a garden, dominate the suburban areas and sell according to floor area, plot and location. A valuation helps to place a specific property, as the gap between two comparable homes comes first from their location and condition.
