The 2026 figures· Indicative data
3 247€/m²

In Villarodin-Bourget, the average apartment price stands at 3 247 €/m², while a house trades at around 3 212 €/m². The village lies in the Haute-Maurienne, in the Arc valley, in the immediate vicinity of Modane. This mountain market mixes an old village fabric, with its stone houses, and a few more recent homes. The two averages are very close here, which reflects the stock of a small municipality where apartments and houses coexist without a marked hierarchy. The small number of transactions, typical of a village of fewer than five hundred inhabitants, calls for caution in reading these figures. These values come from the DVF database, which lists sales actually registered with notaries. They form a municipal benchmark, to be refined according to the hamlet, the altitude and the condition of the property.

Market trends and analysis for Villarodin-Bourget

The Villarodin-Bourget market is that of a small Haute-Maurienne village, driven by local life and by the proximity of Modane, the rail and border hub of the Arc valley. Demand combines residents and working people looking for year-round housing with mountain enthusiasts seeking a quiet second home, away from the large resorts. Transaction volume remains very low, in keeping with a municipality of fewer than five hundred inhabitants, which makes the market illiquid and sensitive to each sale.

Supply rests on an old village fabric, between the stone houses of the hamlets and a few more recent homes, in a high valley environment framed by the Vanoise national park and by the loi Montagne (France's mountain-planning law). The heritage of the Esseillon forts and the Alpine setting support the tourist appeal of the area. In this context, the prices shown give an order of magnitude that only an individual valuation can refine reliably.

The history of Villarodin-Bourget

Villarodin-Bourget is a village of the Haute-Maurienne, formed by the union of the hamlets of Villarodin and Le Bourget, in the Arc valley, a few kilometres from Modane. Its traditional stone and timber buildings testify to the life of a mountain village long turned towards high-altitude farming and the route over the Mont-Cenis pass.

The territory is marked by the Esseillon barrier, a set of forts built between 1817 and 1833 by the House of Savoy, on the neighbouring municipality of Aussois and on the edges of the valley. These Sardinian works blocked the Haute-Maurienne to prevent any French attack on the kingdom of Piedmont-Sardinia, replacing the citadel of La Brunette, dismantled by Napoleon. They became national heritage when Savoie was attached to France, in 1860.

Like the whole Haute-Maurienne, Villarodin-Bourget saw its economy change with mountain tourism and the proximity of Modane, a rail and border hub towards Italy. The village keeps a rural and heritage character, away from the large resorts, in a high Alpine valley setting framed by the Vanoise national park.

Who buys in Villarodin-Bourget

Villarodin-Bourget has 499 inhabitants, which makes it a small high Alpine valley village, not a resort. The stock mixes old mountain buildings, with stone houses spread across the hamlets, and a limited number of more recent homes. Buyers fall into several profiles. Residents of the Haute-Maurienne and working people tied to Modane, looking for year-round housing in a village setting. Mountain enthusiasts drawn by the proximity of the Haute-Maurienne ski areas and by the quiet of a rural municipality, who buy a second home or a base. The very low transaction volume, typical of a municipality of this size, makes each sale unrepresentative and calls for a targeted valuation rather than reliance on a general average.

Frequently asked questions

The average price recorded is 3 247 €/m² for an apartment and around 3 212 €/m² for a house, based on sales registered with notaries and published in the DVF database. The two averages are very close here, which is common in a small village where the stock is homogeneous. The hamlet, altitude, aspect and the condition of the property create gaps around these benchmarks. Given the small number of sales, a valuation based on comparable local properties remains the best reference.

With fewer than five hundred inhabitants, the municipality records a very small number of transactions each year. An average calculated on few sales is sensitive to the nature of the properties sold, so it can vary sharply from one period to another. These figures give a useful order of magnitude, but an individual valuation, taking account of the hamlet and the condition of the property, is particularly recommended here.

The village lies in the Arc valley, a few kilometres from Modane, the main hub of the Haute-Maurienne. Modane is a rail and border point towards Italy, served by the railway and by the road climbing the valley. This proximity connects Villarodin-Bourget to the services of Modane and to the ski areas of the high valley, while preserving the village's rural character.

Less so than the large neighbouring resorts. Villarodin-Bourget is first a valley village, where the market is driven by local life and by the proximity of Modane, more than by an integrated resort. The municipality nonetheless benefits from the appeal of the Haute-Maurienne and the Vanoise national park, which supports a share of second-home and mountain-base demand.

Both types sell at similar levels in the municipality, which leaves the choice open according to your intended use. The stone village house suits a year-round home or a renovation project in a traditional setting. The apartment, less common, can suit a mountain base that is easier to manage. In both cases, the low sales volume makes a targeted valuation particularly useful.
