3 551€/m²

The average price recorded in Villemomble stands at 3 551 €/m². That average covers a mixed stock, where INSEE, the French national statistics institute, records 63,6 % apartments and 36,4 % houses, a share of detached houses clearly higher than in the rest of the inner suburbs of Paris. Blocks of flats are concentrated around the station and the main roads, while the districts of meulière stone houses and inter-war detached houses pull values up: the average price recorded on houses and villas comes out at 4 327 €/m². The position relative to the station, the condition of the property and the presence of a garden explain most of the gaps. The figures come from the DVF database, which records sales actually registered before notaries.

Market trends and analysis for Villemomble

The Villemomble market rests on its double nature: a residential town of eastern Paris, fourteen kilometres from Paris, which offers a share of houses unusual for the Seine-Saint-Denis. Demand comes above all from Paris region families looking for a detached house with a garden or a large well-served apartment, a profile that local supply struggles to satisfy on the detached house segment. With 93,1 % main residences according to INSEE, most transactions involve dwellings lived in year-round, which gives a stable underlying market, less sensitive to speculative jolts.

Internal gaps remain marked. Properties close to the gare du Raincy-Villemomble-Montfermeil and the meulière stone houses in good condition trade above the municipal average, while the older blocks of flats and the dwellings to renovate, penalised by their energy rating, pull values down. The scarcity of low-rise detached land and the pressure of Paris region demand support house prices, while the apartment market follows the regional cycle more closely.

The history of Villemomble

The name Villemomble is thought to come from the Latin villa Mommuli, the estate of Mummole, a landowner of the Carolingian period, and not from the saint Momble to whom an old tradition attached it. The territory was at first a marsh hamlet dependent on the abbey of Livry, from the 7th century onwards. Long rural, it lived off farming and off the extraction of gypsum on the neighbouring plateau d'Avron, which fed the making of plaster.

In the 18th century, the municipality gained its most notable building: the château de Villemomble, commissioned in 1767 by Louis-Philippe d'Orléans and attributed to the architect Alexandre-Théodore Brongniart, later the author of the Paris Bourse. The arrival of the railway in 1856, then of an electric tramway in 1901, set off the change into a residential suburb: the former farmland was covered with low-rise detached estates at the turn of the 20th century. The église Saint-Louis, completed in 1901, rounds off this landscape of a market town become a town.

In the 20th century, Villemomble followed the path of the municipalities of eastern Paris, with a gradual densification around the station and the main roads while keeping a majority of low-rise detached fabric. In January 2017, the municipality was attached to the arrondissement of Le Raincy, after having depended on that of Bobigny. It now has close to 29 800 inhabitants, known as the Villemomblois.

Who buys in Villemomble

According to INSEE, Villemomble has 29 795 inhabitants and a stock where main residences weigh 93,1 % of dwellings, against only 0,7 % second homes: this is a town of permanent living, not of holiday use. Among households in main residences, 51,3 % are owners and 48,7 % tenants, a near balance typical of the low-rise detached municipalities of the inner suburbs of Paris. Buyers are above all Paris region families looking for a house with a garden or a large apartment less than thirty minutes from Paris, drawn by the RER service and by a setting more residential than the denser municipalities of the Seine-Saint-Denis. The 36,4 % of houses, a rare share in the department, feed a sustained demand for the detached house.

Frequently asked questions

The average price recorded is 3 551 €/m², calculated from the sales registered before notaries and published in the DVF database. It is a municipal average, which blends the small apartment near the station and the meulière stone house with a garden. The average price recorded on houses and villas reaches 4 327 €/m². The distance to the RER station, the condition of the property, the presence of outside space and the period of construction explain most of the gaps. A serious valuation is set on comparable sales, not on the average.

The municipality is served by RER line E, at the gare du Raincy-Villemomble-Montfermeil, which reaches gare de Magenta and Haussmann-Saint-Lazare in about twenty minutes. Bus routes complete the local service and feed the stations and the tramway. The municipality is also linked to the road network by the A86 and A103 motorways. This access towards Paris and the eastern Paris region weighs on the value of properties close to the station.

Villemomble grew as a low-rise detached suburb from the estates of the early 20th century, on former farmland. According to INSEE, houses still account for 36,4 % of dwellings, against 63,6 % apartments, a share of detached houses clearly above the average of the Seine-Saint-Denis. Many inter-war meulière stone houses and suburban detached houses are found there, often with a garden. This supply of houses, scarce and sought after in the department, sells at a level above the blocks of flats.

The town separates a dense sector around the station and the main roads, where blocks of flats and shops dominate, from broad low-rise detached neighbourhoods further south and east, turned towards the detached house. The château de Villemomble and its park, the église Saint-Louis and the streets of meulière stone houses mark the residential landscape. These housing patterns do not sell at the same level: closeness to the station and the quality of the detached house are the two main price levers.

As everywhere, a sale means gathering the compulsory surveys, starting with the energy performance certificate, whose result weighs more and more in negotiation, in particular on older detached houses. For an apartment, the co-ownership documents and the état daté, the statement of co-ownership accounts, are required. As the municipality lies in the inner suburbs of Paris, local taxation and any planning easements are worth checking with the town hall before putting the property on the market.
