Property Prices in Vidauban

The 2026 figures· Indicative data
2 653€/m²

The average apartment price in Vidauban stands at 2 653 €/m², based on DVF transactions actually registered with notaries (DVF is the French record of notarised property sales). This average covers a varied stock: dwellings in the old centre grouped around the church, more recent developments on the outskirts and properties tied to the municipality's rapid population growth. The position of Vidauban, in the middle Argens valley and just back from the coast, explains levels more measured than those of the neighbouring coastal municipalities of the gulf of Saint-Tropez. The condition of the property, the floor level, the presence of outdoor space and closeness to shops and main routes make the value of a dwelling vary. The weight of the vine and of protected natural areas, notably the plaine des Maures, limits sprawl and concentrates housing on a small part of the municipal territory.

Market trends and analysis for Vidauban

The Vidauban market stays active for a municipality of this size, with around sixty-five apartment sales recorded each year in the DVF data. The municipality's sustained population growth keeps demand steady, carried by households looking for a main residence within reasonable distance of the coast and of the employment hubs of the Dracénie. New supply nevertheless remains constrained: the weight of farmland, the vine and the nature reserve of the plaine des Maures limit buildable land and concentrate transactions on the existing fabric.

Several factors support this price level. Quick access to the A8 motorway, the closeness of the gulf of Saint-Tropez and of Draguignan, together with the wine-growing and natural setting, sustain demand that reaches beyond the local area alone. Conversely, the distance from the seafront, the dependence of local employment on the Dracénie and the residential character of the municipality bound the rise in prices and explain levels clearly below those of the coastal municipalities of the Var.

average €/m²

Vidauban sits above Draguignan, the neighbouring sub-prefecture some fifteen kilometres away, but clearly below the coastal municipalities such as Sainte-Maxime and Roquebrune-sur-Argens, carried by their seafront position and the tourist appeal of the gulf of Saint-Tropez.

The history of Vidauban

The name Vidauban comes from the old form Vidalban, whose meaning refers to the white vine, a reminder of the long wine-growing vocation of the land. Set at the northern end of the plaine des Maures, both in the eastern part of the Maures massif and in the middle Argens valley, the municipality has been a place of passage since antiquity, as the route of the Via Aurelia shows, which linked Italy to Spain across Provence.

The old village, in the area known as Derrière le château, was destroyed around 1500. In 1511 a settlement deed was signed between the lord Louis de Villeneuve and seventeen villagers: the lord kept his privileges of justice and taxation, but the inhabitants gained the right to form a community. That contract governed relations between the lord and the inhabitants until the Revolution of 1789.

The vine remains the foundation of the municipality's identity. The territory covers about 7 400 hectares, more than half of it woodland and a substantial share farmland largely devoted to the vine, whose output is classified under the Côtes de Provence appellation and as regional wines. Part of the territory falls within the national nature reserve of the plaine des Maures, created in 2009 across several municipalities of the area: that protected space holds one of the main populations of Hermann's tortoise, a species whose presence in France is now limited to the Var and Corsica.

Who buys in Vidauban

Vidauban has 12 608 inhabitants according to the INSEE census (INSEE is the French national statistics office), after rapid population growth over recent decades. Unlike the resorts of the Var coast, the municipality is first of all residential: main housing dominates, carried by year-round households, families and working people employed in the Dracénie and the Draguignan area. Buyers mainly look for a main residence, with quick access to the main roads and a setting between vines and natural areas. Village houses, villas on the outskirts and recent apartments make up most of the supply, in a fabric constrained by the weight of farmland and protected zones.

Frequently asked questions

The average apartment price in Vidauban is 2 653 €/m², based on DVF transactions actually completed before notaries. This average covers gaps depending on location, the floor level, the presence of outdoor space, the condition of the property and its energy performance. A recent apartment close to the shops and an older dwelling in the centre do not trade at the same level.

Vidauban lies in the middle Argens valley, just back from the coast and the gulf of Saint-Tropez. That position behind the shore, the absence of a seafront and the primarily residential role of the municipality explain levels below those of the neighbouring coastal resorts. In return, supply there stays more affordable for a main residence.

The municipality is crossed by the former national road 7 and bordered by the A8 motorway, which links Aix-en-Provence to Nice. The station of Les Arcs-Draguignan, nearby, is served by high-speed and regional trains. The nearest airport is Toulon-Hyères, with Nice further east. That accessibility supports the residential appeal of the municipality.

Yes. Unlike the municipalities of the Var coast, where second homes carry great weight, Vidauban is first of all a place of permanent housing. Demand comes mainly from households settling year-round, which supports a steady market, less dependent on the tourist season than that of the nearby seaside resorts.

The reference price of 2 653 €/m² relates to apartments. Houses, whether village houses or villas on the outskirts, form a substantial share of supply and generally trade above the level of apartments, because of their size and their outdoor space. The choice depends above all on the budget and the intended use.
