1 888€/m²

The average price of apartments in Villerupt stands at 1 888 €/m², based on DVF data, the French notarised sales database, which records the transactions actually registered with notaries. A former steel town of Meurthe-et-Moselle on the Luxembourg border, the municipality keeps a housing stock shaped by its working-class past, between miners' terraced houses, apartment blocks and town houses. The market for detached houses sits higher, at around 2 631 €/m², driven by demand from families and by the closeness of cross-border jobs in Luxembourg. This cross-border position, a few kilometres from the Grand Duchy, clearly supports housing demand and sets Villerupt apart from many towns of the former Lorraine industrial area. Location, the condition of the property, its floor area and the presence of outdoor space weigh on value, as does the distance to the crossing points into Luxembourg, a decisive factor for cross-border workers.

Market trends and analysis for Villerupt

The Villerupt market stands clearly apart from that of many towns in the former Lorraine steelmaking area. While those areas have often gone through a long decline after the end of steelmaking, Villerupt benefits from its immediate proximity to Luxembourg, whose economic vitality and salary levels attract many cross-border workers. This cross-border demand supports prices and feeds transactions, particularly in the detached house market.

Several factors sustain this momentum: the closeness of the border and of jobs in Luxembourg, prices well below those of the Grand Duchy, and varied housing inherited from the industrial past. On the other hand, dependence on the cross-border economy and the industrial image of some areas can temper the appeal of the municipality. The market remains focused on houses, with demand sustained by households working on the other side of the border.

The history of Villerupt

Villerupt is a former Lorraine steel town, born from the mining of the local iron ore known as minette. After the annexation of neighbouring Moselle in 1871, the adoption of the Thomas-Gilchrist dephosphorisation process made it possible to exploit this low-grade ore and set off the industrial growth of the municipality, which filled with factories, mines and workers' housing.

The iron industry drew a large workforce, mainly from Italy. Italian immigration left a lasting mark on the town: in the mid-1970s, a large share of the population was of Italian origin. This history of migration shaped the identity of Villerupt, its community life and its collective memory, which remain very present today.

The crisis of the 1970s brought Lorraine steelmaking to an end and upended the municipality. It was in this context that the Festival du Film Italien de Villerupt was born in 1976, launched by cinema enthusiasts, and it has since become a leading cultural event. Having reinvented itself, the town now relies on its border position, a few kilometres from Luxembourg, whose employment area attracts many working people.

Who buys in Villerupt

Villerupt has around 10 000 inhabitants, in a municipality shaped by its industrial past and by Italian immigration. The housing stock mixes miners' terraced houses and workers' homes, apartment blocks and town houses inherited from the steelmaking era, complemented by more recent construction. Main residences make up most of the stock, with a notable presence of both owner-occupiers and tenants. Buyers are largely working households, many of whom work in neighbouring Luxembourg, drawn by prices well below those of the Grand Duchy and its urban area, while staying right next to the border and its crossing points.

The detached house market sits higher, at around 2 631 €/m², driven by demand from families and cross-border workers. These averages hide gaps linked to location, the condition of the property, its floor area and the distance to the crossing points into Luxembourg.

The closeness of Luxembourg is a major driver of the Villerupt market. Located a few kilometres from the Grand Duchy, the municipality attracts many cross-border workers who earn Luxembourg salaries while buying at prices well below those charged on the other side of the border. This demand supports values and sets Villerupt apart from many less well-placed towns of the former Lorraine steelmaking area.

In Villerupt, the detached house trades at around 2 631 €/m², against 1 888 €/m² for apartments. This gap reflects strong demand for houses from families and cross-border households, in a town where workers' housing and town houses are numerous. The plot, the living area, the condition of the building and the location are the main value criteria.

Villerupt is a former steel town marked by strong Italian immigration, still reflected today in the Festival du Film Italien, founded in 1976 and now a recognised cultural event. This industrial and migration heritage is part of the town's identity. In property terms, it translates into housing inherited from the factory era, now sought after for its measured cost and its closeness to the border.

The appeal of Villerupt lies first in its cross-border position, a few kilometres from Luxembourg and its employment area, which provides lasting support for housing demand. The municipality also offers measured prices, varied housing and a lively cultural life around its festival. These strengths make it an option for cross-border workers as well as for families on a limited budget.
