The 2026 figures· Indicative data
2 676€/m²

The average price recorded in Villepinte stands at 2 676 €/m². That average covers a contrasting stock, split between vast areas of low-rise detached housing, in particular around the Vert-Galant to the south, and blocks of flats put up from the 1960s onwards in the centre and to the east. Detached houses, more numerous here than in many neighbouring municipalities, trade at a higher level than apartments, without forming a market of their own. The figures come from the DVF database, which records transactions actually registered before notaries, an older studio and a recent detached house weighing the same way in this municipal average.

Market trends and analysis for Villepinte

The Villepinte market rests on its position as an accessible municipality of the north-east of the Paris region. Prices remain more measured there than in the south of the department or at the gates of Paris, which draws first-time buyers and families in search of space, in particular houses with a garden. Demand bears both on the detached houses of the southern districts and on the apartments near the RER B stations, two segments that do not react in the same way to market shifts. The presence of a large employment hub and of a vast departmental park supports the appeal of the municipality.

On the supply side, Villepinte keeps building capacity and regularly sees new developments come out, which feeds the market with recent flats. As everywhere in the Île-de-France, energy performance has become a leading negotiating criterion: a property with a poor rating sells more slowly and leaves more room for discussion. The price gaps between a renovated detached house near the Vert-Galant and an older apartment in a post-war housing estate remain marked, which makes case-by-case valuation particularly useful in this municipality.

The history of Villepinte

The name of Villepinte is recorded as early as 832 in the Latin form Villa picta, generally translated as the estate or the village with painted buildings. The territory then came under the abbey of Saint-Denis and remained, for centuries, a farming village of the plaine de France, given over to cereals. In the 17th and 18th centuries, noble families held estates and a chateau there. Until the start of the 20th century, Villepinte remained a rural municipality: it counted only a few hundred inhabitants in the 1920s before passing three thousand during the following decade.

In 1881, a sanatorium was founded on the territory of the municipality to take in young girls with tuberculosis. It ranks among the first establishments of this kind in France and lastingly marked the identity of Villepinte, part of whose land long remained tied to that medical role. Urban growth sped up after the Second World War: detached housing developments, post-war housing estates and public facilities turned the farming municipality into an extended inner-suburb town, organised around several districts such as the Vert-Galant, the Haie Bertrand or the Fontaine Mallet.

The recent history of Villepinte is marked by the opening, in December 1982, of the Paris-Nord exhibition centre, largely set on its territory. With its large halls, it hosts hundreds of trade shows every year and ranks among the leading French exhibition sites. Beside it, the Paris-Nord 2 business park has brought about a substantial economic and logistics activity. To the south, the parc départemental du Sausset, a vast green space shared with Aulnay-sous-Bois, gives the municipality a landscaped lung that contrasts with these facilities.

Who buys in Villepinte

Villepinte has 41 470 inhabitants, which makes it one of the medium-sized municipalities of the north-east of the Seine-Saint-Denis. Its housing stock is more balanced than in many neighbouring towns: broad low-rise sectors, in particular around the Vert-Galant, sit alongside blocks of flats and a few post-war housing estates inherited from the 1960s and 1970s. Buyers are mainly families and first-time buyers from the Île-de-France, drawn by prices more accessible than in the rest of the inner suburbs of Paris and by the chance of finding a house with a garden some thirty minutes from Paris. Buy-to-let investors concentrate rather on the apartments near the RER B stations. This variety of properties explains a wide range of prices from one district to another.

Frequently asked questions

The municipal average comes out at 2 676 €/m², established from sales registered before notaries and published in the DVF database. That figure aggregates very different properties, from the studio in a block of flats to the detached house with a garden, so that it does not on its own tell the value of a given dwelling. The district, the condition, the year of construction, the size of the plot and the energy performance explain most of the gaps. For a reliable valuation, it is better to rely on comparable sales than on the average alone.

The municipality is organised around several sectors with distinct characters. The Vert-Galant, to the south, is a large low-rise district served by its own RER B station and remains much in demand for its houses. The town centre and the area around the Villepinte station mix shops, flats and social housing. The Haie Bertrand and the Fontaine Mallet, more residential, complete the picture. These districts do not sell at the same level, the low-rise sectors of the south often pulling values upwards.

Villepinte is crossed by the RER B, with the stations of Villepinte, Parc des Expositions and Vert-Galant on its territory or at its gates. That line reaches the gare du Nord in about twenty minutes and serves directly the airport of Roissy-Charles-de-Gaulle, close by. A bus network and an on-demand transport service complete the service of the districts far from the stations. In time, the extension of the Grand Paris Express, the new automated regional metro network, in the neighbouring municipalities will further strengthen the accessibility of the area.

Yes, and that is one of the features of the municipality compared with its neighbours: detached houses are relatively numerous there, above all in the low-rise districts such as the Vert-Galant. They trade at a higher level than apartments, the gap owing to the scarcity of land and to the presence of a plot. The value of a detached house depends above all on its living area, its general condition, the size of the garden and closeness to a station, more than on the municipal average.

The Paris-Nord exhibition centre and the neighbouring business park bring jobs and activity, but they take up above all the north of the municipality, away from the main residential districts. For a home purchase, it is better to look at the service by the RER B and at closeness to schools and to the parc du Sausset. Some sectors near the main roads or the railway lines can face noise nuisance: this information is worth checking on the spot and in the planning documents before you decide.
